Chic dual-unit apartment building in the heart of Winooski. Two bright, stylish and plant filled, two bedroom apartments.

Both apartments have access to yard and three season porches with seating. New premium 7 person hot tub. Fully equipped large kitchens & dining rooms. Cozy Living rooms with 50" Smart TVs with Netflix, Nintendo Switch + games and a fold out leather futon. Sleeps 10.

One block from the Winooski Circle's restaurants, shopping, bars, and coffee shops River and nature walk.

A cozy retreat in the heart of downtown Winooski, VT.

Currently, heightened precautions are being taken in accordance with CDC and Airbnb recommendations in regards to cleaning procedures.

The entire apartment is for guest use.

Your host won’t be on the property but they’ll be available for anything you need during your stay.

Winooski Falls is a walkable historic mill town that is easy to navigate. Head to unique breweries nearby to try some of the local beers, spend the day relaxing by the scenic river, and enjoy the live music and bars in the evening.

Window air conditioning provided from May 15th - October 20th.

Additional free street parking is located 3 minutes from the apartment.

There are two outdoor security cameras on the property. One on either side of the building. Each point at the main entrances and the driveway. The cameras are on and record when motion is detected.

The recorded footage is only accessed in emergencies. We notify guests when footage is accessed.

Park at your own risk - not responsible for damage or theft of vehicle or vehicle contents.

There are two parking spots provided in the driveway, and one additional off street parking spot - located in the adjacent parking lot with provided pass.

Additional free street parking is located 3 minutes from the apartment.

There is a motion sensor by the hot tub used as a silent alarm when the apartment is vacant. The device does not record video or audio.

$50 lost parking pass fee.
$50 late checkout fee.
$35 lost key fee.

Guests are not allowed to make reservations for more than a total of 21 days over a 30 day period.

We do not accept reservations over one year out.

Hot Tub Rules:

1. Users must shower before entering the Hot Tub to remove make-up, sun-screen, insect repellent or any other oil-based products. Do not use soaps or oils in the Hot Tub.

2. Footwear must be worn to the side of the Hot Tub.

3. Max of 7 persons in the Hot Tub at any time.

4. Use of the Hot Tub is NOT permitted after 10pm due to noise and safety reasons.

5. Please ensure after use that jets and lights are off and lid is down and latches are in place.

6. Glass. Don’t do it, ever. Trust us.

7. Only clean swim wear may be worn in the tub as the chemicals in the water will remove the colored dyes found in ordinary clothing, causing them to leach into the water and turn it cloudy.

8. All children must be supervised by an adult at all times. No children under the age of 14 are allowed in the Hot Tub.

9. No jumping or diving.

10. Prevent Hyperthermia. Understand that alcohol and other medications greatly increase the chance of hyperthermia – the opposite of hypothermia. This occurs when the internal body temperature reaches several degrees above the normal temperature of 98.6 degrees.

11. Do not use a hot tub if you are taking any medication that makes you drowsy or affects your circulation; if necessary, check with your doctor. Pregnant women, elderly and people suffering from ill health should consult with their doctor before use.

12. Dot not use the hot tub if you are under the influence of alcohol or drugs as your judgment will be impaired and you could become unconscious and drown.

13. No smoking is permitted in or around the tub.

14. People with cuts or external infections should not use the tub.

15. Do Not sit, lay or stand on the hot tub cover – it will collapse into the hot tub.

16. If temperature is over 104◦F DO NOT enter.

As a visitor to and short term vacation renter, acknowledge that you are informed and aware that:

There is a hot tub / spa on the property, it poses a risk to any and all guests on the property. These risks may result from a variety of circumstances including, but not limited to, the use or misuse of the equipment or facilities, from the activity itself, from the acts of youself or others, or from the unavailability of emergency medical care.

Guest specifically accepts ALL liability for use of the hot tub on the property and understands that the Airbnb Host shall have no liability from any accidents, injuries, or death that may result from the proper or improper use of said hot tub. Guest accepts said liability by voluntary use of said hot tub.

Guest is also aware that their stay at the Property involves risks that may result in serious bodily injury and/or death. Some of the risks include, but are not limited to, drowning, slips, trips, falls, cuts, adverse weather conditions, the acts or omissions of guests or visitors on the Property during your stay, and the condition of the Property. You understand that the description of the risks in this Release of Liability, Waiver of Claims and Assumption of Risk (the “Document”) is not complete and that other risks or events that are known or unknown, anticipated or unanticipated may result in serious bodily injury and or/death.

In consideration of being permitted to rent and stay at the Property, you agree on your own behalf and on behalf of your family and guests and on behalf of your children and all minors in your care, custody or control (hereafter also included in “you” or “your”) to assume full responsibility for the risks identified herein and those risks not specifically identified. You hereby release from liability and waive any and all claims that you have or may have in the future against AIrbnb Host and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the landlord/owner of the Property.

You agree to fully and forever release and discharge, and not to sue Releasees for any injuries or damages, including property damage that may result from, arise out of or be related in any way to your rental and stay at the Property. If any portion of this Document shall be declared unenforceable for any reason, the unenforceable portion shall be considered severed from the Document and the remainder of the Document shall not be affected and shall be valid and enforceable to the fullest extent permitted by law.

By booking your stay, you assume all risk, and take full responsibility and waive any claims of personal injury, death or damage to personal property associated with activities and events during or related to the stay in the subject property.

YOU ACKNOWLEDGE THAT YOU HAVE READ THIS ENTIRE DOCUMENT AND THAT YOU UNDERSTAND ITS TERMS AND AGREE TO BE BOUND BY THEM. YOU UNDERSTAND THAT THE EFFECT OF THIS DOCUMENT IS THAT YOU ARE RELEASING LIABILITY AND WAIVING YOUR RIGHT TO SUE RELEASEES AND YOU ARE ASSUMING RISK FOR MATTERS RESULTING FROM, ARISING OUT OF OR RELATING IN ANY WAY TO YOUR RENTAL AND STAY AT THE PROPERTY, INCLUDING BUT NOT LIMITED TO PERSONAL INJURY, DEATH AND PROPERTY DAMAGE. I ACKNOWLEDGE THAT THIS DOCUMENT APPLIES EVEN IF RELEASEES MAY BE NEGLIGENT IN WHOLE OR PART. I UNDERSTAND THAT THIS DOCUMENT APPLIES TO AND SHALL BE EFFECTIVE AND BINDING UPON YOU, YOUR HEIRS, ASSIGNS, PERSONAL REPRESENTATIVE, ESTATE, AND ALL MEMBERS OF YOUR FAMILY, MINORS, AND OTHERS IN YOUR CARE, CUSTODY OR CONTROL.
