THE GOOD STUFF
- Self check-in
- Hi-speed wifi and solid cell phone reception
- Heating for the colder months
- Ample parking is available on-site. 4-car garage + parking pad for up to an additional 2 vehicles
- Pets are allowed and will need to be approved prior to arrival. Pet fee is $150 for the duration of stay. Do not leave pets unattended while in the house and please keep off furniture. The house will be inspected upon departure for any damages which would be charged to guest.

TO BE AWARE
- No air conditioning as with most Colorado mountain houses. Ceiling fans and windows opened for cross breeze will keep it cool.
- Stairs are required to access house. Main living space, bedrooms and bathrooms are on one floor. Persons with mobility issues are encouraged to ask questions prior to booking.
- Children to be attended at all times and not allowed on the decks or outside unsupervised
- No fires or smoking anywhere on property. Wildfires are a real risk and there are no embers of any kind allowed. This is incredibly serious.
- For your safety and liability, we have exterior cameras pointed at the parking area and garage.

PARK COUNTY & GOOD NEIGHBOR RULES
- No outdoor fires are permitted
- No parking on the street or roads
- No parties or events or additional guests allowed
- No music or loud noise outdoors
- Do not trespass pass marked property boundaries
- Do not feed the wildlife, it is against the law. Do not leave food outdoors on the deck.
- 6 guests permitted - occupancy based on septic. This does not include infants/young children in diapers.
- Quiet hours are 10pm to 7am. We kindly request guests respect the peaceful nature of our neighborhood.

LOCATION & VEHICLE ACCESS
- The house is located 13 minutes off the main 285 highway.
- The last 1.7 miles is a well maintained dirt road.
- The driveway to the house is a steep dirt road - a high clearance vehicle is recommended and momentum should be maintained to avoid any difficulty.
- 4WD or all-wheel drive is REQUIRED for winter months (mid-October through mid-May)
- We have a snowplow service contracted for the winter months when snow removal or plowing is needed.
- Safety is our priority so be aware and engaged at all times when driving. The beautiful view can be distracting as well as the adorable deer, but please stay focused.
