Treat our place like home as you will have full access to the house and backyard. No garage access (just yet).
Other things to note:
HOUSE RULES: Absolutely no parties or events, large gatherings are welcome within the capacity of 10. Anything deemed excessive for a large gathering will lead to automatic eviction and a $400 charge.
PETS: Pets are allowed on an approval basis; please check with us before booking.
PET FEE: Approved pets will be $150 per pet, per stay.
PET RULES: SUPERVISION: Do not leave pets unattended. Please arrange for a sitter or take them with you. Cleanliness: Ensure pets are clean. Guests must clean up after their pets, inside and outside. Furniture: Pets are not allowed on furniture or bedding. Bring your pet's bed or crate. Damage: Guests are liable for any pet damage. Extra cleaning fees may apply for pet-related issues. Noise: Pets should not disturb neighbors. Persistent noise may lead to extra charges or end of stay. Dispose of waste properly. Any pet waste left on the property will result in an extra fee charged to guests. Health: Pets must be vaccinated and free of fleas/ticks. Provide proof if requested. By bringing your pet, you agree to these terms.
NOISE LEVELS: Guests should respect all designated quiet hours. Noise levels must be lowered after 10 pm based on city rules. Noise complaints will lead to automatic eviction and a $500 charge.
PARKING DESIGNATIONS: Guests should be mindful of designated parking locations and hours, and the number of cars that are allowed. Driveway (2 Vehicles) Street Parking available
PARKING NOTE: The neighborhood street sweeping is on the 1st & 3rd Monday of each month from 7 am to 3 pm. Street parking is not allowed during those dates and hrs.
TRASH: Guests should put their trash in designated trash receptacles and be mindful of excessive amounts of trash that exceed the neighborhood norm. We have a concierge service that will take the cans out and bring them back when needed.
POOL SERVICE: We have a pool service on Tuesdays and Fridays.
POOL & SPA Heating:
Pool heating is available for a charge of $100 for 12 hours of heating. Spa heating is of no extra charge; however, if left on for more than 24 hours, guests will be charged.
POOL & SPA Rules: Absolutely no glass in or around the pool or spa. If guests bring glass outside or into the pool/spa, guests will receive a $500 fee and be responsible for draining the pool and potential resurfacing fees. Please make sure the charger for the iPad in the living room that controls the SPA/POOL is plugged back in before checkout. If the charger is missing, it will result in a $35 fee to replace the charger.
UNWANTED PESTS: Pest control is on scheduled maintenance (every 3 weeks)
CLEANING FEE: To maintain the property we require a $300 cleaning fee for every two weeks. This means that guests staying longer than 2 weeks will have a second cleaning fee.
SMOKING: This is a non-smoking house.
CHECK OUT:
-Gather used towels: Please gather all used towels and place them in the laundry room. We will handle this rest.
-Throw trash away: Please throw all trash in the outside bins located on the side of the house.
-Turn things off: Make sure to turn all the lights off and tv's.
-Lock up: Please make sure the patio door is locked and any windows that were opened.
-Additional requests: Please place all dirty dishes in the dishwasher and start the dishwasher before you leave.
- Guests will be liable for any late checkout that is not approved, which results in the rescheduling of our cleaners or lost revenue for the next guest.

Other Things to Note:
We have a pool cleaner that will come twice a week on Mondays and Thursdays. Fridays are trash pick-up days.
Early Check-In / Late Check-Out:
Early Check-In - $100 fee for any requests greater than 1 hr before check-in time,
Late Check-Out - $100 fee for any requests greater than 1 hr after check-out time
***Any requests greater than 6 hours would be the current nightly rate***
Interaction with Guests:
We are always available if you need us but other than that we will let you enjoy your time with friends and family.
Long-Term Renters: The owner pays for utilities, last month's rent is due at signing. This is a non-smoking home. Pets are allowed with a minimum of $100 per month pet fee but this will need to be discussed before signing the lease. The tenant will pay utilities through the first month's rent deposit. In addition, we require the tenant to secure renter's insurance through the terms of the lease agreement with a minimum liability coverage of $100,000.
The home comes fully furnished. Upon approved credit (OAC), the total move-in cost will be the first month's rent plus an additional month's rent for the deposit and utilities.
