Memorable Vacation Awaits on Big Chapman Lake! Sleeps 8! Optional Pontoon!

Discover the beauty of the Warsaw area from this charming 1300+ square foot, 3-bedroom cottage with an all window front providing a beautiful and unobstructed view of Big Chapman Lake, Day and Night.

Nestled in a peaceful setting, this gorgeous retreat offers 2 queen beds, 1 bunk bed, 1 child bed, and 1 roll-out twin bed for a tranquil night's sleep. With amenities including AC, gas furnace & fireplace, tv's in every room, WIFI, washer & dryer, firepit, propane grill, large deck, kids fishing rods, a few blow-up kayaks, large garage with 55 inch tv, ping pong table, foosball , air hockey, game table, and couch (especially nice for rainy lake days), flat lot to the water with swimming area, and plenty of paved parking, guests can relax and unwind in this cozy space. We have many, many great restaurants nearby and will share some of our favorites in our guest book we are building. You're sure to make fantastic memories with a stay at our place.

Separate from the cottage, typically beginning in May through mid-October, we have available under a separate lease agreement a nice tritoon for your enjoyment. The tritoon, a 24 foot Sylvan with a 115 hp Yamaha outboard engine, can easily board up to 10 people. It's a very nice boat for cruising the lake, heading to the sandbars, and for fishing. For those of you experienced and comfortable with safely driving and navigating a large pontoon, please let us know and we will provide the pontoon rental cost, lease agreement and further details. Note the tritoon can be rented for a single day, a few days, or all of your stay, but we ask that it be leased for consecutive days only. Important note: if you desire to bring your own boat, please send an inquiry to us before booking as we have very limited space to dock a second boat. As a final note, our dock it typically removed on or after November 1 each year, and reinstalled the 3rd week of April, however these dates could be subject to change depending on our vendor's schedule, weather conditions etc., so please check with us via inquiry before booking. Thank you!!

A final note ... our neighbors are primarily year round residents and are our friends. Have a WONDERFUL time but please remember to respect our neighbors. Please DO NOT leave children unattended while swimming or near the water. LIfe preservers are available upon request.

Beautiful house. Full view of the lake from the many windows in the living room with large deck outside. We enjoyed morning coffee and dinners together on the deck. The fishing was good. Our grandchildren enjoyed playing in the lake and playing in the garage on the air hockey table and with the other games and toys. Kitchen was well supplied with pans, glasses, etc.Location was good, just a short drive to restaurants, and grocery stores, Host was easy to reach, and the neighbor, Kim was helpful and friendly.Would highly recommend a stay at this property.

I would highly recommend this property, especially to anyone with children. The entire property was beautiful and very well taken care of. The house was lovely and the backyard was a dream. The deck is clearly new and in great shape, the grass is very well maintained, and there is a perfect tree swing right in front of the lake. Somehow, miraculously, we also never saw a single mosquito, even when the children stayed out late to catch fireflies. The boat on property available for rent was very nice as well. Our family had the best long weekend on Lake Chapman and we can’t wait to come back.

Outstanding property! Can wait to return! Great view, clean and comfortable. We grilled out on Saturday night, the house is well equipped for cooking. The communication with the owner was excellent and Kim, the property manager stopped by to see us on Friday when we arrived. We will absolutely come back, hopefully yet this summer. We enjoyed Winona Lake as well. Everything you need is within 5 miles in any direction.

Very small bathroom was in a closet and had 7 people the bunk bed good not be used because had to be under150 lbs so people had to sleep on couch and one had an air mattress the place was nice but not to good of a description said it sleeps 8

Steven sorry the property did not fully meet your expectations. We have a picture of the tiny second bathroom on the website but have now added a specific description of the bathroom given your feedback. We have also added language noting 1 of the 8 sleep spots is the top bunk which is limited to 120 lbs. We have made sure the bed sizes are clearly listed. Sleeps 8 assumes 2 people in 3 of the beds. Each group will need to assess what they need, but we have provided all the information we can to make sure folks know what to expect. We prefer guests not sleep on our couches, but we have included pictures of our main couch and garage couch in the listing. Again, thank you for staying with us.

We had a nice relaxing fall weekend hanging out by the fire pit. Location was great, not too far from restaurants and activities, but far enough for it to be a get away. House was a perfect size for us, beautiful views and good amenities.

We spent 5 days at this adorable lake cottage. It was obvious that the owners take great care of the property. They had recently remodeled giving the house a bright and spacious feel. The description is very accurate and we experienced no surprises (we all got a kick out of the tiny closet bathroom). With 90 degree weather in July, we appreciated the air conditioning and refreshing lake. We traveled with 4 kids , ages 7 to 12,and there was no shortage of fun to be had. The playroom was a hit and water activities (inflatable kayaks, stand up paddle board, and Lily pad) were awesome. It was so nice to have activies available, cutting down on what we needed to bring. Finally, the lake. We arrived on a Monday and left on Saturday. The lake was quiet (slightly more lively on Friday/ Sat) and peaceful. The kids were able to go fishing and caught all sorts of good size pan fish (and 1 bass). As a family we kayaked around part of the lake and met several neighbors, all of which were very friendly. The water was crystal clear and right by the retention wall, it's shallow and firm. The farther you go out the less firm the lake floor but that didn't seem to bother the kids. They snorkeled and snorkeled and snorkeled some more. The lake also has a few sand bars that offer excellent swimming. We'd return in a heartbeat.

