‘The Coastal Hourglass' is 2-bedroom beach house (sleeps 9) located just blocks from Crystal Beach on the Bolivar Peninsula. This adorable home has been professionally decorated with comfort and quality in mind- plush linens, comfy beds, Smart TVs, a fully equipped kitchen, and more! Fenced-in backyard has a large deck, grassy areas, outdoor shower, grill, multiple outdoor seating areas with fire pits, and a hammock. Pet-friendly with agreement and pet fee.

'The Coastal Hourglass' is a 2-bedroom beach house located just blocks from the beach!! This adorable and luxurious home is located in Crystal Beach on the Bolivar Peninsula and has been professionally decorated with comfort and quality in mind for our guests... plush linens, comfy beds, smart TVs, a great outdoor space with multiple seating areas and fire pits, a fully equipped kitchen, and more! The kitchen is fully stocked with items like a crockpot, Keurig, coffee maker, KitchenAid Stand Mixer, air fryer(!), and every little gadget we could think of to make your stay easy and enjoyable! The family room boasts plenty of seating with tons of natural light, board games for family fun, and a large Smart TV!

The primary bedroom boasts a king-sized bed with a Smart TV. The en-suite primary bathroom has a stand-up shower. The second bedroom offers a queen-sized bed and fun full-sized bunk beds with a twin trundle! The shared full bathroom offers a vanity and tub/shower combo. We supply shampoo, conditioner, body wash, plush white towels, black makeup towels, a hairdryer, and more in both bathrooms! The backyard is fenced and the outdoor spaces boast a large deck, grassy areas, an outdoor shower, a grill, multiple outdoor seating areas with fire pits, and a hammock for you to enjoy!

In addition to this amazing house, you get an easy experience from start to finish when you book with us (A Stay Above The Rest). We have an incredible team you can call, email, and even TEXT(!) who regularly get called out by name in our homes' reviews. We are available 24/7 for our guests. There are also no keys- you get your very own door code that will only work for the duration of your stay with our smart locks for extra security and peace of mind. We also provide a detailed property and destination guide for each property with things we like to do, eat, info on the house, and more! We are a Texas-based company, family-owned, and have a true passion to be "Above The Rest" in all that we do! Book now as rates and availability are subject to change at any time.

We do same-day bookings! The calendar is ALWAYS up to date!

Please note: Internet is supplied from a satellite and can be spotty/ weak.

* We are pet-friendly for 2 dogs but do require you to let us know, pay an additional pet fee of $120 , and agree to our pet rules.
* Pet fees are NOT included in the original reservation price or room rate provided by Airbnb when booking
* Any applicable pet fees will be added to your reservation MANUALLY and charged AFTER you book.
* Payment requests will be sent through the resolutions center and must be paid for before check-in.
* Exterior video surveillance at entrance points which records when motion is detected (Ring brand). We care about protecting your privacy - NO cameras face the interior or inside the house.
* NO Parties- you will be fined and may have to leave the property with no refund.
* NO Smoking and/or vaping inside the home or near any entry point.

Property Damage Protection
Included in your rental rate, our coverage safeguards you against accidental damages up to $1500, ensuring your relaxation and enjoyment during your stay.

A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and _____________________ (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.

Property. The property (“Property”) is located at:

The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]

Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

***Identification must be presented for Guest**

Maximum Occupancy: Maximum number of guests is listed on each property listing site.

Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.

Term of the Lease. The lease begins at 4:00 p.m. on ___________, 20__ (the “Check-in Date”) and ends at 11:00 a.m. on _________, 20__ (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.

Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.

Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.

Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.


Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.

*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:

100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

*When booked through Marriott HVMB, these cancellation policies do not apply. Please refer to Marriott HVMB for the cancellation policy that applies.

RELEASE, DEFEND, INDEMNIFY AND HOLD HARMLESS:

ALL GUESTS AS DEFINED IN PARAGRAPH 1 ABOVE AGREE TO RELEASE, DEFEND, INDEMNIFY AND HOLD THE RELEASED PARTIES, BOTH OWNERS AND PROPERTY MANAGERS OR AGENTS, HOLDIGN THEM HARMLESS FROM LIABILITY OR CLAIMS, DEMANDS, DAMAGES AND COSTS FOR OR ARISING OUT OF:

ANY DAMAGE, INJURY, DISEASE, SICKNESS OR DEATH TO GUESTS OR INVITEES, RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES; OR
ANY DAMAGE OR LOSS TO PERSONAL PROPERTY CAUSED BY OR RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES.

ALL GUESTS AS DEFINED IN PARAGRAPH 1 ABOVE UNDERSTAND, ACKNOWLEDGE AND STIPULATE THAT THIS AGREEMENT INCLUDES ANY SUCH CLAIMS, DEMANDS, DAMAGES AND COSTS ARISING OUT OF NEGLIGENCE ON THE PART OF THE RELEASED PARTIES.

11: NO REFUNDS FOR INABILITY TO ACCESS OR USE RENTAL PROPERTY

Nice, clean home
The house was wonderful. Everything you would need to feel “at home”. Little added touches were thoughtful and above my expectations. Top-notch appliances in kitchen and throughout. It is located close to the beach, restaurants and Big Store. It is EXTREMELY CLEAN which I LOVED. I would definitely stay again!!!

Great family vacation!
We had a great time during our stay. The house is conveniently located near any and all essentials. Quick walk to the beach and plenty of space for us to spread out.

Loved it!
Our family stayed here for over a week and it was perfect for us! The neighborhood has more than 1 beach access road and it’s so close to the grocery store and gas station. Everything in the house worked well and the owners were available for any small question I had.
