This sun-soaked split ranch with 4 bedrooms, 2 full baths, and a vaulted, open-concept living-kitchen-dining space (and separate, second family room) is perfect for gathering with family and friends.

Incredible southern-exposure lanai overlooks a large corner gulf-access canal basin. Dressed with travertine stone and a heated inground pool (electric heater) this picture-perfect outdoor space feels like a resort! See jumping mullet fish daily and the occasional manatee or turtle right off the dock!

Enjoy easy outdoor dining with covered lanai seating for ten, and a nice-sized propane gas grill. After dinner, walk down to the waterfront and oversized dock to enjoy drinks and picture-perfect sunsets.

You’ll want to spend every minute outside basking in the sun, playing in the pool, and making new memories.

Conveniently located near the Cape Harbor center (3-5 minute drive, or lovely 15-20 minute walk) where you can visit the popular RumRunners and Fathoms restaurants, rent a boat from the marina, book a charter fishing excursion on the gulf, or just shop! Live entertainment is offered frequently in Cape Harbor.

Although we physically have “beds for 10-12 bodies,” generally we can only accommodate 6 adults; and not all combinations of over 8 guests will make sense due to the types and locations of beds and the layout of the two bathrooms. We do not allow temporary beds or air mattresses to be used to increase guest count; and couches cannot be counted as beds to increase guest count. Please inquire with hosts to discuss your guest list before submitting a booking request. We reserve the right to request an additional, but refundable, Security Deposit of $500 to $1500+, based on guest count and group composition.

🏊 POOL USE & RULES:

Electric heater (set to 82*F) runs from 11am-6pm daily. An insulated solar cover can be used nightly to maintain overnight temperature, reduce evaporation, and add extra heat (upwards of 90*) when left on overnight and through the sunny morning hours. General pool rules include:

- GUESTS TO ADD WATER REGULARLY

- NO DIVING - only 6’ depth

- NO FOOD IN POOL

- NO GLASS IN POOL

- NO GLASS IN LANAI AREA

- NO SUITS OR TOYS THAT HAVE BEED USED IN THE OCEAN WITHOUT FIRST BEING WASHED WITH SOAP


🚣🏼‍♀️🎣 DOCK/WATERFRONT USE & RULES

The boat (in pictures) is not available for use or rent; and unfortunately based on angle of the dock to the canal, we do not allow boats (rental or owned) to be parked at or tied to our dock. A charger can pick up and drop off at the dock, just not be tied/docked. Great waterfront area for drinks and sunsets. Two large angler-style kayaks are onsite for use off the dock. Fishing can be good off the dock, please see DNR for licensing and species/safety info.

🍀 ACCIDENTAL DAMAGE PLAN FEE:

$79 Fee added to all bookings for accidental damage protection, as offered by VRBO and through CSA Travel Plans. If any item or appliance breaks during your stay, this policy reimburses the owner for repair or replacement costs, up-to $3000. Please notify host of any damaged or broken items before check-out. As noted under “guest count” an additional refundable security deposit may also be requested.

🧼🧹CLEANING SERVICE FEE:

$350 per stay, charged at booking.

⚡️ ELECTRICAL USAGE:

We typically do not charge an electrical usage deposit; however, we will communicate with renters via VRBO for any days flagged by Lee County Electric Co as “high usage” days so that adjustments can be made. Our typical occupied kWh usage daily is 60-80; we get alerted for any days over 90kWh. Leading cause is turning the A/C too low (it is set at 72*) and/or leaving windows and doors open with the A/C running.

📖 WELCOME GUIDE:

The week before check-in, you’ll get an email and/or text from Touch Stay with our Welcome Guide. This has reminder info regarding rental rules as well as maintenance items (ie: how and when to fill the pool water level, etc.)

✅ CHECK-OUT CHECKLIST:

We ask that upon checkout, you:

(1) strip all beds, leave stripped sheets on each bed.

(2) empty fridge/pantry of any perishable items, using the outdoor trash bins (not the sink.)

(3) place all used towels in the laundry room. You may opt to start/finish a load or two of towels to help the cleaning crew get a head start.

(4) Take trash/recycling cans to street on Sunday nights for Monday pickup

🚘 TRANSPORTATION RECOMMENDATIONS:

- Water taxi availability, to Sanibel (etc) for up-to 6

- Lyft/Uber decent local availability.

- As an alternate to the big car rental firms, we recommend the Turo app (like a VRBO for Cars)

- Ron’s Airport Transport is located in Cape Coral and they only do pre-scheduled airport (to/from) trips, for up-to six passengers and optional car seats.
