Cleaning Expectations & Fee Transparency
In accordance with the new California short-term rental law (AB 2202), we want to be fully transparent about cleaning responsibilities and fees. We aim to provide a clean, comfortable space for every guest. Our standard cleaning fee covers routine turnover services, including laundry, sanitizing surfaces, and general tidying up.

To help us maintain this standard and avoid additional fees, we kindly ask guests to:

1. Take out all trash and place it in the designated bins
2. Load and run the dishwasher (or hand wash used dishes)
3. Leave used towels in the bathroom or laundry basket
4. (Optional) Strip used beds and leave linens in one place.
5. Report any accidental spills or damages right away.

Extra Cleaning Fees May Apply If:
Sometimes, extra cleaning is required after a stay. To be fully transparent, here are examples of situations where an additional fee may apply:

Excessive trash or mess left throughout property -- $150–$350
Unwashed dishes or cookware left out -- $15–$30
Extremely dirty or stained sheets/towels -- $25–$75 per bedroom
Bleaching required for linens/mattresses -- $50–$100
Carpet/furniture stains -- $50–$150
Biohazard cleanup (e.g., vomit, bodily fluids) -- $100–$250
Unapproved pet messes or excessive hair -- $75–$150
Strong lingering odors (smoke, etc.) -- $550-1000
Outdoor areas left dirty (trash, BBQ mess, etc.) -- $25–$75

We only apply these fees when necessary and always document them with photos and cleaner invoices, if applicable. Thanks for helping us keep our place in great shape for you and future guests!

***Strictly no parties or events, no pets (owner is allergic), and only a total of 14 guests is allowed for sleep count. Only a total of 5 cars can park at the property, 3 in the upper driveway and 2 in the lower. Strictly no street parking or in front of the neighbors' houses due to strict HOA rules. Once you arrive, you'll be awed by the villa's spaciousness and luxury. The villa features seven expansive bedrooms, two with king beds, four with queen beds, and one with a full bed. Two of the bedrooms even have a private exterior entrance for added privacy. Plus, we provide a queen air mattress for your convenience. The villa can accommodate up to 14 guests, including children over seven.

Inside, you'll find ample space for your entire family to relax and unwind, with spacious family rooms, a game room, and dining areas. If you need to work remotely, there's a dedicated workspace with fast and reliable wifi, good lighting, and a wireless printer. Plus, essential amenities like complimentary parking, free wifi, and self-check-in are all included. We've even provided toilet paper, hand and body soap, shampoo and conditioner, towels, and linens for each guest bed to ensure your comfort.

Outside, the villa boasts a spacious patio and seating areas, a huge pool and spa, and breathtaking views overlooking Folsom Lake. As our guest, you'll have full access to the home, with the exception of the garage, which is not included in the rental.

Please be aware that we have decibel readers on the property to comply with county regulations for quiet hours. These devices are only used to measure sound levels and do not record any audio. We kindly ask that you refrain from playing loud music on the property as our neighborhood has strict noise restrictions.

THERMOSTAT: Your comfort is important to us! The thermostat can be set between 68 and 75 degrees. If you need to switch from cooling to heating mode or adjust the temperature, please contact us directly. For fresh air, feel free to open the doors and windows when it’s comfortable, but be sure to close them when using heating or air conditioning.
