Thanks for your comments and glad you had a good time! Fort Morgan is a secluded area on the peninsula with great views of the gulf and the bay and sunsets from the house. One big benefit is being able to leave your items on the beach all week long (not allowed in Gulf Shores). There are a number of restaurants/bars, food ordering places, stores, boat ramps, and the Fort nearby. To see larger choices, take the short drive (15-20 minutes) to Gulf Shores. The official path to the beach is right next to the house. Walking in the sand path can be a little tough for older folks. For the air conditioning problem, please contact me if the unit is not cooling the house after the first night. I want everyone to have a good time, and I contact services for repairs as needed. If the house is not occupied before the rental, it can take a number of hours to cool down, especially when folks are checking in during the summer. During my visit last night in mid-July, the house temp was 69, set by the previous renter. Thanks, Rich

I’m sorry this renter feels their experience was so bad. My other reviews, all 5 stars except for one 4 star, show I go out of my way to ensure that my house is clean and in every way a nice vacation home. I want you to enjoy it as much as I do. I believe this renter expected a beach-front house as indicated on the first day, even though my listing, price, and pictures indicate that it is a beach view or 2nd tier (right behind the beach front houses.) They wanted to leave because they expected a beach front property with a 2nd tier price. == The details: The concerns from the renter are over-exaggerated. 1 dirty spatula, minor sand residue at the drain in the tub, stain in fridge drawer about the size of a bottle cap, paint discolored under the microwave spinning tray wheels, a drink splash behind a night stand, 4 carpet spots, and some grass in the yard. 2 bugs were found at arrival and no others were seen during the stay. For the picture changes, we now have an HDTV, a laptop, and some grass and sea oats in the yard. There are 2-4 TV options per bedroom. Deck chairs are kept inside, because they blow off the deck and break during storms. My cleaner fixed a curtain with tie wraps until I could get it repaired. The cleaner did miss cleaning the stove top. This renter complained repeatedly, and sent many pictures of these small items. == What I did: For the first time in over 10 years, I had the cleaner return. As soon as they could, at 9am the next morning, they cleaned the spot in the fridge, the drink spill, and even hand scrubbed the carpet. The renter had already cleaned the stove top. A new carpet cleaning is scheduled and the curtain is fixed. Unfortunately, the A/C failed during the stay (heat was still good). The weather on April 3-7 was 60-70 degrees and the heat-A/C never came on where I stayed during the A/C repair. I continued to hear about the unbearable heat, and un-happiness. I personally delivered a new compressor from out of state (many hours) to get the system up and running quickly. I offered to end contract early for the A/C and being unhappy. Instead, they stayed with a 50% refund over $400. This is a special offering that few house rentals would even consider. The $30 charge would have been covered without the $400+ refund and all the complaining and nit picking. I want renters to enjoy my home and have a great vacation. As you can see, I will go out of my way to ensure that problems are resolved for your stay.

Glad to hear you enjoyed your stay. The TV and Roku streaming devices were checked and are working. Watching TV used to be much simpler! The paths to the beach do change slightly as the sand shifts.
