The main house features 6 en-suite bedrooms designed with comfort and privacy in mind, along with multiple living and dining spaces that make it easy for everyone to gather, relax, and spread out. A private lower-level guest apartment offers 2 additional bedrooms, its own kitchen, and separate entrance, while a separate loft suite sits above the gym and yoga studio space.

• The property is bordered by protected DEP Forever Wild Land and surrounded by nature. You may occasionally see insects or local wildlife during your stay.
• The hot tub is available year-round.
• Additional guest fee: $50 per person, per night after 19 guests.
• Canoes on the property are decorative only and not available for guest use.
• Delaware County does not allow black trash bags. Please use only the bags provided or approved alternatives.

Getting Around

The property is located on a quiet country road in Roxbury, and having your own vehicle is strongly recommended.

Approximate drive times:

• Plattekill Mountain: 10 minutes
• Roxbury town center: 10 minutes
• Margaretville: 20 minutes
• Belleayre Mountain: 30 minutes

Parking is available on-site for multiple vehicles.

During winter months, AWD or 4WD is recommended if snow is in the forecast, as mountain weather can change quickly. Ride-share services and taxis are limited in the area.

Additional House Rules

We want every guest to have a relaxing and memorable stay, so we kindly ask that you treat the home with care and respect during your visit.

General Rules

• No smoking or vaping inside the home. Please use outdoor areas only. Smoking inside will result in a $300 fee.
• No parties or unauthorized events.
• No illegal drugs or illegal activity on the property.
• Quiet hours begin at 10:00 PM out of respect for the peaceful wooded community.
• Please do not move indoor furniture outdoors.
• Fireworks and open burning are prohibited year-round. Fires are only permitted in designated fire pit areas.

Occupancy

• Maximum occupancy is 19 guests unless otherwise approved in advance.
• Additional guests beyond 19 will incur a $50 per person, per night fee.
• Unregistered guests are not permitted and may result in early termination of the stay and/or additional guest fees.

Pets

• Pets must be included in the reservation, as the pet fee is only included for approved pets added to the booking.
• We kindly ask that pets stay off beds and upholstered furniture when possible, and that guests clean up excess pet hair before check-out.
• Pet waste must be cleaned up by guests. A $75 fee per waste cleanup may apply.
• Please do not leave pets unattended inside the home unless crated.

Hot Tub & Outdoor Areas

• The hot tub is available year-round for guest enjoyment. Please rinse off before use and replace the cover after each use.
• No food or pets in the hot tub.
• Please supervise children near the pond, stream, and hot tub.
• Canoes on the property are decorative only and not available for guest use.

Trash & Plumbing

• Delaware County does not allow black trash bags. Please use only the bags provided or approved alternatives.
• Bears are active in the area, so all trash and food waste must be placed inside the designated trash cans, with the lids fully closed and securely latched. Do not leave trash bags, loose garbage, or food waste outside the cans at any time. This is an important safety requirement for both guests and wildlife. Any unsecured trash or garbage left outside the designated cans will result in a minimum $300 additional fee. If the outdoor trash cans are full or your trash does not fit, please place the securely tied bags inside the mudroom instead.
• Please use toilets responsibly and do not flush anything other than toilet paper and standard bathroom waste.

Check-In & Check-Out

• Check-in: 4:00 PM
• Check-out: 10:00 AM
• Late check-out beyond 10:00 AM without prior approval will incur a $75 fee.
• Early check-in or late check-out requests of up to 2 hours may be accommodated, depending on cleaner availability, for a $125 fee.

Before check-out, please:

• Place trash in outdoor bins using approved bags
• Rinse dishes and start the dishwasher
• Clean up pet waste and excess pet hair

• During colder months, leave a small trickle of water running in the loft bathroom sink if instructed
