3 bedroom single story barn with luxury indoor pool close to North Norfolk coast

Avocet is one of our luxury 5* Eco-barns, featuring exposed and original wooden roof trusses combined with a stylish modern interior. The spacious living area is flooded with natural daylight and glazed doors lead onto a private terrace perfect for alfresco dining. This terrace is fenced and gated, giving an added level of privacy for families. This patio leads out onto a large gated paddock with access to the play area .

The property has solid travertine tiled floors throughout with underfloor heating, the cottage is cosy in winter and cool in the summer. There is a luxury bathroom with bath and walk-in shower. The main bedroom has a king-sized bed with luxury ensuite and TV. The second double bedroom has a zip & link bed giving additional flexibility on beds (for older children or friends - just let us know in advance) and the third bedroom is a cosy twin-bedded room. The kitchen is fully equipped with all the mod-cons needed on a family self-catering holiday with granite worktops, a fridge freezer, dish washer, washing machine and an espresso machine for the discerning coffee drinker.

There is free Wi-Fi and 43"LG Smart TV with Amazon Prime Video and Netflix so you can watch all your favourite shows.

OUTSIDE
All cottages have fantastic views to the east, offering magnificent sunsets over the 170 acres of sweeping farmland and gardens belonging to Home Farm. It also has a private fenced terrace where you can enjoy the sunshine and have BBQs in the summer.
In the lower carpark we can provide a Pay as you go EV charging point.

SPECIAL FEATURES
Avocet is part of our luxury Eco-barns conversion alongside Garden House & Coot cottage. The Eco-barns have sustainable eco-credentials by maximising alternative energy sources. Eco-friendly under-floor heating features throughout. Hot water and space heating are supplemented by solar, wind power and a ground source heat pump. The buildings are highly insulated keeping them warm in winter and cool in summer, and at the same time cutting down on carbon emissions.

There is an electric car charging point in the lower car park.

Guests have complimentary use of our luxury indoor heated pool, tennis courts games room & secure bike store.

Excellent Accommodation + Lovely People

The blend of period architecture and contemporary interior along with the mixture of seclusion plus key shops and services only 10 minutes drive away makes Cranmer Country Cottages the go to location for a relaxing holiday.

A lovely peaceful place to stay

The cottage was spacious, well equipped, clean and comfortable. We enjoyed using the indoor swimming pool, games room and tennis courts which were on site. There did seem to be a slight overload of rules and reminders, but we did have a really lovely time, and the location was ideal for trips out to the north Norfolk coast.

A lovely location for a family holiday.

This was a lovely location for the Easter holidays. There is plenty to do in the area and the resort offered lots of safe outdoor space for children to play in. The indoor pool was very well maintained and the individual time slots was perfect, for first time swimmers. There was also the added interest of the airbase nearby, the deer , birds and we were lucky enough to see baby bunnies.

Cranmer Cottages offers everything from comfortable accommodation, prime location, stunning surroundings, excellent facilities. We have stayed there now four summers and would thoroughly recommend Cranmer Cottages to any family or group who are looking for a relaxing stay close to stunning Norfolk countryside and coastline.

Great break

We had the best time staying at Cranmer Cottages for a multi generational family birthday. Everything we required was in the cottage. It was very clean, comfortable and well designed. The swimming pool and games room were fantastic for our family as was the secure and safe field fir the children to play in.

A fabulous long weekend

We were lucky enough to spend a long weekend in Avocet and it was the tonic we didn't realise we needed. We arrived late at night in the pitch black and rain to a warm and welcoming cottage, the lights had been turned on in advance and it was very much appreciated. The cottage was absolutely beautiful and in a wonderful location. Many hours were spent just watching the world go by and exclaiming about the size of the bunnies (they were huge). The facilities on site were fantastic, especially the pool. Our boys loved the games room and it certainly was more than enough for them (they're 6 and 3). We will definitely be back!

Great location in well designed cottages

We had an intergenerational family holiday using three of the cottages. The location is perfect for visiting the North Norfolk beaches and the beautiful villages. The digital information packs were informative although a tad excessive. The pool was great and the timetable very well thought out so there were plenty of opportunities to swim either as exclusively or with others. Our main issue was that although advertised as dog friendly, it’s really just about dog tolerant. Our family dog is very well trained and hypoallergenic but was only allowed in the smallest of the cottages and not on the grounds, even on a lead. This constrained us somewhat. But definitely highly recommended as a family holiday stay.

The converted barns and cottages at Cranmer offer a chance for families to wind down and spend time together enjoying the superb onsite facilities, whilst giving the car a rest! The cluster of properties are perfectly located close to some of the best beaches on the North Norfolk coast whilst nestling in a beautiful rural location. The holiday barns share a fabulous luxury indoor heated pool, two all-weather tennis courts an indoor heated games room and easy access to safe outdoor space from the doorstep. There is the option to share holidays with extended family or friend whilst still having ones own front door by hiring several or all of the properties at once. For cycling enthusiasts there are some great local cycle routes along the quiet back roads all the way to the beach at Holkham.
The whole site has great eco credentials along with several E.V charging points for guests travelling in electric vehicles.
Owners Chris & Becci live onsite. There is a small team of enthusiastic and friendly staff around during the week to help with local knowledge and advice and to help guests get the most out of their stay.
