When it comes to furniture, our minimal style focuses on clean lines, neutral colors, and clutter-free, multipurpose pieces that maximize your family sleeping space.  But, the real thrill is spending the day on the beach right below your living room balcony! Bright and airy, with vantage points of the famous Sea View Pier nearby. 



Villa Capriani is constructed in the shape of a U, and within the picturesque multi-level courtyard there are palm trees, large sun decks, three swimming pools, one with a waterfall, two hot tubs and a baby pool. The Villa boasts the largest swimming pool on the North Carolina Coast. Splash by the Sea restaurant is located on site. The Villa is within walking distance of the Sea View fishing pier & restaurant. North Topsail Beach is a quiet family-oriented beach where the focus is the beach and sun. The beaches are never crowded even in the middle of the summer season and there is never heavy traffic. North Topsail Beach has breathtaking beaches, and you are sure to find treasure on the beach or in the quaint shops on Topsail Island. Your stay at the Villa Capriani, no matter how long or short, will be one that you will forever treasure. North Topsail Beach Town Park is a mile away and has tennis & basketball courts, a small playground, and a walking trail. The closest grocery store (Food Lion) is a quick 8-minute drive over the bridge.

Primary Bedroom Suite: king bed, dresser, smart TV, ceiling fan, ensuite bath, sitting area with work station and overflow futon sofa (bring your own sheets- not included in bed count.) Window view of oceanfront and pier.

Primary Ensuite Bath: custom tile step-in shower, single vanity, toilet.

Family Suite Bedroom: Sleeps 6, two queen beds, two loft twin beds, dresser, smart TV, ensuite bath, ensuite access to oceanfront balcony.

Family Ensuite Bath: Guest Bathroom: bathtub and custom tile shower, single vanity, toilet.

Oceanfront Guest Bedroom: Sleeps up to 4, queen bed, twin over twin bunk beds.

Hallway Bath: bathtub and shower, single ceramic pedestal sink, toilet.

Laundry: closet with stacked washer and dryer.



Linens - Sheets and Towels will be wrapped in sealed packages and lying on the end of the beds. 



Rental Policies:

In response to the increased incidence of credit card fraud, a valid government photo ID will be required for every reservation. A signed rental agreement is required: accepting House Rules on any online travel agency requires reading and acceptance of our rental agreement.



Arrival/Departure:

Summer Check-Ins (June-August) begin at 4:00 pm and are guaranteed by 6:00 pm

Check Out is by 10:00 am

We adhere to this policy so please do not arrive early or plan to delay your departure.

Pool Notice:

Pools are generally open from Memorial Day until Labor Day; however, pool closures may be dictated by the HOA or the Health Department. Pools may also be closed after a hurricane or tropical storm. Sea Coast Rentals/Owners will not be held accountable. No refunds will be issued for these closures.



Elevator Policies:

Please note, the elevator is for convenience only and does not guarantee ADA Compliance or Wheelchair accessibility. Although elevators are checked on a regular basis, Sea Coast Rentals/Owners will not be held accountable if the elevator is not operating or functioning properly during your stay. No refunds will be issued for these closures.



Pet Policy:  

No pets are allowed with travelers. Villa Capriani has a strict policy that only condo owners are allowed to bring pets. 



Cancellation Policy:

We want to make sure you’re aware of our cancellation policy. If you cancel when your arrival date is more than 60 days away, you will receive a full refund.  If you cancel when your arrival date is less than 60 days away, you will forfeit your deposit.

Enjoy live music at Villa Caprioni every Thursday, Friday, and Saturday during the summer season. It’s a great spot to grab dinner, enjoy a drink, and listen to live local music while you’re on Topsail Island!



Topsail Island is a hidden gem along the NC coast, known for its pristine beaches, crystal-clear waters, and charming coastal towns like Surf City. From sunbathing and swimming to fishing and surfing, there are plenty of outdoor activities to enjoy on this beautiful island. Explore the local shops and restaurants, take a fishing cruise out with an area fishing guide, or simply relax on the beach and soak up the sun. With so much to see and do on Topsail Island, your vacation will be filled with unforgettable memories and moments of pure relaxation. Topsail Island is a 28-mile-long barrier island made up of marshes, estuaries, dunes, and shorelines. Sandwiched between the Atlantic Ocean and the Intracoastal Waterway, “Tops’l” as the locals call it, is home to several fishing piers including the Seaview Fishing Pier. 875 feet of planks were used to construct this pier, which is the longest pier on the North Carolina coast. Privately owned shops, restaurants and attractions abound on Topsail, as well as the neighboring mainland towns. Learn the history of Topsail at the Missiles and More Museum and understand how to be a good steward of the sea at the Touch Tank Aquarium in Surf City and the Karen Beasley Sea Turtle Rescue & Rehabilitation Center for laid back and family friendly things to do on Topsail.
