Falls 90 - Beautiful 3 Bdrm Falls Condo

This is a lovely 3 bedroom 2 bath condo located on the ground level just one level down from parking with a beautiful garden next to the lakeview deck! Nicely appointed, lake view throughout with 2 lakeview master bedrooms, one with a king bed and private bath, and the other furnished with a queen bed. The third bedroom offers a queen bed as well. A fully stocked kitchen with granite counter tops, dining area, office desk area, WiFi throughout and a flat screen TV with cable in the living room complete this package. The outside open air deck is huge, spanning the living room area and the two master bedrooms on each side, and offers a gas grill and a gate that gives access to the boardwalk adjoining the docks and leading to the seasonal lakeview point pool. The Falls complex is located at the 2 mile marker of the lake in the Horseshoe Bend/Four Seasons Area and offers one of the best locations at the lake! As you can see, this is the total vacation rental package, so pack your bags, grab the kids and head on down to beautiful Lake of the Ozarks! You can always book with confidence through Four Seasons Property Management, Lake of the Ozarks!

Please note: There is no boat slip available. There is no trailer or boat parking in the complex. Parking for 2 cars.

Exactly what we needed

My family came down to Lake of the Ozarks for their first real vacation, bringing along two friends. It was idyllic. The location was perfect, docks were well maintained, property was in great condition, and the locals were very friendly and inviting. We will be back to this property in the future!

Great… however… no communication about the construction with elevator before the stay. Not mobile friendly at the time! Only one elevator availability the time were there!

Would stay again

I accidentally deleted the email with access instructions from the property manager. I received a quick and thorough response. The home was clean, well appointed. This was our first time to Lake of the Ozarks - for us newbies, we found this location to work well access to boat rentals, things to do, places to eat. The pool was fun for the kids and the deck was great for morning coffee. Fun to watch the boats enter and exit the marina. Family oriented, mostly quiet - we were there Sunday - Wednesday, so not sure how the weekends are.

Beautiful Fall 90 Property Condo

My Canadian traveling guest and I stayed at this Falls 90 Complex property on the Lake of the Ozarks in August 2024 and we both rate it as an excellent condo rental. The condo management company promptly responded to the questions I asked prior to rental. And as requested, management also made sure we had sufficient propane to barbeque each night. The condo is well maintained. The screened in patio and the master bath shower were the selling points for us. The kitchen is first rate and supplied with all necessary eating and cooking utensils. All accommodations are exactly as depicted in the VRBO photos.

Decent property

As I value these reviews, I always feel obligated to review accurately. The cleanliness of this unit was very good with the exception of the patio. The patio is wonderful and well appointed, however, very dusty and a lot of cob webs. Easily solved with some periodic cleaning. The parking for this complex is underground with an above ground visitor lot. The listing indicated same level parking but that isn’t possible if you’re on the ground floor as this unit is. Lowest level of parking is second floor and up. Basically, this just means steps and tight quarters in the parking ramp when parking or coming in and out. Unit was apparently renovated very recently and was very tastefully done. Higher end appliances and kitchen was well stocked with utensils, dishware, cooking utensils, etc. No tv’s in bedrooms at all, which was disappointing. Cable was primitive at best on living room TV. Also, the unit has a fair cigarette smoke odor as the neighbors apparently smoke and it filtrates in to this unit. All in all, nice unit but some of the aforementioned items could improve greatly.

Great Location

The condo is roomy and well kept. We enjoyed our stay. We didn't utilize the pools or other amenities, but they looked well maintained. The property manager was quick to respond with our initial questions, but when we had no hot water, on day 2, it took a couple of attempts to reach him. The problem was solved promptly once we reached him. One thing to note is that the neighboring condo has smokers, so the smoke smell is noticeable in the condo. This was bothersome to us, and would be nice to have that issue taken care of for future guests. Kitchen had plenty of the essentials and the washer and dryer worked great. There are no tv's in the bedrooms, which would also enhance the condo's appeal.
