This Private basement suite offers guests with one level/no slopes access with an at home feel. Where guests can enjoy relaxation, peace & comfort with friends & family

1st Bedroom: King size memory foam mattress with ADJUSTABLE base, desk, smart tv & gorgeous view of the mountain range. Also a large walk-in closet (highchair in located in here), air purifier fan, luggage rack, extra pillows/blanket & a safe located in the dresser

2nd Bedroom: Bunk beds-twin over twin & a queen size memory foam mattress. Smart tv w/NES Nintendo system over 600 old school games on it. Dresser, air purifier fan and large walk-in closet. In this closet is extra blankets/pillows, Also a Beauty Parlor! With a table and 2 beauty mirrors where makeup and hair styling can be done in comfort

Kitchen: (The mountain view in the picture is a window mural. not an actual view) Enjoy a full view of the living room/tv from the kitchen seating area & the mountain range/yard view out of the windows. Fully stocked kitchen with everything you need to entertain and cook during your stay. Oven, Microwave, Air Fryer Confection Oven Combo, 18"x11" large flat counter-top electric griddle (great for pancakes/French toast) Crock pot, Electric Water Kettle, Blender, Toaster, Coffee maker, Keurig (Coffee/Tea Provided), Island, rice maker, Water filter Pitcher (in fridge), spices & all cooking/Cooking oil/Bowls, Cookware, Etc.

Laundry Room: Washer & Ventless Dryer. Ironing Board & Iron. A large connect four wall game and a pin the ball on the game (See pictures) A pack and play, cornhole boards and bean bags, baby bath, Basketballs/footballs & small basketball hoop are located in here (There is a basketball court within close walking distance of the suite & can be seen from the porch)

Living Room: Comfy seating area with a comfy sectional, 65" Smart tv, Electric fireplace stocked full of board games/puzzles. Pac-Man arcade. Kids Frozen and lion king themed chairs (see pictures)

Kids Play Room: With interactive wall game, animal pillows, puzzles and stand play table.

Private porch and fully fenced in yard (wooden fence with wire mesh secure for even the smallest of dogs) Covered patio seating with full sectional sofa & patio string lighting, A Hot Tub, swing set, gas grill, propane fire pit. Picnic style table so you and your family can enjoy the sunsets over dinner. Keep your eyes out for little bunnies, deer & squirrels running around outside. And enjoy a game of cornhole in the yard. At night the porch lights are on a timer and provide a peaceful feel while you and your family can relax the day away in the hot tub

Also: The upstairs is where me and my roommate are/reside. It is completely blocked off and separate/secured from the downstairs. No kids or animals stay on this level either. So the private basement suite is private, quiet and comfy. All I ask is that you kindly respect indoor and outdoor quiet hours as do we.

Rules/Guidelines:

-Please remove your shoes upon entering the suite. There is a shoe rack by the door. I appreciate your cooperation in helping keep the carpets clean

-Please be respectful and aware of the noise levels (especially after quiet hours) with the neighbors when coming and going

-Cigarettes/Vaping outside only. Please use the ashtray for your cig butts and please don't throw them on the property. No weed/other drugs brought into the suite or smoked on or around the property at any time

-This property is not suitable for parties/events/gatherings to maintain a peaceful atmosphere for neighbors and surrounding areas. This is to ensure compliance with local regulations and prevent overcrowding. *If you wish to have visitors over during your stay, please message me first to approve ($15 a visitor per day $30 overnight per night)

-No open flame indoors like candles, scent burners etc

-I accept Dogs but do not accept cats/other animals allowed at any time
There is a doggy door that leads out to the fully fenced-in yard. Please clean up after your pup (pooper scoopers provided) & I kindly ask to please keep your dog(s) off the couch/beds/sheets as much as you can or an extra fee of $105 fees will apply- Thank so much!

-A link for the hot tub rules can be requested before booking but are provided in the suite to all guests upon arrival as well as sent in your check in message sent to you the day of your arrival. The rules/guidelines must be read & followed by guests before use of these amenities to avoid fines, risks & possible cancelation of reservation.

