House Rules & Guidelines
1. No Parties or Events
• Parties or events of any kind are strictly prohibited.
2. Pet Policy
• Pets are welcome with a $150 non-refundable pet accommodation fee. Guests are responsible for cleaning after their pet both in the house and in the yard.
• For multiple pets, extended stays, or if you’re traveling with cats, please inquire before booking.
3. Propane Grill Rules
• The propane grill is free for guest use, but guests are responsible for cleaning the grill after each use.
• If the propane tank is empty, guests must replace it at their own expense (***will reimburse guests up to $25 if they refill it***).
• Failure to clean the grill may result in additional cleaning fees.
• The host is not responsible for grill maintenance or propane replacement during your stay.
4. Supplies
• We provide essential supplies (toiletries and paper products) to get you started. For longer stays, guests are responsible for replenishing these items as needed.
5. Child Safety
• This house is not childproof. Guests accept all risks associated with bringing children or infants.
6. No Smoking Inside the House
• Please no smoking of any kind inside the house. Smoking is only permitted if you are at least 20 feet away from the house.
7. Security Cameras
• For safety, there are security cameras with audio recording in the front yard only.
8. Liability Disclaimer
• By checking in, guests agree that the host and property owner are not liable for any accidents, injuries, health-related issues, or damages that occur on or off the property during their stay.
• This includes but is not limited to accidents involving the fire pit, grill, stairs, furniture, or any other areas of the property.
• Guests are responsible for their own safety and the safety of any additional visitors they allow onto the property.
• The host is not responsible for loss, theft, or damage to personal belongings. Guests are advised to secure their valuables.
• By booking this property, guests assume all risks and agree to release the host and property owner from any liability.
9. Florida Wildlife and Bugs
• This property is in Florida, where bugs and wildlife are common, especially during rainy seasons. Pest control services the home monthly, but bugs (e.g., ants, mosquitoes, palmetto bugs) and wildlife (e.g., snakes, raccoons, lizards) may still be present.
• To minimize this, avoid leaving doors open. No refunds will be issued due to bugs or wildlife inside or outside the property.
10. Travel Insurance & Cancellations
• We strongly recommend purchasing travel insurance to protect your trip.
• Refunds are provided based on the cancellation policy outlined in your booking. Last-minute bookings are typically non-refundable. No refunds will be issued for travel disruptions or sickness-related cancellations outside the policy.
11. Fire Pit Rules
• Supervision: The fire pit must never be left unattended, and an adult must supervise its use.
• Materials: Only proper firewood is allowed. Guests are responsible for purchasing wood; we do not provide it.
• Safety: Do not use the fire pit in windy or dry conditions, move it from its location, or leave children or pets unsupervised.
• Liability: Guests are fully responsible for any damage caused by improper use. Use the fire pit at your own risk.
• Noise Courtesy: Adhere to quiet hours when using the fire pit.

By booking and checking into this property, guests agree to all house rules and assume full responsibility for their actions and the actions of their guests.
