Welcome to the Boat House at Cape Royale! This modern, private family lakehouse is less than a 5 minute walk from beautiful Lake Livingston! Enjoy everything the community has to offer and come back to the house to relax and play.

The gorgeous community of Cape Royale has amazing amenities with plenty of things to do for the entire family. Head down to the lake to swim and play during the warm months, or bring your boat or jet skis and drop them at the boat launch. Get a family game of volleyball going while you bbq at the park on Royal Greens which offers public restrooms and a beach access area to the lake. Bring out your competitive side at the full size basketball court or tennis courts available to registered guests. Want to take in the beautiful scenery and nature? Head down one of the hiking trails and discovery the serenity of the area. The full size marina offers overnight parking for boats and jet skis and a small store for essentials. Plenty of parks, fishing docks, and picnic areas throughout the community.

Head back to the house and enjoy the evening under the soaring pines and relax on the wrap around deck to gaze at the open skies, full of stars. Relax by the smokeless firepit and enjoy a glass of wine or your favorite cocktail. We have a wood burning firepit below, perfect for s'mores and ghost stories that is more fun with the kids. Hang out in the ground floor game room and pour up your favorite drink at the bar, play a round of pool with friends or compete in a friendly game of darts. The home has a private basketball goal and saucer swing in the trees for the kids. Don't want to walk down the stairs, take a ride on the slide!

The serene back patio offers a quiet place to relax with friends. Relax in the hot tub under the stars after a long day on the late. Hot tub is available for guest use for an additional fee.

The main house has a modern lake house feel with a fully equipped kitchen, open concept floor plan, great for entertaining friends and family. Hang out around the breakfast bar while preparing your favorite meal and enjoy a game of shuffle board. The soaring floor to ceiling windows offer a great view and tons of natural light. Relax and enjoy a movie on your favorite streaming service on any of the Roku TV's throughout the house.

This home has plenty of room for up to 12 people to rest their head comfortably. On the main floor of the home you will find the Primary bedroom with a King Bed and mobile Crib if needed, the Middle bedroom offers a Queen Bed, Front bedoom with a Queen Bed and queen pull out sofa bed in the family room. The second floor of the main house offers an open loft with a Daybed w/Trundle which can convert to a queen, along with a queen sofa bed. The second floor bedroom offers 2 twin day beds with 2 twin trundles, sleeping 4 total. All beds have premium pillows, linens comforters and throw blankets, perfect to keep you comfortable.

The home offers 2 full bathrooms with premium linens, toilet paper, shampoo, conditioner and body wash provided.

The fully stocked kitchen makes you feel right at home when preparing meals for your guests and family. The kitchen offers all of the essential appliances including a full size refrigerator and freezer, dishwasher, electric oven and 4 burner stove, garbage disposal and separate ice maker. Make meals easy with the Instapot, Crockpot, George Foreman Grill, or the Electric Griddle. Plenty of silverware, plates, bowls, serving platters, bbq tools, measuring cups, cooking utensils, mixing bowls and anything you may need.

Wake up to a fresh pot of coffee or relax in the evening with a glass of wine, you have all of the supplies you need to prepare your drink.

Send the kids to the spiral staircase to the 4th bedroom where they have everything they need to stay entertained. With LED lights throughout they have a cool feel to the room while they lay back in the gaming chairs to play Xbox or set up one of the many board and card games.
