Bird’s Eye View is a 4-bedroom Corrotoman River retreat that comfortably sleeps up to 10 guests. Enjoy expansive grounds, river views, starry nights, a private dock, kayaks, picture-window sauna, and a sun-filled modern home with a deck for outdoor dining. A peaceful base for families, friends, and multi-generational stays.



The Space:

Your riverfront escape begins down the long drive, where expansive grounds, water views, and the peaceful sounds of the Corrotoman River set the tone for a restorative stay. This thoughtfully designed, single-level home has floor-to-ceiling windows along the back wall, filling the open-concept living areas with natural light.



The cozy living room features an L-shaped sofa, gas fireplace, and TV. The stylish green kitchen is fully equipped for shared meals, with two dining areas and a second refrigerator in the laundry room—handy for extra groceries or bait storage.



Sleeping arrangements include:

• 2 king bedrooms

• 1 queen bedroom with direct deck access

• 1 bunk room with two bunk beds (4 twin beds)



Each bedroom has a bird-inspired name: Duck, Robin, Heron, and Bluebird. Main-level bedrooms make the layout well suited to multi-generational stays.



For work, play, and comfort, you’ll also have:

• Wifi, a dedicated workspace, air conditioning, heating, and washer/dryer

• A private sauna with a picture window overlooking the river

• An outdoor shower, small ping pong table, life-size games, board games, and yoga mat

• A Pack ’n Play, high chair, children’s dinnerware, and selected child-safety features

• An expansive deck with multiple seating areas, two outdoor L-shaped couches, coffee seating near the water, and a large outdoor dining table

• A BBQ grill on a permanent gas line



Spend time on the private dock, relax by the water, fish, or head out in the kayaks.



Guest Access:

Guests have access to the entire private property, including the private dock, boat slip, deck, backyard, sauna, garage ping pong table, and outdoor living areas. Free parking is available on the premises.



Self check-in is available via smart lock; code will be the last 4 of your cell number.



The Neighborhood:

Virginia's Northern Neck is a peninsula surrounded by unique and beautiful marshes, creeks, and bounded by the Potomac and Rappahannock Rivers. You'll find many opportunities to explore out on the water. And Bird's Eye View is right on the Corrotoman River, a tributary of the Rappahannock, which flows out to the Chesapeake Bay.



Close to several mid-Atlantic cities, this vacation rental is the perfect place for gathering family or friends. At the end of a long drive, this retreat is perfect for decompressing. Launch our four kayaks, or bring the boat! For dinner you could throw some local oysters on the bbq, grill up some fish from your charter excursion, or cruise into Irvington for dinner at one of highly regarded local restaurants, each with a different focus.



A few more miles down the road in White Stone, be sure to visit Adrift. Fantastic restaurant with locally raised chef trained at the Inn at Little Washington.



Enjoy the sauna, firepit, outdoor swings, and ping pong table (smaller sized table). Then, get out there and see what there is to see. Small towns, scenic byways, friendly locals, shore birds, the Chesapeake Bay....it all awaits. Pick up fresh farm items at a local farmers' markets, stop into a few unique boutiques, and grab some house made donuts at Chesapeake Donut Shop in White Stone.



CULTURE

Fancy some culture not of the aqua variety? Visit the Rappahannock Art League in Kilmarnock, Allure Art Center in White Stone, or take in a show at the Lancaster Playhouse. The small by very interesting Steamboat Museum in Irvington is a must visit. The kids will love the Steamboat inside.



We even have an orchestra in these parts during the fall and winter. And for rainy days, head over to Compass Entertainment in nearby Irvington. This amusement center has indoor arcade games, putt-putt, a climbing wall, a movie theater with reclining seats, a bar, a restaurant, and more. Kids of all ages love it!



NATURE

You may also enjoy exploring the Northern Neck's many designated "Trails," such as the Oyster Trail, the Wine Trail, the Water Trail, the Artisan Trail and, not to be outdone, the Coastal Waterfowl Trail. Just a short list of the many things to do and see in the Northern Neck. So, relax here, where you are more likely to rub elbows with oystermen and artists than lawyers and lobbyists. Birds' Eye View beckons you to slow down, breathe the salt air, and live like a local. You may even decide to become one.

Getting Around:

A car is required here. Feel free to come by boat too! Bring bikes if you wish, it's very flat here and a great way to see the area! We also have a local bike rental company called Rappahannock Bicycle Company and we can help arrange drop off. And find Northern Neck Bike Club online for group cycles. Book a sailing charter to see the area from the water. We love Sail and Surf Adventures.



Other Things to Note:

A starter supply of coffee, paper products, toiletries, dish soap, dishwasher detergent, laundry detergent, and other household essentials is provided. Depending on your length of stay and group size, you may need to purchase additional supplies. The home has a whole-house filter.



Cleaning is available during your stay, and long-term stays are welcome.



Two exterior security cameras monitor the front door and driveway. There are no other exterior cameras and no interior cameras.



If payment was processed through Stripe, including direct and VRBO bookings, Stripe’s initial processing fees are non-refundable if you cancel, in accordance with Stripe’s policy. The cancellation policy is applied consistently and cannot be modified case by case.



Travel protection is strongly recommended; options include Generali Global Assistance or a provider of your choice.



Private chefsand boat tours are local third-party services and are not affiliated with the property manager or owner. By booking these services, guests agree to release, indemnify, and hold harmless the property manager and owner for claims related to third-party activities.



Jellyfish are prevalent in warmer months and the river bottom can be sharp with oyster shells; please use extra caution when swimming or wading, and consider water shoes.



Waterfront use is at your own risk. There is no lifeguard on duty, and natural conditions can change, including slippery surfaces, changing water depths, sharp objects, and wildlife. By using the waterfront or water-related equipment, you accept the inherent risks and responsibility for your group’s safety, and agree to release the property owner and host from claims, losses, or damages related to water activities. Guests are responsible for costs resulting from their use of the property that causes damage, injury, or requires emergency response.
