Large 1 BR carriage house in historic SPR
Summary:
Spend a few nights or a few months in this gorgeous, tastefully furnished carriage house located in the heart of historic Springfield, just a 5 min uber to TIAA Field!
You'll be just a block away from the rennaisance on Main St and will have a chance to meet all of your amazing Springfield neighbors.
Check out a Second Saturday Night Market, a pop up concert in Sesquicentennial Park, the Main St Cruise (last Sunday of the month) or one of the many other events in Jax's urban core!
The Space:
This unit is on the 2nd floor (around 15 steps to climb) of a garage apartment building. This open, airy unit features a large living room/kitchen, an expansive single bedroom and a bathroom.
The unit has vaulted ceilings which give it an open, soaring appearance. It has hardwood floors and brick pavers in the living room and kitchen and carpet in the bedroom.
The unit also has an in-unit washer/dryer so it's a great fit for longer term guests.
It also has access to a lovely garden and deck shared with the main house where you're welcome to interact with me or my guests if I'm out of town.
Guest Access:
Guests have full access to the garage apartment located on the 2nd floor of this strcture (first floor is a garage which I use for storage). They will also have access to the property's back yard which is shared with the main house.
There is ample street parking in front of the main house and you're always welcome to walk through the gated yard to access your unit.
The Neighborhood:
Springfield is awesome! It is currently undergoing a rennaissance with a host of new restaurants, coffee shops, small retail stores, art galleries, and breweries opening in and near Main St.
It is an urban neighbhood so in particular, guests should ALWAYS ensure that their car doors in particular are locked even if they are not present for a few minutes. There has been a rash of "handle checkers" recently - juveniles who patrol the neighborhood looking for unlocked car doors which they then open. After this they then proceed to remove any valuable contents from inside your car.
Getting Around:
There are some public transit options available nearby but generally Jax is a car-oriented city.
Jacksonville's main bus hub is only a few blocks south of the unit and from here you can catch a bus to many parts of the city.
Ride sharing services (such as Uber of Lyft) are available and are great options to travel in and around the urban core.
If you are flying into Jax, I do highly recommend renting a car for your stay.
Historic Springfield itself is perfect for bikes. There is a local bike rental shop nearby - if you search for it in your preferred map app it should pop up!
Other Things to Note:
PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.
We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
Trash should be taken out to the street Monday evening for an early morning (~6am) pickup and taken back to location next to unit Tuesday afternoon/evening after being picked up. If you forget to do this then this could negatively impact the next guest's stay due to a full trash can.
Recycling occurs every other Thursday. See schedule posted in unit's refrigerator for when this occurs.
This carriage house is very pet friendly and charge $20 per night per pet for short term stays. For longer stays, I charge $100 per week and $200 per month per pet. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
***If you neglect to inform me ahead of time that you are bringing a pet with you then I reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
3+ hr early arrival/late departure: $300 or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
We have a Nest thermostat in place in this apartment and do limit temperatures to the following ranges to reduce our environmental impact. It has an automatic schedule (which in the summer will adjust the temperature up and in the winter down during the day) but we are happy to modify this within the below range on request:
Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F
If this is outside of your comfort zone then this apartment may not be a good fit for you.
***Finally, smoking is strictly forbidden anywhere on the property - the carriage house, balcony, garden, or back deck***
***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on balcony, deck, empty cigarette packs, etc.) I will assess a $500 cleaning fee in addition to the regular cleaning fee***
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
There is a propane grill. We do not supply propane, but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill, please clean it in order to avoid additional cleaning fees.
Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.
Interaction with Guests:
If I'm in town (I travel frequently) I'm more than happy to take you around and show you historic Springfield! When in town I usually live in the main house. If I'm not in town it's likely that you'll have another set of guests staying at the main house on the street.
