This architect's villa from the 60's is nestled on a wooded and bright plot. This elegant 3 levels construction of 200m² can comfortably accommodate 9 people. Endowed with a 180° sea & city view, it is equipped with all amenities for your stay: swimming pool & pool house, fiber Wifi, gas BBQ, 4 bedrooms, 4 bathrooms, parking lots, several terraces, deckchairs, air conditioning in bedrooms, bath with sea view, fully equipped kitchens, ping-pong table, working desk, garages etc.

The exteriors of 2000m² include:
. Wooded area (olive trees, orange trees, etc.) on several levels all around the House
. An unheated swimming pool 4m wide by 8m long with a height difference varying from 1m10 to 2m10
. The surroundings of the swimming pool are equipped with parasols and deckchairs to make the most of it, an outdoor shower is also available under the trees
. A main terrace on several levels equipped with an outdoor dining area, a garden furniture area, a gas BBQ, pool access stairs and main entrance door level 2, two electric awnings, one of which is non-retractable
. A pool house equipped with benches for 9 pax, dining table, 2-burner gas cooker, BBQ equipment as well as cutlery and plates for your meals. Please note that this space is equipped with non-operational elements: a wood-burning BBQ, a wood-burning pizza oven which are prohibited from use for safety and insurance reasons. A fridge is present in this space, however it is out of use and should only be used if you wish to store non-perishable dry products.
. An independent Garage with manual opening with dimensions 2m35 wide by 2m high
. Fully fenced property access by gates or electric gate
. A secondary terrace at the kitchen level with outdoor furniture

Level 1 (Garden level) consists of:
. A 50m² apartment that can be used independently if necessary, consisting of:
o Double bedroom with 140 bed equipped with reversible air conditioning, lamps and bedside tables, window overlooking the swimming pool
o Lounge area with two sofas, storage, coffee table and a dining table equipped for 4 people
o A kitchen equipped with a sink, a kettle, a microwave, an electric dish warmer, a fridge with freezer compartment as well as crockery and cutlery
o Shower room with shower, sink, mirror and hairdryer
o Garden access by sliding door
o Independent WC
. An access corridor leading to the spiral staircase leading to the other levels of the house
. Access to the 1st garage equipped with an opening by manual blind, a Ping-pong table and other storage, the dimension if you wish to return your vehicle is 2m30 wide by 2m10 high

Level 2 consists of:
. A large lounge area overlooking the main terrace of the Villa, this non-air-conditioned space consists of sofas, coffee table TV lamps, bookcase and bay windows, and fans
. A non-air-conditioned master suite with sea view consisting of a 160 double bed, storage cupboards, lamps and bedside tables, a bathroom with basin and bathtub (Sea view from the bathtub) an armchair
. A dining area for 8 guests consisting of a table; chairs and a storage buffet for crockery, cutlery and other dishes
. A bar with two stools located between the kitchen and the dining area
. A fully equipped kitchen with a sink, a Senseo coffee machine, an electric kettle, a toaster, a dishwasher, an oven, a microwave, crockery cutlery as well as a cooking kit, access to a secondary terrace (sea view) and multiple worktops for cooking
. A laundry room equipped with a fridge with freezer, washing machine, cupboards and another iron and ironing board
. An independent toilet decorated in the fashion of the 60's
. An entrance opening onto the spiral staircase which deserts the 3 levels of the House with a fiber box and storage cupboards
Level 3 consists of:
. A large work desk with chair desk lamps and drawers
. An air-conditioned triple room composed of a double bed 140 and a single bed 90 with storage space, skylight, library, lamps and bedside tables as well as access to a common terrace with sea view equipped with 2 deck chairs
. An air-conditioned double bedroom equipped with a 140 double bed, a bay window with sea view giving onto a shared terrace with sea view, equipped with 2 deck chairs, storage cupboards, chair, lamps and bedside table
. A bathroom with bath, mirror, washbasin and bidet and hairdryer
. A bathroom with shower, mirror basin and hairdryer
. A separate toilet

You will be able to enjoy the whole villa which will be entirely yours. Léo & Romain will be at your disposal during your stay and happy to answer you by phone, Airbnb messaging from 9:00 a.m. to 6:00 p.m. 7/7.

. The property has stairs, swimming pool, stairs without railings and is therefore not suitable for young children, anyone traveling with children must ensure their safety 24 hours a day because architecturally this villa from the 60s is not brought up to current safety standards
. Arrival must be scheduled by appointment at least 24 hours before arrival between 3:00 p.m. and 9:00 p.m.

. The kitchen must be cleaned and the dishes washed and put away after your departure, otherwise you will accept that an additional €30 be deducted from your deposit
