Welcome to our spacious executive style home on a wooded natural waterfront 15 minutes from the NASA Kennedy Space Center, Port Canaveral and Cocoa Beach!

With over 4,400 sq. ft. of open concept living and recreation space, 4 bedrooms and 3 bathrooms, this expansive two story home has five queen beds, two futon beds and five extra storable beds (12 beds total) accommodating up to 15 guests*.

You’ll enjoy stunning panoramic water views characterized by glorious sunrises and majestic moonrises over the Indian River lagoon, highlighted by NASA's iconic Vehicle Assembly Building (VAB) and unobstructed views of exhilarating rocket launches.

Our property is on a natural ~1 acre waterfront setting frequented by dolphins and manatees, blending seclusion with convenience in the local community of Port St. John between historic Cocoa Village and Titusville.

☞ * Maximum 10 adult guests (recommended) / 15 guests total. Guests exceeding 10 total must be disclosed and are subject to an additional surcharge (infants under 2yo stay free)

☞ Primary renter must be 25+yo and be personally resident at the property throughout the rental period.

☞ Any visitors are subject to Host approval.

NO PARTIES: Unauthorized events or people at the property are strictly prohibited. Respectful celebrations among registered guests are welcome, but no disruptive gatherings of any size are allowed at any time.

HOT TUB

☞ Hot tub operation is automated and can be scheduled with the Host.**

Hot Tub/Spa: The hot tub is complimentary up to 3 hr/day and additional hours can be scheduled for $5/hr [changeable with 24hrs notice]. Operational hours are between 7am-11pm . When in use, the hot tub is heated to ~100°F / ~38°C. 

[**SEASONAL NOTE: Hot tub heating requires a mean temperature above 60°F and may not be viable during colder days].

HOUSE HEATING/COOLING

The house has separate main floor and 2nd floor HVAC systems. Guests have control over the house heating and cooling between ~70°F / ~21°C and ~80°F / ~27°C.

PETS

Furry family members are welcome at no additional charge (up to 4 dogs, any size) but must be disclosed when booking. A fenced dog run is pet-accessible from the pool deck for potty.

DAMAGE PROTECTION INSURANCE POLICY

$10,000 coverage / $0 deductible

This short term rental includes an automatic $10,000 / $0 deductible damage and loss protection insurance policy protecting Guests and the Host from damage, theft or losses to the house or guest property and belongings during the stay.  (See rental agreement for details).

☞ Please note that the natural shoreline is not part of the property amenities and river access is at guest’s sole risk.

FEES & REFUNDS: Fees for extra services (e.g. hot tub) are payable in advance to the Host, prior to the services being rendered. Unless otherwise agreed, any deposits, refunds or other moneys payable to Guest resulting from the stay or its cancellation will be reconciled with the account balance, if any, and paid fifteen days following the booking departure date, or following closure of any insurance or other claims pending, excluding weekends and holidays. Booking cancellation refunds are subject to the cancellation policies applicable and will be paid net of a 5% charge on the original booking amount (net of taxes) to cover banking and platform transaction and processing fees.

We were lucky to have found this property for our 10 night stay. We were surprised by several rocket launches during our stay. Elon himself doesnt have a better seat as the home is perfect for viewing the launches. Everything was as listed and the host was very helpful on .info.

Perfect Celebration House w Rocket View!

The house was perfect for our family to all gather and do a birthday celebration weekend. Plenty of sleeping options, plus several sitting and conversation areas. The pool patio and water view was a favorite for sure. We were very fortunate to have a front row view to enjoy the Falcon Rocket Launch. Amazing Weekend!

The View! The Pool! Awesome!

We did a long weekend so my mother -in-law from Michigan could meet her 4 great grandchildren. We spent most of the time in the beautiful pool and wonderful hot tub. Also kept busy watching a rocket launch and paddle boarding right out back. While paddle boarding we came across dolphins and manatees. So great we were able to bring our 4 legged friends for the adventure. Didn’t do much cooking but the kitchen was exceptionally stocked! Beautiful home in a good location!

First-Rate House

This is a beautiful house that is well-decorated, clean, and roomy. The details are amazing, from the quality of the cookware, plates, glasses and cutlery to the numerous appliances (waffle-maker, juicer and panini press just to name three). There were ample towels of high quality with plenty of extras (even beach towels!). The pool area had enough seating for all of us. This is a first-rate home with a beautiful view (we saw 2 rocket launches from the pool area!) that presented exactly as advertised.The communication with the property manager was truly outstanding.

