Bring your boat. The Blue Heron Riverfront Retreat has 350 ft of Manatee River frontage in Ellenton and a floating dock to tie up your boat or jet skis. Fishing guides pick up at the dock. Four upstairs bedrooms and four bathrooms sleep 8 across 3,500 sq ft. Heated pool, private hot tub, kayaks, fishing gear, Gran Board darts, foosball, ping pong, Paddle Smash, and a pool table. Chef's kitchen, BBQ, fire pit, and covered outdoor dining. 30 minutes to Siesta Key, Anna Maria, or St. Pete Beach.



YOUR PROPERTY



Bring your boat. The Blue Heron Riverfront Retreat is a 3,500 sq ft whole house on the Manatee River in Ellenton, with four bedrooms, four bathrooms, 350 feet of waterfront, and a floating dock where you tie up your own boat or jet skis for the stay. Heated pool, private hot tub, sunrise kayak rides, sunset cocktails, and room for 8.



On the water

- 350 feet of waterfront on the Manatee River

- Floating dock for your boat or jet skis. Tie up at the dock and the river is at your back door for the whole stay.

- Kayaks and fishing rods provided. Local fishing guides can pick you up right from the dock.



Pool, spa, and lanai

- Heated pool, pre-set to 85°F. Pool hours are 9 to 5.

- Private hot tub, pre-set to 100°F. The spa runs for about 3 hours. $50 an hour after that.

- Sun loungers and umbrellas

- 900 sq ft covered lanai with outdoor fans, the BBQ grill, the hot tub, and an outdoor beverage fridge that holds up to 180 cans

- Covered outdoor dining with a granite serving area

- Fire pit with river views



Games

Gran Board darts, outdoor foosball, ping pong, pool table, Paddle Smash, giant Jenga, board games, cards, pool toys, and outdoor games.



Bedrooms. Sleeps 8. All four bedrooms are upstairs. There are no main-floor bedrooms.

- Flamingo Suite, the primary bedroom: king Tempur-Pedic adjustable bed, spa-style bath with a soaking tub, balcony with river views, and an in-room coffee and tea station

- Manatee Room: king bed

- Heron Hideaway: queen bed. The Manatee Room and Heron Hideaway are on the opposite side of the house from the Flamingo Suite and share one bathroom.

- Osprey Loft: queen bed on the third floor, windows on three sides, and panoramic river views. A spiral staircase leads up to it.



Kitchen

Sub-Zero fridge, KitchenAid appliances, and a Bosch induction cooktop. Stainless steel and HexClad cookware, Ninja Foodi air fryer oven, slow cooker, rice cooker, waffle maker, and hand mixer. Keurig plus a 12-cup coffee maker with cappuccino and latte options. Full set of utensils, bakeware, plates, and silverware.



Living areas

- Open-concept living area with 22-ft ceilings and comfortable seating for 8

- 77-inch smart TV with soundbar in the living room. Smart TVs in all bedrooms except the third-floor loft.

- YouTube TV and Starlink internet

- Multiple indoor and outdoor workspaces for working or longer stays

- Driveway parking for 4 cars. No street parking and no grass parking.

GUEST ACCESS



You have the entire house, with these exceptions: the back lanai, which is locked off; the gated area around the owner's boat; the garages; and anything marked for the owners. Those areas are not part of the rental.



Your boat ties up at the floating dock. The gated boat area belongs to the owner.



Parking is in the driveway, with room for 4 cars. No street parking and no grass parking.

THE NEIGHBORHOOD



An eclectic neighborhood on the Manatee River in Ellenton. When you get to the end of the street, you will be amazed. Siesta Key, Anna Maria, and St. Pete Beach are 30 minutes away.



OTHER DETAILS TO NOTE



- Maximum occupancy is 8 guests, including children. The renter must be 26 or older.

- After booking, we need a government ID from the primary guest. For insurance purposes, every guest staying must be listed on your reservation. Booking is your acknowledgment that you have read and agree to the house rules.

- No unregistered guests. Any visitor to the property must be approved first for insurance reasons. Undisclosed guests or going over the maximum occupancy may end the stay early without refund.

- No parties. This is a family home, not a party house. If you are looking for a party house, please do not book.

- Quiet hours are 11 PM to 8 AM and are strictly enforced. Violating quiet hours may end the stay without reimbursement.

- No pets. A family member is highly allergic. Violations end the stay without reimbursement.

- No smoking on the property.

- Parking: 4 cars in the driveway. No street parking and no grass parking.

- Pool and spa: the pool is heated and pre-set to 85°F, with pool hours of 9 to 5. The spa is pre-set to 100°F and runs for about 3 hours. $50 an hour after that.

- Exterior cameras for security only: a Ring doorbell at the front door, and cameras at the driveway and backyard entry and by each fence and garage. Tampering with any recording device is grounds for immediate termination of the stay without refund.

- The floating dock is for your boat or jet skis. The gated boat area belongs to the owner and is not for guest use.

- The owners bear no responsibility for any accident, injury, or illness during your stay, or for damage to personal belongings, vehicles, or boats.

- Cancellation: 100% refund for cancellations made 30 or more days before arrival. No refunds for weather, red tide, or conditions beyond our control, unless there is an emergency evacuation ordered by the governor. All cancellations must be initiated through the booking platform by the registered guest.

- Safety: smoke detectors, CO monitor, fire extinguisher, first aid kit.
