Savour the serenity of your very own 18-acre oasis within the prestigious Rockwood Estates, where breathtaking views of the majestic mountains and lush outdoors are a regular spectacle. The property features 3.5 immaculate bathrooms, two spacious king beds, two extra-large twin beds, and a luxurious queen-sized bed. Immerse yourself in an array of deluxe amenities – engage in a culinary adventure with our outdoor gas BBQ, share stories amidst the cozy warmth of our gas fireplace, or stay effortlessly connected with complimentary WiFi. This property is perfect for remote working! Bask in comfort and embrace tranquility at Luxury and Privacy. **Important** - This rental is structured on a 30-day stay basis. Vacation Rental Agreement- This vacation rental contract is a legal agreement between Estes Park Property Management (also referred to as the “Property Manager”) and you, the Renters (also referred to as “Tenants” and “Guests”). This contract is entered into as of the date when the Renters place their reservation online and the reservation is screened and accepted by the Property Manager. The Property Manager will notify the Renters when their reservation is accepted. Full payment is due 30 days prior to check-in and must be received before the lock box code and directions to the vacation rental are released. Policy: The Vacation Rental must be left picked up and the departure instructions followed. If there are difficulties following the departure instructions, the renter should notify the property manager. Reservation Policy: We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following: 1. We will be completely responsible for any and all damages to the property caused by our negligence. 2. We will notify the owners of any damage upon arrival. 3. We will hold the owners harmless from any and all bodily injury and/or property damage incurred on the property arising out of our negligent acts or omissions. See disclaimer below. 4. We will pay for any fee that is reasonably attributable to broken, damaged, or missing items. 5. Please follow the cancellation policy through the website you booked through. 6. There are no refunds for early departure or no shows. 7. There are no refunds for snow or weather conditions. 8. All rental monies are due 30 days prior to arrival. 9. All trash must be bagged and placed in bear proof trash can or cost of $100 for unbagged trash. 10. We will not hold the owners responsible for any items left after our check out if we get the request to send items back, we will charge postal costs plus $15 for packaging. 11. Lost keys will incur replacement costs of $50 12. This is not a party house. 13. This is a non-smoking vacation rental. 14. Pets are not allowed in the rental unless property allows dogs or approved by the property manager. 15. The Town of Estes Park passed an Ordinance which makes it against the law to exceed the maximum stated occupancy. 16. Please check when your check in time is. An early check-in or late checkout is subject to extra rental charges. 17. The Renter must be 21 years of age to book this vacation rental. 18. Please look at the cancellation policy. By signing this agreement, you are agreeing to the terms of the cancellation policy. We reserve the right to refuse service to anyone and can ask you to leave the property if you are rude/disrespectful or breaking any of these rules. We will not be responsible for accidents or injury to guests or for loss of their money, jewelry, or valuables of any kind. Disclaimer: Renters understand that the Property Manager is not responsible for any personal injury caused by slipping on snow or ice, and that tenants are responsible for the removal of snow and ice around the doorways and paths to car, to include the parking area. And further that the homeowners are not responsible for any personal injury or loss or damage to tenants’ property caused directly or indirectly from foul, inclement weather conditions, acts of god or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove snow around access areas, or any unforeseeable circumstances. Under no circumstances will tenants or their guests hold the owners of the vacation rental responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm. By booking this property you are agreeing to this agreement and disclaimer applies to Renters and all guests in the Renters’ party. I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all conditions stated herein.

Great place for a peaceful Christmas
Our family needed a quiet get-away for Christmas this year, and this was the perfect place. Easy access to the beach and pool, close to Publix and WinnDixie and good restaurants and tourist attractions, and nice and quiet when we needed peacefulness.

Amazing property in a beautiful setting
My family recently stayed here. It was our first time in Colorado. We had an amazing time. The property is amazing. There was plenty of room for everyone to spread out. The property was super clean and they thought of every amenity possible. It was peaceful and beautiful and everything we needed!

Great place, great location
Our unit appeared to be recently updated. New kitchen, new furnishings, nice appliances and fixtures. The owner(s) genuinely seemed to care about their guests. The provided a nice “welcome” pack, things like soap, shampoo, garbage bags, etc… overall a very good stay. Very pleased with this property.

Quiet vacation condo
Everything about the condo and complex are lovely. My visit was the week after spring break ended and there were times when it felt as though we were the only ones in the building. I will say if you are going there to swim in the ocean, that is the only drawback to the property. The water was beautiful to look at but not to swim. However, after going to public beaches on Marathon and Key West, it seems that might just be par for the course.

Great spot
Our unit 4B was very nice. Plenty of room for a small two bedroom unit as had nice but not overwhelming furniture. Kitchen was well equipped and pretty. Location on the water was perfect.This building has 16 units, and owners are very different, so make no assumptions about the other units. For example, last year (2023) we had 2B and it was awful. Almost every closet locked, and the internet pictures showed them unlocked. Had to leave suitcases on the floor. This unit, 4B was very nice and I would stay there again, but would have to make sure nothing changed.
