The Cure for Anything is a Cottage by the Beach!

This comfortable 5 bedroom, 2 bath cottage is situated in a private neighborhood and offers spacious living and comfortable furnishings for up to 10 guests! A quick, 5 minute walk takes you to a Private Association Beach on beautiful Cape Cod Bay. The main living space features a fully equipped kitchen with granite countertops, eat-in dining area, and cozy living room with brand new furniture. Sliders from the living area enter into a cute, screened breezeway area complete with dining table. There are four bedrooms, two with a full-sized bed in each and two with two twin sized beds in each, all with a breezy, seaside feel. All four bedrooms offer a window AC unit for added sleeping comfort. There is a full bath off the hallway with tub/shower combination. Attached to the main living area via the breezeway are separate living quarters complete with a queen-sized bed, AC unit, additional full bath, and small screened area. Separate living quarters could be perfect for a nanny or couple for added privacy, while still being a part of the family vacation! Outside, enjoy evening barbecues on the deck complete with outdoor furniture and a gas grill, or rinse off after a day at the beach in the outdoor shower.

Non-refundable $500 Administrative Fee, $325 Cleaning Fee, plus applicable state and local taxes. Pets considered with prior approval from owner and payment of a $250 Pet Fee. Linen package for 10 available upon request for an additional cost. 3 Night minimums are available in the off-season- inquire for rates.

Cancellation Policy:

In the event of cancellation for any reason, please contact us immediately followed by in writing. Written notice of cancellation must be accompanied by payment of a $500 cancellation fee to Gibson Sotheby’s International Realty, which may be charged to a credit card. Upon Notice of Cancellation, Gibson Sotheby’s International Realty will endeavor to find a substitute tenant. In the event a substitute tenant is found, monies paid in advance will be refunded, less a 20% service fee of the total rental amount due. You herein acknowledge that you will only be entitled to a rebate only if you give written notice, pay the cancellation fee and the property is re-rented for the same terms and conditions of the original Agreement. For your protection, Gibson Sotheby’s International Realty recommends the purchase of Optional Travel Insurance provided by CSA. In the event the property does not rent for the same terms, all Guest payments for the entire agreement amount are due and forfeited to the owner.

Location location location

Rating Details: The property manager was more than helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Overall we had a great time at this house - it fit our family well and the location was unmmatched. The walk to the beach is short and easy (public access was much easier than taking the stairs from the private access, especially with kids and all the stuff that comes with them). My husband and I went with our two young children (ages 2 and 6m), as well as my parents (ages 60+), and my siblings (ages 30+). The screened-in porch was great for eating all our meals and a couple of rainy days. Quiet street - lots of walkers throughout the day, and some local traffic - otherwise very quiet. It's close by to markets which was convenient. There were some safety concerns around the house - specifically the steps going from the sunroom into the house, they are very steep and caused a few tumbles (both adults and kids), and one of the main doors is pretty rusted/jagged, so we had to keep the kids clear from it. The kitchen has a decent supply of utensils and pots/pans, but they aren't great quality. The cleanliness of the home wasn't great when we checked in which was disappointing (still food in the fridge from previous tenants, sticky counters, dirty dishes/utensils). But we didn't mind cleaning as we went - it was all manageable.We did have some questions regarding the beach access and our questions were answered really quickly via text which was appreciated.We would love to rent here again - the house is older and with that comes quirks and whatnot which is expected on the cape, but for the price we just expected more on the upkeep/cleanliness side of things. The beach was the selling point of this house. It really was perfect.

Great place that needs updates

Reviewer Comments: The house it’s in a perfect place, less them a minute walk to a private beach, the streets were quiet with cars here and there, so was easy and comfortable to let the kids alone on the bikes. The house had everything you need for a stay, but lots of things were broken or not functioning, like the microwave, which was not working. The house wasn’t very clean tho, the floor very sticky and dust and sand in some places. The dishes was absolutely sticky and dirty, the fridge smelled bad,the cabinets were really old and smelly, also the mattresses in all the bedrooms were really uncomfortable. They were so old that you can feel the metal inside. I would love to come back next year, but only with the conditions that they update the mattress and the kitchen.

