HOUSE RULES & IMPORTANT POLICIES
REGISTRATION & OCCUPANCY

Maximum occupancy is 22 guests.

Base pricing covers up to 16 guests. Additional guests over 16 incur a $50/guest/night fee.

STRICTLY REGISTERED GUESTS ONLY: For safety, legal, and insurance compliance, only registered guests are permitted on the property. No unregistered day visitors, "in-and-out" temporary guests, camping, tents, or RVs are allowed on-site.

RESTRICTED & OWNER STORAGE AREAS

To maintain the property and store supplies, a few areas are privately locked and non-accessible: owner closets in the Kitchen and Master Bedroom, one upstairs storage area, and the backyard wooden deck (reserved for maintenance and safety).

ELECTRIC VEHICLE (EV) CHARGING

On-site EV charging is available for $50 per vehicle per day.

Alternative Option: Public fast-charging stations are located just 2 miles away in Oakhurst.

STRICT PET-FREE POLICY

To protect allergy-sensitive guests, pets are strictly prohibited. Unauthorized pets will result in a $250 violation fee plus mandatory specialized cleaning charges.

BEAR-SAFE TRASH (CRITICAL SAFETY)

Never leave food, drinks, or trash outside at any time—unattended garbage attracts bears and mountain lions.

All trash must be placed inside the on-site dumpster and immediately secured using the carabiner lock.

FIRE SAFETY RESTRICTIONS

Per Madera County fire safety laws, OUTDOOR WOOD OR CHARCOAL FIRES ARE STRICTLY PROHIBITED FROM MAY THROUGH OCTOBER.

Propane BBQ use is permitted for cooking only. Indoor gas/wood stoves are seasonal and subject to local county codes.

QUIET HOURS & NEIGHBORHOOD RESPECT

Quiet hours are 8:00 PM – 8:00 AM. Parties, amplified sound, or disruptive outdoor gatherings are strictly prohibited by local ordinance.

POOL GUIDELINES

No lifeguard on duty—swim at your own risk. Children must be supervised by an adult at all times.

No glassware allowed in or near the pool area. Please use provided pool towels.

DO NOT REMOVE OR TAMPER WITH THE AUTOMATED POOL SWEEP/FILTER SYSTEM. Repair costs for filter motor burnout caused by guest tampering will be billed to the guest.

Natural mineral tint or minor surface leaf debris in the pool is normal for this mountain ecosystem.

NATURAL TERRAIN & WILDLIFE

Please drive slowly on arrival—local deer and wild turkeys cross neighborhood roads frequently.

Natural rock formations add beauty to the property; for your safety, climbing on rocks is strictly prohibited.

SECURITY MEASURES

For estate security, 4 exterior-facing cameras are monitored at the front of the property, including 1 Ring doorbell camera at the main entrance. No cameras face private living spaces or pool areas.

Fully equipped kitchen, plenty of room for 4 (!) adults to cook at the same time. We were 16 people and it was roomy enough for all of us!

This is a wonderful property, especially for larger families or groups. There was plenty of space for everyone to relax comfortably, both indoors and outdoors. The highlight of our stay was the expansive patio, which offers beautiful views and is the perfect place to enjoy your morning coffee, family meals, or simply unwind in the evening. We spent a lot of time there because the setting is so peaceful and inviting.The home was very clean and well maintained, and the game room was a fantastic bonus that kept both kids and adults entertained throughout our stay.The pool had some dirt in it during our visit, but the host explained that this is common because of the natural groundwater and surrounding environment. We were also assured that the pool is professionally maintained on a regular basis. It didn’t detract significantly from our overall experience, and we thoroughly enjoyed our stay.

Great place families and friends.

Absolutely loved our time at the house. Breathtaking views of mountains, located close enough to town yet away enough to enjoy the nature, and great spaces which is convenient for a big group. The house is nicely decorated with all the amenities and necessities for a comfortable stay. I would highly recommend it.

Spacious and Great Views

Great home with new furnishings and recently remodeled. Offers plenty of different spaces for large groups to hangout separately or together. Back patio offers amazing views and gathering space as well. Close to town but feels like a mountain escape and convenient base for Yosemite and other area outdoor destinations.

