PARKING
★ Parking – Space for 2-4 cars in the long driveway (please do not park on grass)

NO SMOKING
★ No Smoking inside. To smoke outside, must be 20 ft from any doorway to the home, and dispose of cigarettes properly (pls do not drop cigarette butts on the ground) Clean up fee for cigarette debris is $100-200.

OCCUPANCY REGISTRATION AND VISITOR POLICY
★ We request the booking guest provide their email and verify their email by replying to the email and answering the questions in the email from our company.
★ Only guests registered at the time of booking are permitted on the property during the rental period.
★ Visitors are not permitted without prior written approval from the host, Kara.
★ Quiet hours are strictly enforced from 9:00 PM to 9:00 AM, both indoors and outdoors.
★ Noise complaints or a police response may result in immediate eviction without refund.
★ This policy complies with city rental permit requirements, property insurance, and business policies.
★ No Parties of any kind are allowed.

TX BUGS DISCLAIMER
★ We use professional pest control, but minor pest activity may occur between cleanings

TEXAS WATER NOTE
★ Due to natural sediment, tap water in Texas may appear cloudy, have an unusual smell, or an odd taste. Some guests choose to use bottled water instead.

TRASH
★ A friendly reminder will be sent on trash go-out nights to ensure the bins are placed out at the curb.
★ This home, trash/recycling bins are stored in the car port.
★ Trash must be in trash bags and placed in trash bin
★ Proper care for the trash is required or guests will be charged a fee for private trash services (fee ranges from $75-250).

★Please report any concerns promptly so we can make them right. resolve the issue promptly.
★Requirements for reporting concerns:
*Provide 3 pictures, one close up (within 1 ft), one 3 ft away, one 5-8 ft away–document issue with photos,

DISCOUNTS
★ We offer Extended and Mid-Term Stay Discounts - see weekly and monthly discounts.

PER GUEST FEE AND PET FEE
★ When booking, please provide the correct number of adults and children and pet (1 pet) to get an accurate price. We employ the common practice of charging a guest fee per person to offset the utilities of the home.

We like this property for a short stay. My son did find a soak in his laundered bed when we arrived which was disappointing. The house was also a little understocked compared to our experience with multiple other VRBOs. Overall the house was fine and the host was attentive.

While it's a small thing, we completely understand how that can be an unwelcome surprise when settling in. We have addressed this with our housekeeping team to ensure linens are more thoroughly inspected before being placed on beds so every guest arrives in a perfectly prepared room. Understocked Supplies 🧴 — Thank you for pointing this out! We do note in our listing and disclose that we only provide a starter kit of soap, shampoo..1 extra toilet paper roll, 1 extra paper towels…..etc supplies. We provide enough for the first 24 hrs. We're so happy the property worked well for your short stay. Wonderful to hear the host's attentiveness made a positive impression! Kara provides 5 star guest support ⭐⭐⭐⭐⭐

We had a great stay at this property! Everything was very clean and the beds were comfortable. We appreciated the coffee station and water in the fridge. A few items could be added to make it more accommodating to the 6 guests who can stay here. (ie. only 1 cereal/soup bowl, and nowhere to hang towels in guest bathroom). This property is managed by a rental agency, so there will be extra steps you have to take to complete your reservation and they send a lot of emails and extra information about the house to wade through. I would definitely still stay here again despite all of that.

Wonderful weekend in New England!

Beautifully updated and CLEAN home conveniently located within a half hour to Maine and down the road from Zorvino Vineyards! Owners were wonderful to work with and great communicators. Very comfortable beds! Would definitely stay here again!

A diamond of a find

Kara was completely amazing as a host. The home was warm and welcoming when we arrived. We felt safe and secure the whole time we were there.

The house itself was adequate. It satisfied our needs but I probably wouldn’t stay there again. I would describe the house as “worn”. Some kitchen cabinets loose on the hinges and some doors didn’t close properly. It wasn’t terrible just a little annoying. Worst thing was the leak in the bottom bathroom ceiling coming from the upper bathroom. It started dripping and made the bottom bathroom almost unusable. I feel sure that will be fixed soon. Location was good for where we needed to be. Beds were relatively comfortable. Kara, the host, was great! Very responsive and checked in often to see how things were going. Overall not the best house I’ve stayed in but not the worst.

Kitchen Cabinets & Doors — We sincerely apologize for the inconvenience of the loose cabinet hinges and doors that weren't closing properly. This is something we are actively having addressed so future guests don't experience the same frustration. We are a proactive company and if we were informed during your stay we would have immediately fixed the cabinets. Half Bathroom — We are so sorry about the ceiling leak in the lower bathroom — we completely understand how disruptive that must have been! This has been flagged as a top priority repair and is being taken care of immediately. Thank you for letting us know, and as requested- the plumber was scheduled after your stay. We're so glad the location worked well for your needs! Wonderful to hear the beds were comfortable and gave you a good night's rest. We are especially thrilled to hear such kind words about Kara — she truly goes above and beyond for her guests and we will make sure she knows how much her attentiveness was appreciated! We stayed for a ladies trip to Manchester. The house worked out great with plenty of bedrooms and bathroom for all five of us. The location was convenient to all the places we visited. Kara was very attentive to answer questions. Overall a great place to stay.

Great Place to Stay

Better than a hotel stay for a weekend getaway for our family of 5. This home offered 3 bedrooms with 2.5 baths and a great layout for us to feel at home. This home was very clean, manager was very responsive, easy check-in and out process, and I highly recommend this place as it is an easy commute to both Salem and Manchester. I rate this 5 stars out of 5.

We were here in Kingston to attend a family wedding. The location was perfect. Everything that we attended and sightseeing was within a 30 minute drive (Stonehenge, wedding Andover, Newburypark, shops, food. As far as the house was really nice, plenty of room for 5 adults. Host was absolutely amazing, answered promptly when having questions. Would definitely recommend this property to anyone visiting the area. Thank you Kara!
