Below is the message I received from this guest: Thank you for a fun trip! We enjoyed our stay and caught a few fish. My son was hoping to catch a smallmouth bass and was successful. Here are a few things I would want to know if I was an owner, but did not negatively impact our stay: I’d like to gently remind her of 3 minor details: She is not the property owner; her name is not on the deed & I did not hire her as a Property Inspecter. So, why send it? As a guest, her role was to contact me ONLY with issues that prevented her from enjoying her stay, yet she sent an inspection list about a squeaky gate, a rusty knife, a warped/worn pan, a shower not wiped down well, recommendations to make another place for pets to use the bathroom, and mistaken poison ivy. ARE YOU KIDDING ME! The shower was fully cleaned; there were 12 knives, no rust, 9 pans plus 2 slightly-worn backup pans. A smooth stone walkway leading to the freshly mowed large flat backyard on her check-in day. A floodlight that gives comfort & safety to guests & pets at night Her mentioned poison ivy is in fact just Virginia Creeper-a completely harmless, non-poisonous native vine easily identified by its distinctive 5-leaf cluster (unlike poison ivy’s 3 leaves & only on the riverbank. So, if my yard didn’t work for her, the problem was with her & her dogs, not my yard. My full-time housekeeping & maintenance people handle their respective responsibilities in caring for my 12 cabins. That responsibility is theirs alone & not for a guest. I have a real problem with someone offering to run my business with unsolicited & unwanted suggestions, a business I started by myself 19 years ago & have managed to make it very successful on my own. So I am fascinated why she thinks I have been waiting nearly two decades to get her input. It is hilarious that she is trying to manage my affairs when she couldn’t even manage to find her own itinerary in the app. Perhaps my gate squeaks & could use some oiling, it’s a gate, not a tragedy. I host people who want to sip drinks & enjoy their vacation in a cozy mountain cabin, not people looking for perfection! Below is a review of such a guest that checked out of the Lazy River just before this want-to-be-property-inspector checked in: 10/10 Excellent The cabin has a well equipped kitchen and is cozy and comfortable. We enjoyed the deck overlooking the river and watching the cows, in the pasture across the river from us, come down to drink. The pool table and hot tub are definitely a plus.It is conveniently located to the many attractions the area has to offer, grocery stores and restaurants. The parking can be challenging but the owner has plans to upgrade it to make it easier. Speaking of the owner, Geri is wonderful. She is very quick to respond when you contact her, is super friendly, quite funny and very easy to work with. Overall, we were happy with our choice to stay at Little River and recommend it if you're looking for a home away from home during your vacation in Pigeon Forge. So, after all these months, this woman decided to rate & review my property, maybe thinking I had forgotten her. Oh no, I will never forget her! But I do understand the lateness of her review since she was late on making 2 payments, 3 months late in disclosing 2 dogs she planned to sneak in, & 3 months late in disclosing her free vacation plans for more relatives, all just 7 days before her check-in date. Maybe always being late is just her personality trait or maybe it woke her up when she was late reading this: RESERVATIONS ARE IMMEDIATELY CANCELLED WITHOUT REFUND if the number of guests/pets differs from your reservation She said, “parking not good “You think? That happens after inviting the whole “fam-damly” to come for a hopeful last-minute free vacation, that will overcrowd the parking area every time. LOL. Well, she may have been late for everything else, but she QUICKLY learned that her last-minute relatives invited for a free stay had to pay up & there would be no free vacation for them or her dogs. I want to remind the Queen of Clean of the exact details from my housekeeper regarding her checkout. Housekeeping noted it was one of the nastiest cabins she's ever cleaned. There was dog poop everywhere inside, and the strong weed smell was so thick her eyes burned & she couldn’t stay inside until it aired out. A violation of the “no smoking inside---outside smoking only policy. But that didn’t stop her; she seemed to think no rules applied to her! Many times, when a guest is less than desirable, I just let it go & move on. But I don’t roll over & play dead for retaliatory reviews such as this one. That is when I reveal the truth about the guest. It makes no difference whether it is days, weeks, or months; we keep great records on every guest that we can easily refer to… all guests…..the good, the bad, and the nasty! As the ancient quote from long ago… Before you embark on a journey of revenge, dig two graves. Just to clarify...all 12 of my cabins have toasters, that is one of the first things I put in all cabins. To future guests: please look in the kitchen cabinet for the toaster at Lazy River, it's there!

Date of arrival - March 30, 2026 I want to respond to Danny’s so-called 40-minute delay in accessing the cabin. I was on the phone with the housekeepers when Danny & his party arrived. Housekeeping told him they were waiting for the hot tub to finish filling with fresh water after it had been cleaned, and it would take about 10 to 20 minutes to complete. That would not prevent Danny & his party from going into the cabin since the hot tub is located on the lower level of the cabin, and the main living area is located on the ground/parking area level. The housekeepers could exit by going around the cabin & not even coming back inside. But that did not stop Danny from copping an attitude. After a few more ridiculous statements from him that did not affect his stay, I quickly decided I never wanted to rent to this man again. You see, I like happy guests in my property, guests that do not come in with an attitude like Danny. I like guests who would have happily sat on the deck overlooking the river while the hot tub finished filling, if they did not want to go inside with the housekeepers still around. I like guests who would show a little compassion for housekeepers who had been working hard all day & were waiting for the hot tub to finish filling before they left. Now, for Danny’s driveway complaint….the cabin Danny spoke of cannot even be seen from my cabin. That cabin has its own parking space. There is an area close to their parking space that is close to the road, which is clearly posted with multiple signs for the guests of the other cabin not to park close to the road & block the visibility of my guests. The signs also state that if it is violated, their vehicle would be towed at their expense. It seems those signs work very well & it seems that all my other guests who visited my beautiful Lazy River cabin in the same month as Danny had no problems with that whatsoever, since I received 5-star reviews from all of them…go figure!
