Included in the nightly rate are 3 professional chef prepared meals per day, as well as wait staff, full housekeeping and villa manager.
Outside of your booking rate and fees, you choose your menus and pay for your food and beverage, the chef shops for you. Everything else is included in your booking.

Set against a backdrop of awe-inspiring 180-degree ocean views, our fabulous multi-level pool-patio beckons with an array of alluring features. Take your pick from our sunning pool (HEATED), a deep pool, or a soothing integrated jacuzzi. Bask in relaxation in our covered poolside seating area, complete with a fully-equipped bar and kitchen and our dedicated full staff at your service, ensuring every aspect of your visit is characterized by the finest pampering.
Following an extensive and meticulous year-long renovation and modernization at Villa Primrose, every aspect, from systems to mechanical components, has been replaced, added, or upgraded to ensure your utmost comfort.
Our ingenious indoor-outdoor design enables you to fully immerse yourself in the perfect climate that Puerto Vallarta has to offer. You'll find that most of your time will be spent on our many expansive terraces either lingering over a leisurely brunch while admiring the incredible ocean and mountain views or sipping margaritas from poolside bar while watching the sun set over the ocean.
Each of the 7 suites has a private ensuite bathroom (most with shower and jacuzzi tub), brand new pillow top mattresses, top of the line linens and individual air conditioning units.
Villa Primrose comes fully staffed so you don't need to lift a finger while enjoying your vacation.
Villa Primrose House Staff: work daily 9 am to 7 pm and the kitchen staff work daily from 9 am until the last meal is served and cleanup is completed. If you would like staff to stay later, that can be arranged at an additional cost. Please arrange this request with your concierge.
Meal Schedules:
Breakfast is served on or after 9 am
Lunch is served from 12:00 pm or later
Dinner is served by 7 pm
Late Dinner service is available for an additional fee
Chef & Assistant: Oversees Meal Service for 3 meals plus snacks per day including all shopping, preparation, serving and cleanup.
Housekeeping: Housekeeper is responsible for making beds, changing linens & towels, cleaning bathrooms, and general housekeeping. Housekeeping service is from 9am to 4pm. No service after 4 pm. No personal laundry. Rooms cleaned daily, linens changed every other day, towels replaced daily. Pool and beach towels provided.
Shopping Fees: The staff at the villa will go shopping before and throughout your stay for groceries for your meals and whatever additional snacks and beverages you would like to have at the villa. They will present you with the receipts for reimbursement; there is a 10% shopping fee based on the total of the receipts presented from the stores. Reimbursement can be paid in cash (pesos or dollars) or via credit card (which has an additional 3-5% transaction fee based on the credit card company).
Tipping/Gratuities: We are often asked for guidelines for gratuities in villas of this type. Tipping is customary in Mexico. We simplify this process for you by processing a minimum required gratuity for you with your booking. The minimum required gratuity is $30.94 per night per guest. We distribute this to the staff after check out. By collecting in advance, it eliminates the need for you to have cash and correct denominations on hand on your busy check out day, as well it eliminates the concern and feeling of tipping during your stay. Note: Though we collect a minimum gratuity with each booking, gratuities can rise and fall based on the economy and exchange rate. If there is a change we will calculate and charge or refund your account.
Concierge Services:
We also provide full concierge services to every group that stays at the villa. Your concierge is here to help with planning all aspects of your stay, including, but not limited to, arranging airport transportation, assisting with arrival meal planning, grocery pre-stocking, booking tours, activities, and spa services.
Guests have access to all areas of the villa and the suites that they are renting. We use a tiered nightly rate system so that smaller groups who do not need use of all our suites will pay a lower rate. The minimum number of suites we will rent is 4. The online quoted rates are for the “base rate” of 4 suites only. Villa Primrose is a private villa so even if a group does not rent all the suites, no other guests would stay there at the same time. Due to limitations in the various reservation platforms (VR..Air..) and our direct software pricing systems, the rates you see are for 4 suites only. However, it does calculate correctly the minimum required gratuity based on the guest count you enter.
--Summer Season (May 01 to October 31) – Rates displayed are for 4 suites only. Please inquire if your group needs to add-on suites (up to 7).
--Winter Season (November 01 – April 30) – Rates displayed are for 4 suites only. Please inquire if your group needs to add-on suites (up to 7).
--Christmas Season (December 15 to December 26) – Rate in quote includes all 7 suites with a minimum 7 night stay.
--New Years Season (December 27 to January 3)– Rate in quote includes all 7 suites with a minimum 7 night stay.

The cleanliness of Villa Primrose will always be one of our top priorities, however with the current global situation due to COVID-19, we have updated our cleaning and disinfecting protocols for both the safety and peace of mind of guests and villa employees. Please feel free to ask us for more information on our cleaning protocols.
Other basis to Keep in Mind:
All noise and/or music shall be maintained at reasonable levels during the day to accommodate quiet enjoyment of neighbors and authorities. No excessive noise or music is permitted between the hours of 11pm and 8am. Amplified music is never allowed.
• For safety and security of the villa, guests and staff, no outside guests are permitted in the villa at any time.
• We do not rent to bachelor/ette parties or spring break groups, party groups - unless with prior approval only!
• We use a digital welcome book by TouchStay, you will receive a link upon booking, it is loaded with FAQ’s, and resources, as well as helpful info on the villa.