Spring Break '23

We had a great time with family friends! Bob was on top of everything. Any issues that popped up, he tried to deal with immediately. There was a dolphin friend that graced us with it's presence every morning between 10:30-11a.m. Heard playful Manatees snorting and splashing at night. Saw 2 launches from Cape Canaveral, a 3-D printed rocket & a shuttle, right from the lanai! Great location. Easy little jaunt to Kennedy Space Center & Cocoa Beach. Two grocery stores within 5 min. And only 40 min back to Orlando for Airport, and a waterpark day. Great way to escape the end of our Wisconsin Winter.

Space vacation

Fabulous house for our space vacation. Easy 20 minute drive to KSC, and we cannot believe our luck getting to watch a night launch from this amazing location. The house is directly across the Indian River from the SpaceX (non-manned) launch pad— what a terrific view of the launch- truly incredible. House was immaculate and provided plenty of comfortable beds for 2 grandparents, 2 parents, 2 tweens, & 1 teen. We all enjoyed the views of sunrises & wildlife. We put the house binoculars to good use helping us identify many birds, incl ospreys, great blue herons, green herons, egrets, ibis, pelicans, seagulls, etc. we were surprised that dolphins swim up the river and fish in the water right in front of the pool. Kids loved the pool and pool toys provided, & the veranda is a wonderful place to relax. There were plenty of seats for all. Location is easy access from airport, and we visited the Winn-Dixie across the street & Publix a mile away. We did the 20 minute drive to check out Cocoa Beach via public beach access (rough water), and manatee viewing at nearby Manatee Cove Park was fun. Our host, Bob, was not only responsive, but graciously hospitable as well. House is well stocked. We would definitely stay again.

Room to roam with great views of shuttle launches and dolphins!

We thoroughly enjoyed our stay here. Large enough for us to spread out with no waiting for bathrooms or showers in the mornings. The communication with the manager is superb. The house is in a good location especially if you want to view shuttle launches, which we were lucky enough to see 2 of them during our stay. The pool table is a great addition and was used frequently. The sunrises here are amazing and very picturesque. We loved that it is on the water and quite often could watch the dolphins in front of the house as they hunted! I The pool and hot tub are both very nice, although the pool water was just a tad on the cold side, but you get used to it very quickly. The lanai is so cool and we spent most of our time out there. The pool toys supplied are a nice touch. The manager went above and beyond our expectations for special requests that we had and I cant say enough how much I appreciate that. Top notch! The only downside is (and its really not that big of a deal) is that the highway in front of the house is busy and traffic can be very loud at times, however wouldn't keep me from staying here again. The property however is somewhat secluded and we really appreciated that. There are plenty of trees on and around the property and we never seen or heard the neighbors to the north. The grocery store is right across the street which is SUPER convenient, especially with large families. Overall this is one of the nicest properties we have rented!

Misrepresentation

The intent of my post is not to disparage this rental or the owner, but rather provide an honest review. I begin by giving kudos to the property management company for their quick responses and efforts to address the many issues my family encountered. I engaged in a ridiculous amount of communication with them daily. Eventually, it was revealed that my rental week had followed on the heels of an unauthorized party. The unfortunate result was extensive damage, some of which was not discovered or able to be totally fixed before we arrived. To be fair, not all of the complaints that we had were the direct result of the house party. It was obvious that this rental had already been in need of attention and repairs both inside and out. I'm choosing not to enumerate all of the issues as this would serve no purpose. To our dismay, the expectations we had from the reviews and numerous photos of the property did NOT match the reality.

