Cameras on the property include: Video door bell. Flood lights with cameras on each corner of the house and 1 flood light with camera overlooking lanai area. One camera in the garage facing outside entrances. 2 cameras overlooking the pool/spa areas. All floodlights/cameras are motion activated.

Parking:
NO Parking on the grass.
Please park in the garage or in the private driveway only.

Septic System:
Our home is on a septic system. Please DO NOT flush anything down the toilets or put anything down the drains other than human waste and toilet paper.

Well Water:
Our water is from a well and may have some smell to it. Running water for a few minutes will help get rid of the smell that may have accumulated in the tank and pipes.

Bedrooms:
TV in EACH BEDROOM.
1 King Bed, 1 Queen Bed, 1 Bunk bed with Twin XL (max 200 lb on top bunk) over Queen bed.
Extra pillows and blankets available in the bedrooms' closets.

Bathrooms:
Bath, face, and hand towels
Body wash, Shampoo, and Conditioner

Dedicated workspace:
Desk and a chair are located in the bedroom.

Laundry room:
Washer & dryer. Guests can use detergent provided or buy their own.

Air Conditioning / Thermostat Rule:
To protect the HVAC system from excessive operation, freezing, and potential damage, guests may not set the air-conditioning thermostat below 70°F at any time.

If the thermostat is set below 70°F, the guest agrees to reimburse the host for additional HVAC-related costs or damages resulting from the violation, up to $150 per affected day, when applicable.

Doors & Windows / Energy Use Rule:
Please keep all exterior doors and windows (including sliding doors to the lanai) closed while the air conditioning is running. Leaving doors or windows open with the AC on overworks the HVAC system and causes excessive energy use.

If doors or windows are left open while the AC is running, as shown by daily electricity usage records, thermostat data, or other documentation, the guest agrees to pay an additional fee of up to $150 per affected day to cover excess energy costs and HVAC wear.

Pool/Spa Notice:
The pool and spa are heated and available year round; however, heating performance is affected by outdoor temperatures. During colder weather, water may not reach maximum temperatures and may stabilize ~30–40°F above ambient air temp as part of normal system operation designed to protect the equipment.
The heating system can heat either the pool or the spa at one time, not both simultaneously.

Garage:
**Garage remote provided (located in the laundry room). Minimum $75 fee for missing/lost garage remotes.**
