The Space:
Designed by an architect and land developer, the estate opens with a private driveway, forest views, and a foyer where soaring ceilings and striking staircases set the tone.
LIVING ROOM
The great room is the heart of the home, filled with light and open views of the pool and greenery. Expansive windows, a custom dining table for large groups, and comfortable lounge areas.
KITCHEN
Built for large groups and serious cooks: dual wall ovens, two full-size refrigerators, an eight-burner induction cooktop, pantry, dishwasher, and full cookware. Plus a coffee nook and a second kitchen in the in-law suite with a third refrigerator.
BEDROOMS AND BATHROOMS
Nine bedrooms and seven bathrooms accommodate groups with comfort and privacy. The master suite has a king bed with premium linens, a private balcony, and an en suite bath with freestanding tub and shower. Each main-level bedroom has its own theme and balcony, and the bunk rooms have slides and play areas.
GAME ROOMS AND WELLNESS
Two game rooms with pool, shuffleboard, air hockey, and foosball, plus a hidden Mystery Room. The indoor heated pool is open year-round, heating fees apply.
OUTDOOR SPACE
The seasonal outdoor pool is open mid-May to late September, and the hot tub and sauna are available year-round. A firepit with group seating, multiple patios and lounge areas, and a sprawling lawn leave room for yoga, outdoor games, and quiet moments. A private pond sits on the grounds as a scenic feature only.
ATTENTION TO DETAIL
Cleanliness is a top priority. Premium linens and bedding for every guest, a first aid kit, paper goods, and complimentary coffee and tea.
Guest Access:
The entire property, including both pools, the sauna, hot tub, and all recreation areas, is exclusively yours. It includes high-speed WiFi, self check-in by keypad, air conditioning and heating, three sets of washers and dryers, and free on-site parking.
The Neighborhood:
This estate is tucked into the Pocono Mountains near East Stroudsburg, a wooded hideaway where you wake to tall pines, quiet views over the private pond, and birdsong instead of traffic. You are still close to small-town conveniences and mountain attractions.
Within a short drive is the Delaware Water Gap National Recreation Area for hiking, river views, and kayaking. Every season brings outings, from waterfall walks at Resica Falls to adventure parks and snow tubing. Downtown Stroudsburg offers independent restaurants, cafes, and outlet shopping.

Getting Around:
We recommend arriving by car. Your own vehicle gives you freedom to explore the Poconos at your own pace, and free on-site parking is available. Rideshare coverage here is limited.

Important Information, Please Read Before Booking
Natural Well Water and Regional Odors
Our home is on a private well, as are many properties across Monroe County and the Poconos. You may occasionally notice a faint sulfur or rotten egg odor when running water or showering. This is normal for the region. The odor comes from naturally occurring sulfur compounds or sulfate-reducing bacteria common in well water. It is not a gas leak or an air quality issue, the water is safe for everyday use, and the plumbing has been thoroughly inspected. This is a natural characteristic of the Poconos, not a defect of the home, so occasional well-water odors are not grounds for refunds or compensation.
Occupancy and Visitors
Middle Smithfield Township regulates occupancy. Up to 14 overnight guests and up to 10 daytime visitors, for a maximum of 24 people on site during daytime hours. The home has more beds than the cap allows, and bed count does not raise the limit.
Parking
Up to 8 vehicles under township zoning. Please park only in designated areas.
Damage Protection
All guests complete a rental agreement, ID verification, and a damage protection selection through a short pre check-in link before arrival. Choose either a $1,000 refundable security deposit, a hold released about 7 business days after a damage-free checkout inspection, or a non-refundable damage waiver of $150 per night, maximum $299 per reservation, covering accidental damage beyond normal wear and tear.
Pools, Hot Tub and Sauna
The indoor pool is open year-round, the outdoor pool is seasonal from mid-May to late September, and the hot tub and sauna are available year-round. Hot tub heating is included with every stay. Children must be closely supervised around all water.
