Important Building Update: Exterior Painting Project (May 2025 – Fall 2025)
Our building is undergoing a scheduled exterior painting project beginning May 2025, with an estimated duration of 6–8 months. This is routine maintenance completed every 10 years to keep the property in excellent condition.
Current Progress & Schedule
01, 02, 03, 04, 05, 06, 10, 11 units are completed. (This unit is an 05)
Stack 07: September 11 – October 11, 2025
Stack 08: September 25 – October 25, 2025
Stack 09: October 11 – November 11, 2025
Please note: During this 08/09 phase, the pool will be partially closed during working hours for safety.
What to Expect:
Work is quiet — no loud construction noise.
Each stack of units takes about 2–3 weeks, but timing is weather dependent. They are doing 2 stacks at once.
Balcony Access:
Furniture comes inside. You may go out on balconies when before working hours or after working hours. We can provide camping chairs so that you may use the balcony during those off hours but those chairs will need to be brought in and out. Cannot go out while active wet paint or work is being done.

THE UNIT:

Ocean Vistas is like walking into a world class resort. The wide interior corridor leads to this luxurious 3 bedroom / 2.5 bathroom luxurious condo.
Ocean Vistas offers the ultimate in luxury oceanfront living. This elegant residence offers a double door entry under a rotunda ceiling. Split floor plan. 9`4 interior ceiling. Crown molding.
As you walk double door entry and enter under a rotunda ceiling/chandelier.
To your right will be the third bedroom that has a queen bed and a 50” smart tv.
As you proceed down the entry corridor you will come up on the gorgeous gourmet chefs kitchen on your right off to your right that is fully loaded with amenities for your cooking needs. The full size laundry room is at the back of the kitchen.
Straight ahead down the hall will bring you right into the living room. Two couches. a chair, and a beautiful center piece surround the 65" smart tv mounted on the wall overlooking the ocean view. The living room also has a private entry/exit to your balcony
To the left of the living room is the master bedroom which is fitted with a king size bed, a couch, a 55” wall mounted smart TV, walk in closet, private balcony entrance. The private master bathroom has a garden tub, his & her vanities, and a large walk in shower. 
To the right of the living room is dining area, entry to the half bath, and a door to the 2nd bedroom which boasts a king size bed, 50” smart TV, and a private balcony entrance. A private bathroom is attached that has a beautiful vanity with a large walk in shower.
The balcony has a multi-million dollar view of the ocean that is unmatched anywhere else along the coast. The balcony features a Kenyon Yacht style outdoor grill with outdoor seating that overlooks the unobstructed views of the Atlantic ocean.
OCEAN VISTAS AMENITIES:
Ocean Vistas is widely considered Daytona Beaches most luxurious rental. Because of that Ocean Vistas has gorgeous amenities that pair with the beautiful units perfectly.
Full size oceanfront fitness center with a hot sauna
Full size oceanfront community room with commercial ice machine, large flat screen cable tv, and billiards.
Fully protected sun deck with outdoor patio furniture for you and the whole family to sunbath if the beach side is windy.
Full size business conference center with a conference table that seats 8 and printing capabilities.
The back deck has a 80ft heated infinity pool and opposite it on the other side has an infinity hot tub spa. The back deck also has numerous seating arrangements to enjoy the fire-pit and the the view of the ocean waves rolling in.
Needless to say you will be living in absolute paradise during your entire trip.
***** OTHER THINGS TO NOTE *****
Minimum age: 25 - (this means the primary renter needs to be over 25)
1. Being transparent as possible -- Instead of charging a high security deposit or having you pay a non-refundable fee to VRBO for their coverage (which is not enough coverage) we have sought out a higher limit 3rd party coverage for incidentals. Our cost is $145 and is marked as an admin fee. This covers you for the vast majority of incidental damage to the unit that could happen. This solves two things. 1. We do not have to collect a huge security deposit from you. 2. More importantly it solves the damage claim process which VRBO had traditionally made hosts "aim" their damage claim at the guest first seeking payment before they would step in and pay. We wanted to ensure every guest was covered for both minor an major "oops" without having to deal with the hassle and coverage limitations set forth by VRBO.

LATE CHECK IN FEE:
This fee is charged for "after hours" arrivals. We just pass the charge on to the guest.

We provided a starter kit of household items; A few trash bags, laundry pods, dish detergent pods, toilet paper rolls, and one roll of paper towels. Once ours is gone it is the guest’s responsibility to purchase the things they need.
CHECKOUT: is at 10:00 am
HOUSE RULES:
1. Smoking is NOT allowed at all inside the condominium or on the balconies. Caught doing either will result in a $500 fine. (Smoking can be done out front of the building)
2. You MUST follow the checkout instructions in the binder given to you prior to checking out of your unit.
3. Do not hang anything over the balcony railings.
4. Wash the sand off of you and your beach belongings prior to coming up to the unit.
5. Be kind, courteous, and respectful of all staff, owners, and other rental guests staying.
6. Quiet hours are from 10pm-8am.
7. The amenities such as the pool and fitness center cannot be used after 10pm. Breaking this rule can result in the condo association overruling me and asking a guest to leave.
8. Please do not do drugs or bring drugs into the unit. (This will result in an automatic termination of your stay).
9. Please do not take the towels or pillows with you. (Yes people do this)
10. If you break something please notify us right away you have damage insurance that protects us both.
11. One week before check in you will receive an email with all of your check in information as well as a couple documents to fill out.
12. You will be given a 15-20 minute tour upon arrival. This is so you know your way around the building and do not get lost.
13. You cannot have additional guests in the building or using the amenities that are not on your registration document. (This will get you removed from the building)
14. Parking is two spots. One reserved spot in the garage and one unreserved spot in the garage. (unreserved spots are limited) No outdoor parking available.
15. Checkout is 10am.
16. You will need to fill out a parking registration form as well as a standard short term lease agreement with us after booking prior to check in that will be sent via email.