Fantastic place , great host

We had a fantastic stay on Dec holiday week!Hist was honest and communicated well in advance what to expect The house was perfect for our large group and had everything we needed. The beds were comfortable and we found everything clean and in order. We especially appreciated the well-stocked kitchen and the spacious living areas. Yosemite Family Reunion

Our stay at this property was absolutely fantastic! We had a multi-generational family gathering, and this house was perfect for everyone, from the youngest to the oldest. The stunning views were a highlight for all of us, providing a beautiful backdrop for our vacation. The house itself was equipped with everything we could possibly need—there was no shortage of amenities. Whether we were cooking in the well-stocked kitchen or enjoying the spacious living areas, it felt like a true home away from home. The highlight of our stay was undoubtedly the pool. It was a hit with both the kids and the adults, providing endless hours of fun and relaxation.

Wonderful Stay at Beautiful Home

We had an amazing stay at this beautiful home! We were a group of 7 adults and 4 children but the house was so large that we had plenty of space. There is one extra large bedroom and bathroom upstairs and 5 bedrooms and 3 1/2 baths on the main floor. We loved having bedrooms and baths on the first floor because we had young children in our group. The beds were all very comfortable. Two large living areas, both with large screen TVs and lots of seating, enabled us to have movie nights for the kids in one room and the adults in the other. I especially loved the very large and well equipped kitchen allowing 3 or 4 people to work on meal prep without bumping into each other. There is a large refrigerator in the kitchen but also one in the garage which worked out great to hold all of our drinks. Outside the patio was fantastic with ample seating and wonderful views of the mountains. We sat out in the evenings watching the thunderheads roll over the mountains and the stars come out. And the kids absolutely loved the pool! We would definitely stay here again!

Great view from the backyard but the host is very deceptive. The backyard is ruined and the deck is in accessible. When complained to Vrbo the host, then lets us know that the deck is beyond limits. The kitchen utensils, especially the glassware is extremely poorly maintained. None of the pots or pans are in a usable condition as the Teflon pretty much wore off of everything. The air conditioning turns on and off at its own will and wish. Overall, this has been the worst cabin experience ever. STAY AWAY FROM THIS HOST and property.

We take great pride in maintaining a 5-star experience and providing clear, attentive communication, which is consistently highlighted in the glowing reviews from our past guests. As a host who prides themselves on fast responses and hands-on hospitality, we are deeply disappointed by the exaggerated tone of this review, which contrasts sharply with our overall guest feedback. Proactive & Fast Communication: We stayed in active contact throughout the guest’s stay, assisting with pool details and accommodating late check-out requests. However, at no point during their stay did the guest reach out to report any issues regarding amenities, appliances, or kitchen items. Had anything been brought to our attention, our team was on standby to address it instantly. Factually Inaccurate Claims: Our kitchen is equipped with stainless steel cookware. The main deck and 350-sq-ft patio were completely open and accessible, with only a small, specific section cordoned off purely as a safety precaution with zero active construction. The AC was also checked post-checkout and as per them the AC functions perfectly. Unjustified Discontent: Pre-arrival rules clearly instruct guests to secure our dumpster with the bear-proof lock to protect local wildlife. When the guest left it unsecured, local animals accessed the trash. Despite this, we graciously offered garage storage for extra trash and covered the cost for our cleaning crew to remediate the spill. It was only after checking out that the guest submitted a monetary refund request through support. When we politely declined to issue a refund for issues caused by overlooked house rules, this negative comment followed. Future travelers can continue to expect the same fast, transparent communication and top-tier hospitality that our community of guests frequently praises us for.

The house was clean and well stocked. Our combined multigenerational family had a wonderful time. We loved the neighborhood and the closeness of both Yosemite and Bass Lake. The view is gorgeous especially at sunset.

Likes: The house size and location met our family’s needs for a special trip to Yosemite (celebrate our mom’s/grandma’s 90th birthday). The host’s communication was top notch, quickly responding to any messages about the property and the area.Less than like: the house needs some TLC and some pictures don’t reflect what we found when we arrived (all noted “issues” were forwarded to the host and a response was received in a timely manner; where possible, topics were quickly resolved (ex: need for additional bed linens)).
