Spanning three floors, this unique space combines four individual bedroom units into one expansive private loft. You`ll find four spacious bedrooms, each featuring a custom-built king bed and a 55` TV for your comfort. The property includes 3.5 modern bathrooms and an additional powder room.

The heart of the home is the open-concept communal area, featuring a fully equipped kitchen with modern appliances, including a Nespresso machine. It`s the perfect spot for your group to reconnect over a home-cooked meal or a glass of wine after a day in the city.

Designed for both short and long-term stays, the loft includes dedicated workspaces, high-speed Wi-Fi, and on-site laundry facilities.

You will have private access to the entire multi-level apartment. Entry is seamless with our keyless system; a unique access code will be provided to you prior to check-in.

Centrally located in the sought-after Rittenhouse Square neighborhood, you are just steps away from the heart of Philly. Discover local fine dining, premier shopping, and vibrant entertainment right outside your door. The property is situated just two doors down from the famous boutique hotel, The Franklin on Rittenhouse.

Parking is conveniently available directly across the street from the property. Additional parking can be found at nearby Parkway garages, located at 1845 Walnut Street or on the corner of 20th and Walnut.

The loft comfortably sleeps eight guests in four king beds. A rollaway bed can be provided upon request to accommodate a ninth guest. Please note that the apartment is a second-floor walk-up and has multiple levels inside.

You will have the entire unit to yourself!

We are a small, family-run rental and take great pride in providing a clean, comfortable, and welcoming experience for our guests. While we respect your privacy, we are available and happy to help with local recommendations to ensure your stay in Philadelphia is memorable.

Parking can be found at the Parkway across the street from the property or nearby at the Parkway garages located at 1845 Walnut Street or 20th and Walnut.

• Parties and Events: Parties, events, and large gatherings are not permitted under any circumstances. This rule helps maintain the property’s condition and the peaceful nature of our neighborhood.
• Smoking: Smoking is strictly prohibited inside the property, including all indoor areas and enclosed spaces. If you wish to smoke, please do so outside away from the property. Dispose of cigarette butts responsibly.
• Pets: While we love animals, pets are only allowed under specific conditions to accommodate all our guests, including those with allergies. If you wish to bring a pet, please contact us in advance to discuss. An additional cleaning fee may apply.
• Visitors: While registered guests are welcome to have visitors, we ask that you keep the number of visitors to a minimum and ensure they leave by 10 PM. This is to ensure the security and comfort of all residents in the building.
• Respect for Property: Please treat our home with respect. Avoid moving furniture or altering the setup of the house. Any significant rearrangement needs prior approval.

• Self-Check-In: We offer a convenient self-check-in process at using a key lockbox. The lockbox code and detailed instructions will be provided 24 hours before your arrival via Airbnb messaging and email.
• Welcome Guide: Upon entering the apartment, you will find a welcome guide on the dining table containing all necessary information about the property, local tips, and our contact details.
• Initial Tour: For guests who prefer a personal touch, we can arrange for a host to meet you upon arrival. Please let us know in advance if you would prefer this option.
Check-Out Procedures:
• Check-Out Time: Please check out by 10:00 AM on the day of departure. Late check-out may be arranged subject to availability and may incur an additional fee.
• Key Return: Upon departure, please return the keys to the lockbox. If keys are lost, a fee will be charged for replacement.
• Property Condition: We kindly ask that you leave the property in a tidy condition. Please wash any used dishes, dispose of all trash, and return any moved furniture to its original position.