Indoor Pool Heating
Applied to your entire stay. May 1 to October 31: $150 per day. November 1 to April 30: $225 per day. This system has no remote, so a team member activates it on site before arrival. Please request at least 48 hours ahead, earlier if possible. Requests under 48 hours may carry a surcharge and cannot always be met.
Pets
Maximum of 2 pets, registered before arrival. $200 for the first pet, $175 for the second. Pet fees cover the deep cleaning required after each pet stay.
Starter Supplies
We provide starter quantities of toilet paper, paper towels, trash bags, dish soap, hand soap, dishwasher pods, detergent, and toiletries. These are not meant to last the full stay, especially for larger groups.
Winter and Cold Weather
Thermostats are locked at a set range to protect the home's systems. Please do not leave windows or exterior doors open during freezing weather or while heating runs. Guests are responsible for damage from open windows in freezing conditions, including frozen or burst pipes.
The Pond
The grounds include a small standing body of water. It is a scenic feature only and is not available for guest use. No swimming, wading, boating, fishing, or ice activity at any time. Water level and appearance vary by season, and seasonal variation is not grounds for a refund or compensation. Children must be supervised at all times on the grounds.
Septic System
The home is on septic. Only toilet paper may be flushed, no wipes, feminine products, or anything else.
Check-In and Check-Out
Check-in is 4:00 PM or later, check-out is 10:00 AM or earlier. Early check-in and late check-out may be available on request, subject to availability and additional fees.
House Rules, Fees and Monitoring
All guests e-sign our Rental Usage and Liability Agreement before check-in. It contains the complete house rules, fee schedule, and violation terms, and comes with your ID verification and damage protection link.
Minimum booking age is 21, and at least one guest 21 or older must be at the property at all times. Only guests on the reservation may stay overnight. Unregistered overnight guests are $150 per person per day.
Quiet hours are 10:00 PM to 8:00 AM. Please avoid loud music, shouting, and excessive outdoor noise. Sound carries in the mountains.
No smoking or vaping anywhere on the property. No parties or unauthorized events. Violations start at $1,000 per occurrence to cover cleaning, deodorizing, and repairs.
Security and monitoring: exterior cameras are at the front door, front patio, backyard, and outdoor pool area. No camera views the interior of the sauna. There are no cameras inside the home. The home uses noise and smoke detection that measures decibel levels and smoke only and does not record audio. Tampering with, disabling, covering, or moving any camera or device is $500 per device per occurrence.
Pool, spa and sauna age rules:
Anyone under 18 must be supervised by an adult.
No diving, no glass near the pools, and pets are not permitted in the pools.
Pool heating is managed by us only. Adjusting, bypassing, or attempting to operate pool heating equipment is $2,000 per occurrence plus any resulting damage.
Pets: maximum 2, registered before arrival. Unregistered pets or pets beyond the two approved are $500 per pet. Septic clogs caused by misuse are $200.
Lockouts: the home uses keypad entry. Lockout assistance outside 9:00 AM to 6:00 PM may be charged up to $150 per occurrence. Lost keys or fobs are charged at replacement cost.
Unapproved late departures: $200 over 20 minutes, half the nightly rate over one hour, the full nightly rate plus delayed-turnover costs over four hours. Refusing to vacate is twice the nightly rate per night plus any costs incurred.
Township and county penalties: Middle Smithfield Township and Monroe County fine verified noise, parking, occupancy, or nuisance violations. Any fine from your stay is the guest's responsibility, plus a $250 administrative processing fee per incident.
No drones, commercial photography, videography, or package deliveries without our prior written approval. No candles, incense, oil warmers, space heaters, or open flames indoors. No personal grills, fire pits, or fireworks. No firearms or weapons. Please treat our home and neighbors with care and respect.
Interaction with Guests:
We are reachable by phone, text, or the booking platform and respond promptly. We give guests space while staying available for anything you need.
Because of the property's size, scheduled maintenance is required. On certain days our housekeeper or maintenance staff may be on site for pool care, landscaping, and exterior upkeep. All are pre-approved, work with our team, and keep to daytime hours.
