Luxuriously remodeled in the Spring of 2026, this 3BR/1.5 BA second-floor oceanfront residence is ideally located in one of the most desirable areas of the Newport/Balboa Peninsula, directly on the boardwalk between the Newport and Balboa Piers. With the beach just outside your door and a wide variety of activities, dining, and local attractions within easy walking distance, this is a wonderful setting for a classic Newport Beach getaway.

OUTDOOR SPACES:
The front balcony offers a true oceanfront setting, with opportunities to spot dolphins, migrating whales, and other sea life just offshore throughout the year. It is also a great place to take in the activity along the boardwalk during the day. Outdoor features include a small electric BBQ grill and seating for up to 6.

The living and dining areas offer a comfortable place to relax and gather, with a sofa and loveseat set, TV, and a dining table with seating for 4. Sliding glass doors open to views of the beach, bringing the oceanfront setting into the main living space.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with large and small appliances for easy meal preparation. Major appliances include a refrigerator, stove, oven, and microwave. Guests must supply their own food, drinks, including coffee, as well as spices, condiments, and paper goods such as napkins and plastic wrap.

HOME FEATURES:
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared coin-operated washer and dryer is located in the carport. A complimentary starter set of laundry essentials is provided.; however, guests must provide their own quarters

Parking: Two back-to-front carport parking spaces are provided in the middle section and can accommodate most vehicles. One space has 76" clearance, and the other has no height restriction. General neighborhood street parking is also available, including metered, unmetered, and pay-station options.

YOUR SPACE:
Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces and the private front balcony. The other residences located on the property, including a 3BR/1.5BA and 2BR/1BA, are not included in this listing, but can be rented simultaneously, when available, to accommodate larger family or business groups.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
