*HOUSE RULES*
- OUR PET -
We share our home with FancyPants, our sweet, hypoallergenic 14-year-old cat. She mostly roams the backyard and keeps to herself, but we're happy to arrange for her to stay with a sitter during your stay—just let us know in advance.
- PET POLICY -
(Please read OUR PET section above!) We allow two small dogs during your stay, and there is a nominal pet fee to accommodate our cleaners for their extra work. But please remember that there will be guests enjoying the property after you. With that in mind, please ensure that your pet is FULLY potty trained and that you clean up after your furry friend (inside and outside).
- SMOKING POLICY -
Please, absolutely no smoking! Unfortunately, a fine will be applied if we have to mitigate any smoke damage or smell in the property after your stay. Thank you for understanding.
- PARTIES -
We are a family-friendly property and do not allow parties. If a party is discovered, there will be a fine of $2500 + any damages that occur.
- ADDITIONAL GUESTS -
Please check with us before inviting any guests over who are not a part of the reservation. Thank you!
- QUIET TIMES -
This house is located in a quaint residential neighborhood. As such, we ask that you respect their privacy and their right to a peaceful existence! Specifically, between 10 pm and 8 am, noise should be kept to a minimum. Thank you!
- HOT TUB -
Please rinse off before using the hot tub. Body oils and lotions will quickly impact the pH levels and balance of the tub pretty quickly making it dirty and unusable. It will be ready and available for your use. We get it serviced every other Friday as recommended by the manufacturer.
- HOME MAINTENANCE TEAM -
We have a gardener who helps keep our outdoor area looking fresh and alive for you. He will be visiting the property on Mondays around 9 am. Just a heads up, so you are not surprised to see him!
- WINTER WEATHER WARNING -
This is the Rockies, so you must have an appropriate vehicle (4WD/AWD) when you stay with us in the winter. This is for your safety!
- RANGER RICK'S WILDLIFE RULES -
Many animals are around this area (Deer, Fox, Raccoon, and more), so please be careful with what you leave outside. We want to refrain from feeding the animals or training them to think they can get a free meal by visiting our property. This can be very dangerous and could harm the animals or another person!
- SMOKEY THE BEAR'S WILDFIRE SAFETY -
The mountains can be very dry during certain times of year. To prevent forest fires started by people (like the devastating Marshall Wildfire in 2021), we ask that you avoid flames when outdoors whenever possible. Keep the mountain safe for us all!
- AMENITY FUNCTIONALITY -
We obviously do everything we can to ensure that every amenity listed is sufficiently cleaned and in proper working order upon your arrival. However, unfortunate circumstances can occur from time to time. If major amenities need to be fixed, we will gladly offer a discount of up to 25% of the nightly stay for each night the amenities are not functioning.
- BREAKAGES -
Should you break anything, please let us know immediately so we can replace or repair the item quickly. You can rest easy knowing your space is covered with $3,000 in “All-Risk” Damage Protection. Instead of a hefty security deposit, we charge a minimal $75 fee for this level of protection. With “All-Risk” protection, all accidental damage from a guest’s stay is covered unless it’s expressly excluded, such as but not limited to normal wear and tear, infestation, or prior damage. This coverage will help you relax and enjoy your well-earned vacation time without worry!
- MUNICIPAL REQUIREMENTS -
The property cannot be rented to separate parties. If the downstairs is rented, there will be no renters upstairs, and if the upstairs is rented, there will be no renters downstairs. According to Boulder code, there is a maximum of 3 unrelated people allowed in the house (or a family plus 2 other people).
