Sleeping Arrangements: Features a brand-new, ultra-comfortable King bed plus a twin blow-up mattress to comfortably host a third guest.

Kitchen & Bath: A fully stocked kitchen equipped with brand-new, modern appliances. Clean up after a day of hiking in a full shower/tub combination bath.

?? Dog-Friendly Policy
We love hosting four-legged travelers! To ensure a safe and clean stay for everyone, please review our strict policy:

The Basics: Dogs only (maximum of 2). There is a $100 non-refundable fee for up to 2 pets. More than 2 dogs must be approved in advance on a case-by-case basis.

Advance Notice Required: We must know you are bringing a dog before your arrival. Unannounced pets will trigger a $250 penalty plus the normal pet fee.

Furniture & Crating: Dogs are strictly prohibited on all furniture, including beds and sofas. If left unattended in the loft, your dog must be crated.

Fees & Eviction: Evidence of pets on furniture results in a $100 charge. Any damage or indoor accidents will result in a $200 charge. Bringing pets to non-pet-friendly units can result in immediate eviction without a refund. Dogs must be kept on a leash at all times when outdoors.

Local Shopping Tip: We highly recommend hitting the grocery store before arriving at the property. Bryson City’s main grocery store, Ingles, closes at 10:00 PM most of the year, but closes earlier during the winter months.

?? Mountain Roads & Driving Disclaimer
Road conditions in the Great Smoky Mountains can change rapidly due to unpredictable weather. Property roads and driveways consist of pavement, gravel, or a mix of both.

Vehicle Recommendation: We highly recommend a 4WD vehicle with higher ground clearance to safely navigate the terrain, especially during winter, heavy rains, or fall leaf season. Low-clearance vehicles cannot access certain area roads, including the Watershed Resort.

Refund Policy: NO REFUNDS will be issued if you are unable to reach the loft due to road or weather conditions. Please check local conditions before your journey.

?? Water Conservation Policy
To protect our beautiful mountain ecosystem, we practice strict water mindfulness. Please help us preserve our natural resources:

Limit shower times and turn off the tap while brushing teeth.

Reuse towels and linens when possible; run the washer sparingly.

Only run the dishwasher when it is completely full.

DO NOT use property water to wash your car. Report any leaks immediately.

?? Active Wildlife Notice
Western North Carolina is home to incredible wildlife, including an active black bear population. For your safety and theirs, please follow these guidelines:

Secure Food & Garbage: Bears have an incredible sense of smell. Never leave food in your vehicle. Reattach the safety bungee cords to the outdoor trash can lids every single time you use them.

Stay Aware: Be alert during dawn and dusk when wildlife is most active. Maintain a safe distance and never approach a bear.

Safety First: Make noise when walking outside to alert animals of your presence, and always keep your dogs leashed.
