Steps from Boone Lake! 3BR home with hot tub

Walk down to Boone Lake from the front door. Guests get access to a private community dock, so you can spend the day on the water without paying waterfront prices.

Back at the house, the backyard is where everybody ends up. Hot tub, gas grill, a table for eating outside, a fire pit, and an outdoor fireplace for when the sun goes down and somebody suggests s'mores.

Downstairs, there's a bonus room with a rock climbing wall built into it. It's the most requested feature by every kid who's stayed here, and a good number of the adults. Big-screen TV, its own dining table, and a sleeper sofa down there too.

THE SPACE
Three bedrooms, one and a half baths. Two bedrooms have queen beds, the third has a twin, and there's a sleeper sofa in the bonus room.

Upstairs, the living room opens to the kitchen and dining room, so whoever's cooking is still part of the conversation. The kitchen is set up for real meals, not just coffee and cereal. There's a fireplace inside and a spot to set up a laptop if you have to get some work done.

THE AREA
Boone Lake is walkable, with private community dock access for guests. The Gray Fossil Site and Hands On! Discovery Center are a few minutes away. Johnson City and Kingsport are both a short drive, so you can eat downtown one night and stay in and grill the next.

GUEST ACCESS
The whole house is yours, inside and out, except for one locked owner closet in the basement. You also have access to the community dock. Self check-in after 4pm, checkout at 10am.

WORTH KNOWING BEFORE YOU BOOK
There are steps to get in the house, so keep that in mind if anyone in your group has a hard time with stairs. The countertops are finished with tung oil, which comes from a tree nut, so we flag that for anyone with a nut allergy. The dock is shared community access, not private to this house alone, and no boat slip is included. The yard isn't fenced, and the house sits on a residential street.
