Hey Ruth, It was so nice to meet you and your family. We typically don't get the chance to meet our Guest. You have such a nice family and we are so happy you and your family enjoyed our Topsail Beach house and your vacation. We truly hope you choose to come back to our house next year.

I spoke with Brandy on Monday after their arrival Sunday evening. She claimed we mislead her by saying the house has water access. I informed her that the house has water access, there is a pier and floating dock just as pictured and detailed in the VRBO listing. She then admitted she "assumed" there would be stairs going down to the water as the other houses they have rented in the past had stairs so she assumed our house would as well. I mentioned we made no claims or pictured any such stairs. So, I'm unclear as to why that is still considered our fault. She pointed out that the bikes on the property weren’t in great condition, which is true but wasn't part of the rental. In fact, I have verbiage in the listing stating that there are places to rent bikes on the island. We removed the bikes from the listing more than a year ago well before her booking. However, I did notice that the bikes were listed in 2 different locations on the VRBO listing and I had only removed them from one location. I owned up to that mistake and rented them 4 brand new bikes and had them delivered in 30 mins. which was on their 1st full day at the house. They weren't inconvenienced at all. So, again I'm not sure why that is part of the complaint. We have been renting this house for 5 years with no complaints of any kind. Family, friends and renters have rented bikes, kayaks, golf carts, etc. and not a single person has raised an issue with bikes and water access. As far as the construction next door, we notified her in advance of her trip about the construction. We don't own the property next door so we have no control over the property next door. She mentioned to me that they were very much outdoor people; fishing, swimming, biking, kayaking, etc. which would have kept them away from the house the better part of the day if they did actually do those things however, they camped out on the deck and yes, I’m sure there was some noise from the construction next door. However, it must not have been that bad since they stayed the entire 7 days and didn't leave early. However, she did request a 70% refund on her trip. We spoke with VRBO and they agreed that there is nothing we can do about the property/construction next door and that they stayed the entire 7 days agreeing with us that it must not have been that bad. We have had all great reviews before and since her stay. We do take pride in offering everyone the best stay possible but sometimes things are out of our control and you can't please everyone no matter what you do or say. VRBO needs both Properties and Renters for their business to function and they are happy with us and our rental program.