This is a fantastic lake rental. It’s has a beautiful setting in a quiet area. We loved the open family room with great windows (sliding glass doors) and the deck. So calm and peaceful. Tom was great to work with and even made a special accommodation for us. We hope to come back more in the future.

We had a wonderful stay! The house was beautiful and accommodating! We ate our meals on the beautiful deck every day and enjoyed the beautiful view! The fire pit was wonderful to have fires at every night! We loved Kim the property manager very nice and easy to get ahold of! Tom the owner was very gracious and a great communicator as well! The property was beautiful and just what we were wanting! Very quiet area and relaxing environment. The half bath was tough for any adult to use because it was so small. We struggled with the mattresses comfort because they lacked support but that may have just been us. The location was perfect for our kids to fish and kayak. The games in the garage were a hit with our kids. The pontoon was a really nice boat. Having the pontoon for a day was a wonderful add on!

It was such a beautiful and picturesque place for my husband and I both to work from "home" for a week. In the afternoons and evenings, we especially liked the air hockey, ping pong, fishing, foosball and water floats. We also rented the (very nice!) pontoon and went out on the lake for a day. The house was very clean and spacious, and the decorations made you feel like you were at "home" and not at a vacation rental. The onsite property manager, Kim, was fun and really helpful. Unwind

We had the best stay in the lake house on Big Chapman Lake! Spacious but still small enough for close family time. The house was very clean and well kept. Beds were comfy and there was plenty of blankets/pillows to go around. The sectional in the great room was perfect for family movie nights. We loved turning the A/C off to open the sliding glass doors allowing the cool Indiana air to come in. Most of the time we were there it was rainy, but the games in the garage kept us entertained. Playing Shut the Box became a family competition and helped pass sometime awaiting the rain. The location is nestled perfectly in a quiet neighborhood with good neighbors - not too far away from the big city. We took the opportunity while we had it and went to Chicago and Michigan City both within reasonable driving distance. Warsaw had everything that we needed for our planned vacation - TJ Maxx, Rural King, and Menards! We did become rather familiar with the preferred route the owners provided as the GPS route was more direct but very curvy. The only caveat is the sliding door next to the stove is a little difficult to maneuver.

Shania we are so happy you had a nice time, thank you very much for the nice review. Hate to hear you had poor weather though. We have a big family and have rented before at various lakes many times, that's where my wife came up with the idea to make the garage into a nice overflow space, clean and comfortable with TV and games. We have improved our cottage in so many ways since buying it a year ago. We recognized one of the sliding doors was somewhat difficult to open, so we had the rollers on all of the glass doors replaced. Fortunately it made most very easy to slide open, but we know there is one that still requires a bit more effort. Apologies for that, I think its because the cottage likely shifted slightly over the past decades creating a smaller space for the door. Anyways, it's defintely manageable and fortunately the entire front is covered in glass door. Hope you enjoyed the view they provide, we always do. Thanks and take care, Tom & Mimi.

My wife Mimi and I have 6 children, ages 23 through 38, and 5 grand-children. We call Carmel home, and have also lived in Fort Wayne and Lawrence Kansas. My family owned a restaurant in Fort Wayne for 40 years. We have been a lake family over the years, owning properties on Crooked Lake and Lake Jimmerson, both in the Angola area, as well as a slip and a boat on Clinton Lake in Lawrence, KS. With Warsaw being a bit closer to Carmel than Angola, we decided to explore the Warsaw area, and are so glad that we did. We purchased our cottage in April of 2024 and have made multiple improvements over the last year - all a labor of love. We hope you will notice our efforts. Over the past decades we have owned a few places in Destin and Sarasota Florida where we have always vacationed over the years. We loved our experience leasing to many individuals and families over the years, and got to know many of their stories very well. We enjoy people, and thought it would be great to become hosts again on Big Chapman Lake. We love our neighbors, most of which are year-round residents, and have become fast friends with our property manager and neighbor, Kim Zartman. Kim and Jennifer have lived across the street from us for over 3 decades, know everyone and everything about the area, and are so much fun. We are so happy to have Kim, an avid bass fisherman, as our on-site property manager, ready to help you with anything you need. My wife Mimi and I are only 2 hours away and are always reachable 24/7.

First off, as you can see in our pictures, the lake view is unsurpassed. A close second - all our neighbors - all the people we have met, are very, very nice. All of our neighbors take great pride in their homes. The entire lake area has many large, mature trees. Our lot is flat to the water making it very usable for whatever activity suits our fancy. Big Chapman is a nice size - big enough for plenty of activity and opportunities for enjoyment, while not being too large and rough. It's connected to Little Chapman, which has a speed limitation, making it a great place to anchor and swim, and of course, fish, As you can see on a lake map, our neighborhood is actually a peninsula called "Happy Landing", which is a very appropriate name! We think where we live is the best shoreline on the lake. The peninsula typically provides a wind break so the water in front of our cottage is usually pretty calm, which makes docking the pontoon that much easier. The lake in front of our cottage, out to around 100 yards, is mostly 3 to 5 feet deep. Much of the bottom is sand and rock, with some weeds, but not too much to enjoy in our opinion. When not at a sandbar, we float and swim out in front of our cottage often. At all the lakes we have been on over the past decades in Northern Indiana, we have found a cheap pair of swimming shoes provide a little extra comfort, but we would also say they are far from necessary. Of course, all the great restaurants in the area were a huge surprise to us, and something we talk about with our friends in Carmel all the time. And being 10 minutes away from all the Warsaw amenities is such a positive we think cannot be overstated. In short, we love everything about our neighborhood.
