LISTING DESCRIPTION "Judkins Entire Home Near Downtown & Light Rail" provides a spacious and exclusive two-story house, featuring 6 bedrooms and 6 bathrooms. Each bathroom is fitted with a stand shower and there are both en-suite and external options. Located in the Central District neighborhood near T-Mobile Park, connected to a future rail/subway station (Judkins Park Link Light Rail Station), the property offers a warm welcome with in-room WiFi and outdoor furniture. Guests can unwind on the fully fenced sundeck or grab a cup of coffee from the exclusive kitchen with a dinning seat, while appreciating the convenience of self parking. A flat-screen TV with streaming services and a working space are available in all rooms. Additional conveniences include express check-in/check-out, keyless entry, central air conditioning and heating, and laundry. Ideal for business travelers and casual getaways.

INTERACTION WITH GUESTS - We give guests space but are available when needed. - We encourage our guests to enjoy the freedom and flexibility of self-service lodging. Please note that the guesthouse is not staffed, and there is no front desk or reception to answer phone calls. From the time a reservation is made until the day of arrival, communication will primarily take place via messaging, texting, or email. While phone calls may occasionally be returned, we recommend leaving clear voice messages, as all voicemails are carefully noted. After check-in, guests are welcome to contact us anytime via call, text, or email, and we’ll respond promptly.
OTHER DETAILS TO NOTE: - No daily room service is provided. The House will only be cleaned after checking out. Extra room service is provided for an additional charge. - For liability reasons, only visitors with prior approval from the host may enter the premises. Additional overnight guests must be registered and paid. - The unit (1,820ft2 or 170m2) currently best serves up to 19 people. Children under 4 years of age stay free of charge in the existing beds. We could work out reasonable pricing for additional guests. - Each reserved parking spot is spaced to fit a Sedan or Compact. SUV should be fine but probably a bit tight. Please keep this in mind when parking or reserving car rentals. Only four (4) on-site parking spots can be reserved for each booking. And One (1) free street parking spot is unreserved but typically available. Additional cars under the same booking need to find street parking and adhere to the local parking restrictions. - Per request and if available, we can accommodate early check-ins and late check-outs. - Noise-free rooms are not guaranteed. - Guests must climb stairs: Five (5) steps from the ground to the front door. Two (2) steps from the front door to the room upstairs. Ten (10) steps from the front door to the rooms downstairs. - Exterior security cameras present in public areas only (parking lot and front porch).
HOUSE RULES: * ID Verification – Guests must submit a proof of photo ID electronically to check in. (Note: ID requirement waived for guests with an average rating of 4.5 stars or higher on AirBnB, VRBO or other major booking platforms). * Non-smoking property – No smoking, vaping, e-cigarettes, alcohol, drugs, or marijuana. * Registered guests only – Only individuals approved by the host may enter the premises. * Visiting hours: 9:00 AM - 6:00 PM (max visit duration: 4 hours). * Quiet hours: 10:00 PM - 6:00 AM. * All ages welcome – Primary bookers must be 21+. * No parties, events, or pets allowed. * No commercial photography or filming. * Noise-free rooms cannot be guaranteed. * No open flames inside or on the premises. * Room service is available upon request, not daily. * Not equipped or compliant with accessibility standards. * Guests and visitors are not considered long-term tenants. * Basic guest etiquette and respect for the space are expected. * Outdoor surveillance cameras monitor public areas (parking lot & porch). * Occasional property access may be required for maintenance, safety checks, or cleaning (with prior notice). * Check-in: Anytime after 3:00 PM | Check-out: By 11:00 AM (unless otherwise arranged).
