The cozy and tranquil Tropical Niche is located in the beautiful beachfront community of Royal Sands where you will find great amenities such as a golf cart accessible boardwalk to the gulf and two community swimming pools.
This home is all one level with 4 bedrooms and 3 baths-no stairs to deal with! The common area of living, dining, and kitchen are all connected in one large space giving plenty of room to entertain and hang out with the entire group. The living room has two comfortable sofas and a rattan chair to kick back and relax while you watch the flat screen tv.
The dining table has seating for 6 and there are 4 bar stools along the breakfast bar for additional seating. The kitchen has granite counters and the cabinets are stocked with all the basic essentials for creating your favorite culinary masterpiece for the family.
The master bedroom off of the living area, and away from the two guest rooms, includes a king size bed, flat screen tv, and a private ensuite bath with a double vanity. Around the corner from the kitchen is a hallway that has both guest rooms and a shared common bathroom with tub/shower combo. There is a bunk room with two twin over twin bunks and the third bedroom has a queen bed.
The fourth bedroom is a seperate guest suite with a king bed, it's own bathroom and a small kitchenette. Please keep in mind that this suite has its own exterior entrance and there is no interior connection to the main house.
There is a also utility room with full size washer and dryer and Wifi service is provided.
The outside area in the rear of the home has a patio area with a bbq grill. Tropical Niche is conveniently located directly across the street and just mere steps from the family pool.
Please note: The driveway can accommodate up to 3 standard sized vehicles. Note that large trucks or SUVs may reduce the number of vehicles able to park. Street parking is not allowed.

Other Things to Note:
CHECK-IN/CHECK-OUT TIMES: Check-in is at 4pm and check-out is at 10am. While we try to go above and beyond to accommodate our guests, we cannot guarantee early check-ins or late departures. This is to allow our cleaning crew ample time to make sure the property is thoroughly cleaned and sanitized before and after your stay.
ACCESS CODE We have an electronic lock on our property. You won't need to go to an office and pick up keys. This code will be a part of the check-in instructions sent 30 minutes prior to your arrival. When you get in the area you can go straight to the property, unpack, relax and enjoy.
INCIDENTALS: The house comes stocked with dishes, glasses, utensils, cookware, linens, soap, shampoo, conditioner, and bath towels. There is a coffee maker.
SELF CATERING: All of our properties are self-catering. No maid or towel service is provided during your stay.
We use SUPERHOG as part of our guest screening process. Your SUPERHOG application must match the primary guest name on the reservation, and your background check must be completed within 48 hours of receiving your booking confirmation as per State and City law. Your booking is NOT confirmed until these requirements have been fulfilled. Once the reservation is confirmed, and prior to check-in, guests must sign a Rental Agreement outlining the terms of the stay, stating that they agree with and acknowledge:
- to abide by our rental terms and conditions.
- to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- we collect a non-refundable damage waiver of $50, paid via SUPERHOG
- the waiver will cover you for any accidental damage during your stay
- age requirement of 25 years or older to reserve a property.
SUGGESTED ITEMS TO BRING: Beach towels, extra paper goods (toilet paper, facial tissue and paper towels), extra pillows if you wish to sleep with more than one, coffee and coffee filters, spices/seasoning, bathing soap and shampoo, extra dish soap, extra trash bags, sun tan lotion/sun block and beach gear.

This property is managed by Sand Key Vacation Rentals. We are located at 221 W. Avenue A Suite 6 in Port Aransas. We are open 9 - 5 Monday - Sat and 10 - 3 on Sunday.
