Welcome to a delightful Seaside, FL guest cottage, Feeling TipSea! This beachy gem has it all: a tasteful interior, a prime location, as it is ideally located 6 houses away from private beach access, and comfortably sleeps 4 guests.

Step inside Feeling TipSea and bask in the sight of designer furnishings throughout! There is a queen sleeper sofa in the living room for two, a dining nook for two, and a high-end wall-mounted Smart TV with a Sonos sound bar. This coastal cottage has recessed lighting and a modern, renovated full kitchen! It is also one of the larger guest cottages in town! The kitchen is situated off the living room with all-new top-of-the-line appliances, a full-size Wolf Oven, a Wolf Gas range, and a Wolf Over microwave combo. It features beautiful, custom-built kitchen cabinets, storage space, marble countertops, and a large stainless farmhouse sink! There is also a guest half bath on the first floor.

Make your way up a set of stairs to locate a king bedroom, featuring a flatscreen TV. This room is bathed in natural light from surrounding windows with rooftop and Seaside town views. Off the king bedroom is your own open-air Juliette balcony! What better place to enjoy the sights and sounds of the beach while sipping on your morning coffee or evening wine? This king bedroom also features its own full bath with a single vanity.

Feeling TipSea is the perfect beach escape for four! Need a little more room? You can rent the main home, 'Knotty by Nature and TipSea', for a large family escape, sleeping 12 total!

*Please be aware that there is a private plunge pool off the guest cottage that can be used by the main cottage, Knotty by Nature. Pool Access comes with the main home, Knotty by Nature only, not available for the guest cottage, Feeling TipSea.

* 3 night minimum Spring, Spring Break, Summer, and 2 night minimum Fall & Winter. Must be 25 years of age to rent and sign registration.

Overall, I do not recommend this vacation rental. Reviewer Comments: Ok here’s the deal with this property. If you have family & friends that are staying in the main house connected to Feeling TipSea then it’s the perfect place! But if not, you should be prepared there is ZERO privacy at this cottage. And it’s much smaller than I expected. You have to walk through the backyard of the house property to access the cottage. And the entire side of it is a screened in porch on the main house which makes it super awkward to walk past when they are all out. So we had a random family staying there with their entire family, a baby and their dog! Since there’s a mini swimming pool in the backyard they were always out. First of all we heard every conversation they had since you are so close together on the property and it was super uncomfortable just going to walk to/from the place every day between all the family and dog in the backyard. The Feeling TipSea is a beautiful, clean, cozy cottage but definitely not a place to stay for a couple wanting privacy for a week’s vacation. But we absolutely love the Homeowners Collection staff! They are all super wonderful! Will continue to book with them every year, but will never stay in Feeling TipSea again.

Wonderful Little Getaway!

My wife and I stayed at the feeling tipsea for a little getaway and it was just the perfect thing we needed. The cottage was clean and in a great location to walk to shops and beach. We would definitely stay here again!

We could not get the outside lights on so at night it was difficult to see the steps and walkway and used our flashlight. Overall the cottage was clean and bright and the bed was comfortable. A few suggestions:Additional towel hooks by the shower to hang towelsCutting board in the kitchenCouldn't figure out the outside lights and nothing on at us as well as Knotty Pine so it was difficult to see the walkway, steps, and driveway. Otherwise the cottage is adorable and thanks for letting us get in early.

Wonderful property

This property is in an excellent location. We loved all the amenities and how clean the entire carriage house was. Everything is new and so clean and crisp with great electronics. The outdoor seating area and small pool with waterfall was a nice surprise and added bonus!

We really wanted to love this place because the location is great, but unfortunately our stay was extremely disappointing due to cleanliness, maintenance, communication, and listing accuracy issues.One thing I’d encourage future guests to do is look closely at the dates of the reviews before booking. When I was researching this property, I saw a lot of positive reviews and felt confident booking it. While we were staying there, I went back and looked again and realized that most of the reviews I had relied on were from 2022 and 2023. I didn’t notice many recent reviews, and our experience was very different from what those older reviews described.Before our trip, it took multiple calls to get in touch with the concierge because I needed information about renting beach chairs. I was initially told I had to rent them through the beach cabana attendant, so I paid about 90 for one day. Later, the concierge informed me that I could have rented chairs through her for an entire week for about the same price. I wish that information had been provided from the beginning, as it would have saved us a significant amount of money.The listing stated there was a sofa pull-out bed, but it was actually a trundle bed. When we pulled it out for our kids, it was filthy and clearly hadn’t been cleaned. The listing also stated we would receive wristbands at check-in, but we were instead given lanyards with passes.Cleanliness was our biggest concern. We encountered multiple insects inside

Feeling Tipsea

This is an adorable tiny house. Perfect for 2 people. We were in town for three nights for a wedding and it met our needs perfectly. Everything we needed and more was in the house and everything else was walking distance. Easy beach access. Unit was spotless. We loved it!