We are sorry that this guest’s stay was impacted by an unauthorized party that damaged the house prior to their arrival. We did our best to repair the house, proactively communicate outstanding issues that we were aware of, and address any additional issues they bought to our attention during their stay. We appreciate their kudos for our efforts and are sorry their stay was not ideal, but we feel a ‘1*” rating is neither reasonable or consistent with STR rating standards, and we deny that the property is misrepresented in any way. We don’t know what to say about their claim that prior reviews and pictures ‘did not match the reality’. All the prior reviews are real and all the pictures in the listing are authentic, recent and untouched. So we regret that the house didn’t live up to their own expectations as much as it did others. (“Misrepresentation” is a serious allegation - and we invite readers to look through the many positive reviews on this site and other STR rental platforms. We note that outside of the temporary party damage, nothing has changed with the house or listing in any material way since the many positive reviews left by prior guests.) Perhaps in hindsight it would have been best to just cancel this guest’s stay - but we knew how important it was to their family, so we instead scrambled to fix the known damage caused by the unauthorized party, to tell them about what we couldn’t fix, and to do our best to address whatever was brought to our attention during their stay. We’re sorry they felt our level of communication was ‘ridiculous’ - we were trying to be responsive and proactive, and our House Rules and Rental Contract require mutual proactive good faith communications. We would prefer to be totally transparent and enumerate the issues this quest experienced so future guests reading this aren’t wondering what was so horrible to cause them to give a ‘1*’ rating and claim 'misrepresentation': We proactively advised this guest of the following wear and tear matters that we weren’t able to address before their arrival: - The Keurig coffee machine LED screen was malfunctioning (they advised us that they were having issues with it so we replaced it with a new machine on the 2nd day of their stay) - The dryer belt had developed an annoying squeak (we offered to call in a service appointment to fix it, but they declined and said they would ‘live with it’) - One of the TV remotes was deprogrammed (we explained how to operated the TV without it) The guest advised us of the following additional issues that we weren’t aware of: - A bathroom exhaust fan wasn’t working - A cold-water faucet handle had come lose - One of the outdoor ceiling fans wasn’t working - Blinds were damaged on an exterior door - The dog run had not been cleaned up (we sent them a $50 refund for this inconvenience) - The freezer wasn’t freezing properly and ice was not being made (we offered to call in a repair service, but the guest declined - so we sent them a $100 refund to reimburse ice purchases and for the inconvenience) The guest also brought some other household wear and tear matters to our attention, like a cracked mirror and a chewed / scratched door. We try to set guest expectations in the listing description and the House Rules and Rental Agreement that the house is a residence, not a hotel, and is subject to typical household maintenance nuances that are amplified by the added wear and tear of rental traffic, and that damage caused by one guest cannot always be fixed in time for the next. We also try to depict the house honestly in descriptions and pics in the most authentic way possible, and we also encourage booking guests to review the online video tour to ensure that the house is the right fit for them. So despite some unfortunate issues left over from an unauthorized party that we regret, and some (relatively minor) routine maintenance issues that impacted them, we contest this guest’s ‘1*’ rating as unreasonable and inconsistent with STR rating standards, and deny their allegation that anything about the house or its listing is misrepresented. —> We’d like guests considering renting the property to know that we blocked the two weeks following this guest’s stay so the remainder of the party damage and other maintenance issues could be fixed before the next guests arrive, who will hopefully enjoy the property as much as other more positive reviews depict. Disappointed

Kitchen - Garbage disposal jammed; my husband had to fix. Not stocked with enough plates, bowls or silverware. We had to supplement with paper. Plenty of coffee Mugs. If you tell Bob you are missing something, he will Amazon it to you. (He is responsive, but not proactive) Bedrooms - are adequate. Bathrooms - functional, the downstairs bathroom had a towel hook that pulled out of the wall, and the toilet seat has seen better days. Overall, it reminded me of a college apartment. Pool & Spa - the booking is a misleading. The nice grill was zip tied closed and there was a VERY DIRTY two grill gas burner available for renters. I worked with Bob ahead of time to adjust the heater on the spa. We paid extra, have not yet received a credit. Upon arrival the spa was cold, and it was discovered that there was a problem with the line to the spa. While this was perhaps not a direct cause from Bob, he is ultimately responsible, and we lost 4.5 days of our 7 of hot tub use. Spa was not properly checked prior to our arrival. When it did work there was a wild temperature swing of 96-104 degrees, making it generally uncomfortable to be in. The deck has many holes in screens, exposed nails on deck railing.

