FOUR BEDROOMS/ THREE BATHROOMS
Upstairs
Master- KING bed with en-suite bath, walk in shower and access to top deck.
Room 1- KING bed, en-suite with tub (shared with bonus room)
Bonus room- twin day bed, use to curl up with a movie or as extra sleeping space, shared bathroom, access to top deck.

Downstairs
Room 2- Queen bed, first floor
Room 3- Twin bed x2, each bed has roll away trundle
Shared Bathroom with tub

Kitchen fully stocked with dinnerware/utensils/small appliances.
-Satellite internet available.
-We do not have a TV provider but each room is equipped with a smart TV to log into your favorite service or app.

• The minimum age for the person renting the house is 24 years old.
• The person who rents the
property must be present for the entire rental period.

1. It is the responsibility of the renter to ensure that any visitor also complies with our House Rules.
2. *Smoking is not permitted anywhere inside the property. Guests smoking inside the property will result in loss of the security deposit.
3. Any extra overnight visitors must be approved in advance and will have to pay an extra fee as set out in our rates. 
4. No parties or events are allowed. 
5. Any small gathering is restricted to guest approved to stay the night.
6. Please park your vehicle in the designated space. 
7. In the event that you need to park on-street, please keep our neighbors in consideration and ensure that you don’t block access to their properties. 
8. Our garage is off-limits.
9. **HOT TUB is only available seasonally in winter month.*
10. If any neighbors report excessive noise, your rental agreement could be terminated and you’ll be asked to leave our property. Should this happen, it will result in a loss of the rental amount
11. **CHILDREN AND MINORS should at all times be supervised at our property by adults. Guests are responsible for the safety of their children at all times. 
12. We are not responsible for the loss of any personal belongings or valuables
13. We are not responsible for any guest injuries sustained inside the house or on the property.
14. Failure to follow any of these house rules is a breach of the terms and conditions of your reservation.
15. An extra cleaning fee will be applied if the condition of the house requires additional cleaning. This fee will be based on charges by cleaning crew.
16. We reserve the right to evict any guest or visitor who fails to adhere to our rules. 17. A late check out fee of $50 for every 30min past check out time will be applied unless otherwise agreed upon.
