Summary:

Built in 1850, this downtown Newport loft offers modern-day soaring ceilings, wide windows, loads of natural light, and an open layout filled with historic character. Shops, restaurants, and harborfront attractions are just steps away, placing you at the heart of one of Rhode Island’s most vibrant coastal cities. Enjoy city views, a walkable location, and a setting that combines Newport’s classic charm with easy modern living.



The Space:

Social-plan living and dining areas create a bright, welcoming space accented by modern furnishings and framed by glimpses of city views. A new queen sleeper sofa with a gel mattress adds flexible accommodations, allowing the apartment to comfortably sleep six. Wi-Fi and streaming TVs in the living room and both bedrooms offer easy downtime after a day exploring Newport. When events aren’t underway, a shared outdoor patio offers a quiet spot to enjoy the fresh air.



All bedrooms in the loft are located on this same level. The primary bedroom includes a king bed and private ensuite bathroom, while the second bedroom is furnished with two Twin XL beds—ideal for adults seeking a more comfortable rest. A second full bathroom, styled in classic black-and-white tilework, includes a shower/tub combination and serves the main living space and guest bedroom.

Physical Access – 2nd Floor:



The property has only steps to the second floor.



No ramp or elevator is available.



Guests with limited mobility should plan accordingly.



A trolley stop is conveniently located right out front, offering service to Newport’s historic mansions, downtown attractions, and scenic routes throughout the area. With boutique shopping, waterfront dining, and harbor paths just steps away, this apartment makes an ideal home base for exploring the best of Newport.



Guest Access:

Enjoy full private access to the entire 3rd floor apartment. We have everything you need for a seamless and enjoyable stay. The patio is available to guests anytime when there is not an event taking place. With that being said, there is a small event space on the first floor. Again, we kindly ask you do not use the front patio when there is an event taking place.



Of note, there are common areas that may be shared by other guests. A floating staircase within the unit leads to a private upper landing, which includes a desk and sitting area with a chair and ottoman. While guests are welcome to use the space, please note it is not air-conditioned, and a storage room on this level is reserved for the owner’s use and will remain closed during your stay.



The owner resides on-site and may at times use the shared entry hallway to reach a private front suite.



The Neighborhood:

Aquidneck Island is a coastal enclave known for its scenic charm, historic character, and approachable scale. With most streets limited to 25 mph, the island maintains a calm, family-friendly atmosphere that encourages unhurried exploration. Its intimate size makes it easy to navigate, offering a quiet rhythm that reflects the essence of seaside New England.



Getting Around:

Getting around is easy and enjoyable. Most of our homes are located in residential areas where you can walk, bike, ride a scooter, or rent a golf cart to explore. The islands are relatively small, and with a 25 mph speed limit on most streets, the area stays safe, family-friendly, and relaxed.



Other Things to Note:

We provide dedicated parking for up to 2 vehicles in the parking spaces immediately behind the building. Please note that parking on the street is not permitted and subject to ticketing and towing. To avoid any issues, kindly use only the dedicated parking spaces and limit vehicles to 2.



Interaction with Guests:

Privacy of Entrance / Shared Spaces: No events will take place during the stay. The owner lives on the property but is not intrusive, and insulation ensures privacy. Shared spaces are open but should not feel busy or loud.







Loft area is strictly for seating; not suitable for sleeping.We live right down the street! Please do not hesitate to give us a call or text if you need anything. Otherwise, we like to give our guests their own space to relax and enjoy their stay.