Despite this negative review being disingenuous and misleading from a guest who did not follow or respect House Rules, caused unreported damage, was surprisingly disrespectful and discourteous in communications, and who we would not welcome back, we take all guest reviews seriously and will provide our feedback as objectively as we can so prospective guests reading this can have the full picture. We note that the only material difference in the contrast to all the positive reviews from happier guests is this guest themselves, as there have been no major changes to the house since previous guests who consistently provided 5* reviews and well meaning suggestions. To set the record straight on the various matters mentioned: - GARBAGE DISPOSAL: The garbage disposal was working prior to the guest’s arrival, and yes, garbage disposals can jam, but it is not true that the husband “had to fix”. We offered to send a plumber at our cost but the guest expressed familiarity with the simple fix needed and offered to unjam it, so we accepted. - KITCHEN: The kitchen is stocked with at least a 20 count of each dinnerware element. There have been larger groups at the house and no one has ever complained about a lack of supplies. (However, we prefer to overstock the house and we have ordered additional kitchen supplies so no one feels underserved.) - TOWEL HOOK: Yes residential household items and amenities get damaged in the course of the heavier than normal wear and tear of short term rentals - however guests are required to honestly report damage that happens during their stay so it can be addressed fairly. This guest did not report that one of the bathroom towel racks had broken during their stay, and simply left it for cleaners to find. - GRILL: We explained to this guest that the main built in BBQ grill had been damaged prior to their stay and the replacement grill was backordered. The temporary secondary grill is not “for renters” as they suggest, it is simply the back-up to the damaged main grill until the replacement arrives. House Rules require guests to clean the grill reasonably after use and leave it the way they would expect to find it. Cleaners are required to double check the grill and clean it if necessary. So the grill should not have been dirty and the cleaners should not have missed it, but the real failure was this guest not reporting the dirty grill to us so we could have it properly cleaned for their stay and mitigate the safety issue of a fire hazard that should have been reported to us immediately as was required under the House Rules. - HOT TUB: It is not true that “Spa was not properly checked prior to our arrival”. The spa/hot tub had been working perfectly fine, however there was an unforeseeable issue due to a series of errors by the propane delivery service that we worked as quickly and transparently as possible to resolve. [The hot tub and pool heater is fed from an underground propane tank. Prior to the guest’s arrival we had arranged for a full tank delivery to ensure there would be enough propane for the guest’s week long stay. We learned only through trouble shooting and calls to the propane company that during the delivery the driver had apparently broken the regulator on the tank and disabled the propane flow, but had failed to inform his customer service team about it, so it was an unknown issue to us until we discovered it after the guest’s arrival. RESOLUTION: we worked the issue as a priority with the propane company who expedited a repair service. CREDIT: The day after the guest’s departure we offered a full refund for the additional propane fee that had been prepaid, plus an additional compensation payment for the loss of use of the hot tub for the first four days of their stay, and the guest accepted the compensations offered as fair. The refund payments were then sent via the platform process, and verifiably received, but this guest has apparently not updated their review to reflect this. TEMPERATURE VARIATION: The “wild” temperature variation of 8 degrees the guest claims experienced with the hot tub was never previously mentioned by this guest or observed by any other guest or the host. The heating system maintains a hot tub temperature average of ~100-102 degrees with expected variations when it is still heating up and depending on outside weather and temperature factors typical of an outside hot tub. - “DECK SCREENS”: We explained to this guest that the (minor) tears in some of the lower deck lanai screening was due to a dog from a previous stay that we were not able to repair prior to their arrival. We don't know what the guest means by “exposed nails on deck railing” and this has not been noticed or noted by any other guest, but we will investigate since it suggests a safety issue that we always take seriously. We are very disappointed that despite our efforts to provide clear House Rules and encourage good faith communications about anything that was not as expected, this guest didn’t abide by the House Rules and didn’t read our courtesy arrival messages about household nuances, including some damage that had been caused by a previous guest that we had not had time to repair, and some minor wear and tear household maintenance items that are continuously being addressed and are not ‘deficiencies’ as depicted by this guest. We pride ourselves in proactive good faith communications and our desire to provide memorable 5* stays, and always welcome and encourage any questions or concerns to be communicated by guests so we can do our best to assess, address and hopefully resolve anything that can be done to help ensure an enjoyable stay. ~ Minutiae Management

The unique location of this property is unmatched for NASA and rocket launch fans. The iconic NASA Vehicle Assembly Building is ever present in the distance. Frequent rocket launches by SpaceX and other companies are dramatic and inspiring experiences that on most days are clearly visible and accompanied by a crackling roar that you can feel.

The property has a sense of seclusion, surrounded on all side by wooded acreage and overlooking the Indian River that reflects the varying moods of each day.

Although uniquely secluded, the property is directly off of Highway 1, within the developed area of Port St. John, combining privacy with convenience. There is a Winn Dixie with a pharmacy across the road, and a Publix, CVS and Walgreens within a mile.