(20+ stays only includes start up toiletries, laundry soap, shampoo, conditioner, and body wash. There is an additional $100 cleaning fee added. And I offer a Dog fee discount - Please message me before booking so I can help)

RULES & GUIDELINES FOR HOT TUB

Hello I’m Ashley, your host. As a host, It is important to me that you & your guest(s) know what I expect from you when using the hot tub. I truly want you to enjoy the hot tub safely, so that’s why I have provided instructions on its safe usage.
Reading these instructions & following them shows that you care about not only my home but the safety/protection and wellbeing of your family & other guests. Not following some or following ANY of these rules/guidelines presented in this contract at any time could result in fines, risks & cancellation of your reservation. So please take careful consideration in reading over everything stated & taking responsibly when using this amenity for your enjoyment & relaxation.
It Is for You & your friends/family members SAFTEY & enjoyment. Despite being a luxurious item, hot tubs can be very risky. From overheating to drowning, there are different safety risks that threaten your & your families well-being. And it Is the responsibility of you & your guests to understand & follow these rules/guidelines in their entirety. It is a luxury item that needs to be handled with care, safety & understanding. So it is VERY important to read & understand everything BEFORE using this amenity
To Avoid Unplanned Expenses
You need to know that once you check into this Vacation Suite, you are responsible for everything under you. If you ignore any hot tub rules, you are liable for repairs from misusing the hot tub. As well as possible fines & cancellation of your reservation without refund.
It Is for an Enhanced Experience
Another reason why it’s important to follow hot tub rules, is because it makes your stay more enjoyable. Many people like hot tubs because they help them relax after a long day — especially on vacation!
RULES & GUIDELINES FOR HOT TUB:
1. Maximum Hygiene is SO important BEFORE Using the Hot Tub. (A MUST) Please shower/rinse off with soap & water & change into clean swimwear before getting in the hot tub. This is to wash off any oils & lotions from your skin. These things can affect the water chemical balance that could affect the harshness of the water on your hair & skin. Ladies also try to put up your hair to protect it from the chemicals & to protect the chemical balance of the water. You should also know dirt, products or bacteria may have accumulated on your skin/hair.
2. Hours Of Operation 8am-10pm Monday-Sunday
3. Age restrictions for hot tub is over the age of 8 years old and never without supervision of an adult at any time unless over the age of 18. A Camera is angled at the hot tub for the safety and to prevent risks of the guests using these amenities. And to protect both the guest and host from any potential issues that could arise.
4. The hot tub has a cover that should be moved out of the way before use. It is guests responsibility to place the cover back on correctly & securely (make sure to clip the side clips it gets windy here and the cover will blow back) after use to maintain chemical levels & cleanliness. So after using the hot tub please place a packet of the shock provided into the water before putting the cover back in place
5. Food/Cigarettes are NOT to be consumed by guests during the use of the hot tub at any time. Drinks are allowed but are asked to make sure not to spill in the hot tub for levels & cleanliness of this amenity. There is a charge pf $100-200 for my maintenance company to drain and rebalance the hot tub in this case. So please take precautions so that these charges won’t be required of you to pay during your stay. Also keep in mind that Alcohol is extremely dehydrating and makes it difficult for your body to regulate its temperature inside and outside water.
6. Wet towels are not to be placed inside on the carpets/furniture/beds to avoid causing mold & destroying property. Hooks to hang wet towels have been placed on the house wall right outside the door, in the laundry room & bathroom where they can dry out and be used again during your stay
7. The maximum occupancy limit for the hot tub is 4 people using at one time. It can over fill and make the hot tub water temp colder
8. No dogs allowed in the Hot Tub at any time or fines of $200 will be charged to reservation.
9. No diving/Stunts allowed to be performed by any guest at any time the hot tub
10. Make sure feet do not have gravel and rocks stuck to them before entering the hot tub. This can cause damage and can lead to leaks, damage to the structure & costly repairs.