Good lights for renters who like to read. Nice outdoor space on the deck and lawn. There were maintenance issues which were resolved quickly but more attention is needed to general upkeep and kitchen supplies.

Disappointing Rental

Overall, I do not recommend this vacation rental. Reviewer Comments: Not professionally cleaned. Toilet dirty. Couldn’t use shower in main house. Didn’t drain. Chair cushions very dirty and all sandy so we weren’t able to use them. They need to be washed. Coverlets on beds dirty.. Sand under furniture and spider webs . We cleaned some things ourselves. Table dirty when we arrived a/c’s need replacement and are open to the elements. One whistled the whole time. I could go on for a while but this place was in pretty sad condition. Much overpriced.

DISGUSTING!

Rating Details: The property manager was adequately helpful. The vacation rental was very dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We were very unhappy with the condition of our rental. We were promised that it would be professionally and thoroughly cleaned (particularly in light of COVID) and clearly it was not and had not been for some time. My wife cleaned for the first day and a half of our rental and refused to even unpack our clothes. After we had been there for 2 days, the management company sent in a 6 person cleaning crew who were aghast at the condition and spent over a half a day scrubbing the place. Here are but a few examples:• The furniture, vents/baseboards and woodwork were covered with dust, grime, cobwebs and dead insects, and sand. The couches and upholstered chairs were so badly stained that we covered them with sheets for our entire stay. The living room rug was stained so we rolled it up and stored it away. • One of the previous renters apparently brought a dog because one of the beds and a number of other areas were covered with dog hair. • The shower curtain was covered with mold - likely because the drain in that shower is clogged. • The window sills and other areas were caked with grim.• We found a piece of gum on the carpet in the master bedroom suggesting that the place had not been vacuumed.• The range hood filter was caked with grease and needed to be removed and cleaned.• The pillows are old and stained.The owners had also not performed the type of basic upkeep and maintenance one would expect:• Every one of the screen doors was in poor repair and has patches of duct tape over the broken screens.• The kitchen sink drain was leaking and needed to be repaired.• One of the bedrooms had a hole in the wall.• Portions of the outdoor shower were covered with mold and mildew.We have been renting in this area for 20 years and have never had to deal with these types of condition. Mattresses were great. The breezeway is nice for big dinners. Since one of us had an infant, the bedroom and bath separated by the breezeway worked really well. The one dissapointment we had was that the 65 steps down to the beach, as well as the "low tide association beach" were not disclosed. Once we understood how to manage the beach situation we planned our beach days accordingly. The steps were unexpected...fortunately, we did not have our elderly relative with us as she never would have been able to negotiate 65, very steep, step down to the beach.

Screen over breezeway door missing allowing bugsin via slider. 2 lamps didn't work and the ceiling lamp in living room was out. The furnature wasn't comfortable and had mold on it. I would have cleaned but the vacuum was broken...also no iron. I know location is important but so is comfort and cleanliness

Cape Cod 2015

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We have rented this property in the past. Just a couple of things we noticed. There was no mattress pad in the bedroom that is in the back of the house. There was also a stain on the bedspread of that bed. Also in that bathroom the surround is pulling away from the wall. Also noticed a smell of urine when first walking into that bedroom. The other bathroom the tub drained slowly. When we called the office to report this and they handled the call swiftly and satisfactorily. Also last year the clothes line fell apart and this year it was not replaced. We like to hang bathing suits and damp beach towels. There is also just basic cable so we can't watch the Red Sox at night. (Not they were worth watching this year). Also we noticed the couch had mold stains on it. I realize that this is a vacation home and the Cape is always damp. I guess we were just disappointed that the owners are not putting some improvements back into the property. This is such a great location, great beach, great neighborhood. Thank you for taking the time to do this survey.