This is a great location for a quiet getaway with easy ability to walk to beach and Seaside shopping and restaurants. However, it is very small and really sleeps no more than 2, maaaaaybe 3. We made the mistake of bringing 2 kids and the fold out couch was a nightmare requiring a late night service call. When you open it up, there is no space left to walk around it. I would rate this place as great for 2, unrealistic for 4. Also: please clarify location is behind another cottage. Could be very confusing if you go by street address. We walked into the wrong one, and had to ask for help finding key and getting in!

Overall, I recommend this vacation rental. Reviewer Comments: Immaculately clean and super high-end finishes and furnishings. We very much enjoyed our stay. The location was great too, just a few houses from 30A, and directly down from the beach access. Also very convenient to the workout room in the other direction. It was nice to sit outside and hear the water feature in the plunge pool. To be clear for future guests, this is the small guest house BEHIND the big house. We tried to get into the large house first and it was not until we called the rental company that we sorted it out. Only two drawbacks: (1) the bedroom does not have blackout curtains and it is VERY bright when the sun comes up. (I gave the property's condition 3 stars for this reason only); and (2) It was not a problem for us, but the stairs are VERY narrow, so this would not be a good choice for an elderly person or anyone that is a "fall risk".

The cottage was wonderfully renovated with style and grace

Rating Details: The property manager was somewhat unhelpful. The vacation rental was very clean. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We had a great time in Seaside! I love the place and the development when crowds are not present in July and August. The cottage was nicely renovated. The general contractor did not finish the installation of both exterior doors and they still need attention. That improper installed caused damage to the frame and hardware. It caused us constant difficulty entering and exiting the cottage. The maintenance company was polite, but none responsive to act as well deliver extra wash clothes. The rental cost with the overly excessive charges should be enough for cleaning crews to remove trash. We did not feel that was appropriate.

Charming Cottage for Two

Rating Details: The property manager was more than helpful. The vacation rental was clean. I was more than happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Overall, we had a lovely stay. The cottage is nicely decorated and very comfortable for two guests. We loved all the windows and natural lighting. The tin roof was wonderful for sleeping during a rainstorm. The location is excellent being so close to the beach and village. We had a few issues upon arrival that were addressed by management. Recommendations: Property could benefit from the following: 1. Key-less entry - the salt air wreaks havoc on the locks making it difficult for locking/unlocking the doors. 2. Additional drink wear other than coffee cups and wine glasses. 3. Additional hooks or some type of drying rack or something above the washer/dryer for hanging damp bathing suits/towels. 4. Clearly defined designated parking for cottage guests. When the main house is being used, the parking may be blocked which makes it difficult for loading and unloading luggage, groceries, etc. 5. Directions for washer/dryer. The one time we used it, the dryer ran for hours which was concerning. 6. Full-length mirrors are always a nice touch.

Beautiful Cottage in Seaside

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: My wife and two small children stayed at Feelin’ Tipsea and had a wonderful stay. The cottage is beautiful, and was built with great attention to detail and quality craftsmanship, and appointed with all high end finishes and appliances. I will say that this cottage is likely more appropriately sized for a couple, but we’re in a phase where the kids don’t really need their own space yet, but a little more room to navigate and set things down is probably best for more than two people. That being said, my wife and I plan to rent this same space again for a weekend trip for just the two of us at some point. Again, the space is wonderful and we hope to go back. The location is outstanding. Less than a block and across 30A to the Savannah Beach pavilion, and about a block and a half to the main district in Seaside with shops and restaurants. Less than a mile to Publix, and a short drive to Grayton Beach which has its own shops and restaurants that are worth a trip, as well. Also, worth noting, the bed/bedding are excellent. A king sized bed, with high quality mattress, sheets/comforter, and pillows. Sometimes the rentals clearly cut corners, but this property went the extra mile to make sure your night’s sleep is as restful and comfortable as possible. The Homeowners’ Collection is the property management company. They were very responsive the couple of times we had questions or minor issues, and were great to work with overall.
