☆KITCHEN & LOUNGE☆
The open-concept layout is ideal for family meals and quality time together. The kitchen is fully equipped with granite countertops, custom cabinets, and a coffee bar featuring a Keurig machine (with pods provided for your stay). The dining table comfortably seats 8, plus there are extra stools at the kitchen island for additional seating. After a fun-filled day, relax in the living room by the electric fireplace, with a flatscreen TV and cozy sofas to make you feel right at home.

Each bedroom is thoughtfully designed for a restful stay, featuring a Smart TV, ceiling fan, plush bedding, and plenty of closet space. The main level has a King bedroom, and upstairs, you’ll find 2 more King bedrooms and a kids' bunk room with a full/full bunk bed.

☆BATHROOMS☆
The 3 spacious bathrooms are modern and well-stocked, with one on the main level and two upstairs (one attached to a bedroom). Each has plenty of storage, so you’ll have everything you need for a relaxing stay.

☆LAUNDRY☆
For your convenience, there's a full-size washer and dryer, plus 2 laundry pods to get you started.

CHILDREN'S AMENITIES: A Pack 'n Play and baby gate are available for your convenience (bedding not provided).

OUTSIDE SPACE
Take in the views from your private hot tub or fire up the charcoal grill for an outdoor BBQ. The second-floor balcony is a great spot for coffee or evening sunsets.
If you're a golf fan, the Gatlinburg Golf Course is just across the street, and there are plenty of other attractions nearby for everyone to enjoy.

COMMUNITY POOL/ FIRE PIT
You’ll also have access to the resort community pool and fire pit.
Please Note: Resort Pool is open daily from 10 am–10 pm, Memorial Day to Labor Day. Be sure to bring firewood for the fire pit.

Occupancy:
10 guests (8 adults max, no adults on the top bunk) All guests aged 2+ must be included in the reservation.
For liability reasons, no visitors or unregistered guests are allowed at any time.

ENTRY:
The front door is equipped with an electronic keypad, we will send a personalized door code on day of check-in.

CHECK-IN & CHECK OUT:
Check-in anytime after 4pm. Early check-ins incur a $50-$100 fee, depending on cleaner availability. Check-out is by 10am.

PARKING:
Parking is available for 3 cars directly in front of the cabin.

INTERNET:
Stay connected with 500 Mbps high-speed internet, perfect for streaming, browsing, or working remotely. The living room features a 55" Smart HDTV, and you'll find Smart TVs in each bedroom as well. Simply log in to your own streaming accounts and enjoy your favorite shows and movies during your stay. Whether you’re relaxing by the fireplace or unwinding after a day of adventure, entertainment is at your fingertips!

PETS:
We allow up to 2 dogs (50 lbs or less), with a $150 pet fee.

SMOKING:
This is a non-smoking property. Smoking of any substance is strictly prohibited inside the home.

REFUNDS:
We follow the cancellation policy agreed upon at booking and recommend purchasing travel insurance. No refunds will be issued for weather-related issues or circumstances beyond our control, including during hurricane season (June 1–Nov 30). No refunds or date changes are allowed after the free cancellation period.

INCIDENTALS:
Our cleaning team provides start-up supplies, be prepared to purchase more for your stay.
Includes: 1 roll of paper towels, 1 small dish soap, 2 dishwasher pods, 2 laundry pods, trash can liners, 1 hand & face soap in each bathroom, and 1 roll of toilet paper per bathroom.
The property is stocked with dishes, cookware, linens, and 2 bath towels per guest (no pool towels).
Please bring or buy items like soap, shampoo, and coffee pods (Keurig).

Item Variations in Photos: Photos are for reference only. Items like lamps, rugs, and decor may change due to damage or replacement needs. Room setup and bed sizes will remain as shown. No refunds for these changes.

HOUSE RULES:
☞Rental Agreement: After booking, you will be prompted to sign a rental agreement outlining the guidelines and house rules. We use approved API-connected software, allowing guests to easily set up their security deposit and sign the agreement.

☞Security Deposit: A $500 deposit “hold” will be placed 1 day before check-in and released 3 days after check-out, assuming no damages. Bank processing times may vary.

☞Trip Insurance:We recommend purchasing trip insurance for emergencies. No refunds or date changes after the free cancellation period.

☞Cancellation Policy: We follow our cancellation policy. Travel insurance, damage protection, and processing fees are non-refundable.

☞Age Policy: Per HOA rules, guests must be 25+ to book and must stay for the entire duration. No third-party bookings.

☞Occupancy: Max 10 people (8 adults). Only children on the top bunk. All guests 2+ must be included in the reservation. $150 per person, per night fee for over-occupancy.
An additional fee of $150 per person, per night will apply for over-occupancy.

☞Visitors: No unregistered guests. Unauthorized guests will incur a $150 per night fee. Exceeding occupancy limits results in a $500 fee.

☞Parking: Parking for up to 3 cars; no street parking.

☞Parties: No parties. Do not attach banners or balloons. You are responsible for damages or extra cleaning fees.

☞Check-In: Self check-in after 4pm via smart lock. Early check-in is $50-$100, based on cleaner availability.

☞Checkout: Check-out by 10:00 AM. Late check-out is $50 per half-hour.

☞Smoking: No smoking inside. Violations will result in a $250 fine, loss of the security deposit, and additional charges.

☞Security Cameras: Camera on the front porch facing the driveway, recording during your stay. Tampering incurs a fee.

☞Community Pool and Fire Pit: Available from Memorial Day to Labor Day. Firewood and pool towels are not provided.

☞Hot Tub: No sitting/standing on the cover. Violations: $250 fine + repair costs. No oils, soaps, or bath bombs.

☞Pest Control: We have monthly pest control and bed bug inspections. Keep doors and windows closed to minimize pests.

☞Power Outages: Electricity, internet, and cable may be disrupted due to storms or other issues. We cannot offer refunds for outages or unforeseen circumstances.

☞Trash: No routine pickup. Cleaners will collect after checkout. Don’t leave food in cars to avoid attracting bears.

☞Outdoor Grill: Supervise while in use, clean it afterward. Bring charcoal.

☞Quiet Hours: 10 PM - 8 AM. Violations: $250 fine, loss of security deposit, and possible eviction.

☞Restricted Items: No candles, confetti, hair dye or glitter. Violations result in a $100 fee and damage charges.

☞Showers: Keep curtain liner inside the tub to avoid water damage.

☞Toilets: Only flush toilet paper. No feminine hygiene products, wipes, or trash.

☞Items left behind: Host is not responsible for items left behind and cannot assist with retrieval or shipping.

☞INCIDENTALS: Starter supplies are provided. Please be prepared to purchase more for your stay.
