Located within a quiet and highly sought-after neighborhood, this thoughtfully designed coastal retreat spans the entire ground level of a duplex and blends relaxed waterfront living with everyday comfort.

OUTDOOR SPACES:
The bayfront patio provides a relaxing outdoor setting with picturesque harbor views, featuring a dining table for four, a market umbrella, and a BBQ grill. This patio is shared with the adjacent residence, with designated spaces thoughtfully separated by potted plants for added privacy. The BBQ is stored beneath the stairs along the side walkway and can be easily moved to the front patio for use.

- Primary Bedroom: King-size bed, flat-screen TV, and private en-suite bathroom

The living area features a plush sofa, an accent armchair positioned beside the fireplace, and a flat-screen TV for relaxed evenings. The dining area offers seating for four and is thoughtfully placed in front of a large bay-view window, providing a scenic backdrop for meals. A bartop with seating for three offers a perfect spot for casual dining.

The kitchen is fully equipped with dishes, utensils, cookware, and bakeware, along with stainless steel appliances and granite countertops. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.

Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Laundry: A washer and dryer are located in the garage, with complimentary laundry supplies provided.

Parking: The right side of the garage accommodates one small compact vehicle only. Mid-size or larger vehicles will not fit. Additional street parking may be available nearby; please be sure to review all posted street-sweeping signage prior to parking.

YOUR SPACE:
Guests will have access to the entire ground-floor residence. This includes all interior spaces and the shared front patio. The second-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. A starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll is also included. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear and recreational equipment are available for rent at very reasonable rates, including ice chests, wagons, Pack ’n Plays, portable high chairs, twin rollaway beds, and more. Please contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise-monitoring equipment such as decibel readers, to help protect guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals for reservations less than 30 nights, as mandated by the City of Newport Beach.
