The Brooks Empire- convenient location/heated pool

The Brooks empire is a country living beach house with plenty of space and pizzazz. Conveniently located on the west 5 miles from the Seawall and a short drive to the beach, this beautiful house is equipped with 5 bedrooms, 3 full bathrooms, and sleeps 20 guests. With a heated pool, BBQ Pit, and a playground in the backyard, there is plenty of outdoor fun for all. Whether at the beach, downtown, or enjoying our home, your a sure to have a great Galveston getaway.

● Location: Centrally located on Galveston Island, Texas

● Beach access: There are multiple beach access points that are a 5 to 15-minute drive away, depending on which one you pick.

● Private Pool: This home features an in-ground heated pool..

● Rent BeachBox: Beach gear rentals are available! Ask us for details and rates.

● WIFI/Cable: We provide free high-speed WIFI and Roku with access to Sling TV for live television channels. Guests are welcome to log into their own streaming service apps.

● Pet Policy: 3 pets are allowed with a $25 fee per pet. Please keep pets off furniture, clean up after them outside, and crate them if left alone indoors.

● Parking: There is room for 6 cars in the driveway.

Entering on the second floor, you are greeted by the spacious and cozy living room. The first kitchen is conveniently close by and comes fully stocked for all your cooking needs. A deck next to the laundry room overlooks the pool area.

The second level also includes three bedrooms. The first bedroom features a king-sized bed and en-suite bathroom. The next two bedrooms both feature a queen bed and a twin-over-twin bunk bed. An additional bathroom in the hallway ensures that all guests staying on the top level will have convenience and privacy.

As you head downstairs to the ground level, you’ll find another open living and kitchen space. Down the hall, you`ll find two more bedrooms. The 4th bedroom has a queen bed and a twin bed while the 5th bedroom has a full-sized bed and another twin-over-twin bunk bed. A full bathroom is conveniently located in the hallway. Step out into the pool area for a perfect place to soak up the sun or relax with an afternoon cocktail.

Far enough away from the hustle and bustle of downtown and the beaches— yet close enough for easy day trips and adventures— this historic hideaway feels homey and comfy from the moment you arrive. ● Party Policy: No parties are allowed at our home. Please look elsewhere if that is the intent of your trip.

House Rules:
- Guests must be 24+ to book the property.
- One-night stays must be approved.
- Groups larger than 8+ would need to be approved. We love hosting church groups, family reunions, etc., but do not allow parties.
- Quiet hours are from 10pm-8am.
- Any damages to the house or property during your stay will result in a deduction or additional charge for the resulting repair/replacement cost.
- All pets must be approved by our team, stay off of all furniture, be cleaned up after in the yard, and not left alone inside the home unless in a kennel.
- No parking allowed on lawns, yards, empty grass lots or other neighbors’ driveways, even if their home appears unoccupied.
- Oversized vehicles/trailers are not permitted unless explicit approval has been received from our team.
- The homeowner`s routine pool maintenance cannot be rescheduled and is required for the health and safety of our guests. They will not need to access the home but will access the yard.
- Do not turn the AC below 70 degrees. If you do, you will risk the AC unit freezing up, requiring it to thaw out which will result in the home getting extremely warm.
- Should an eviction occur due to breaking house rules (noise ordinance violations, excessive guests and/or vehicles beyond the agreed amount), there will be an $850 fine.
