RENTAL RULES (Please read carefully):
Occupancy: Declare all guests at booking or when they arrive. No extra guests without approval. $100/night fee for undeclared guests. Accurate guest count is required for cleaning and inventory planning.
Objectionable Guests: We may request removal of guests causing issues. Refusal to leave may result in cancellation without refund and liability for damages.
Liability: Guests assume all risks. We are not responsible for accidents, injuries, or lost belongings.
Weather: No refunds for weather or natural disasters.
Parking: Use the driveway, garage, or street (where permitted). Towing/fines are renter’s responsibility.
Surveillance: Outdoor cameras are on-site. Tampering leads to cancellation, deposit loss, and removal.
Rules Compliance: Follow rental rules. Violations may result in eviction and forfeiture of deposit.
House Care: No shoes indoors. Shoes inside = forfeited deposit. Keep property and furnishings in good condition.
Noise: Quiet hours: 10pm (weeknights), 11pm (weekends).
Smoking: Strictly no smoking inside. $500 fine for violations. Dispose of butts off-property.
Parties: No parties/events (birthdays, bachelor/ette, etc.). $250 fee for dishonest bookings. Violators will be evicted without refund.
Proper Use: Use appliances as intended. Large gatherings allowed only if approved in advance.
Damages: Costs for damage/loss + 20% service fee will apply.
Housekeeping: No daily service. Do not take towels, linens, or supplies.
Electronics: Do not unplug TVs, cables, or lights.
Check-In/Out: Times are firm unless confirmed 24+ hrs in advance. $50/hour penalty for late check-out (after 10am or agreed time).
Pets: Allowed with approval and $100 fee.
Cleaning: Rinse and load dishes, sort trash, turn off lights, and lock up. Extra cleaning fees may apply if not followed.
Garbage: Place trash in outdoor bins per city rules. $50 fee for incorrect disposal.
Furniture: Do not move or rearrange furniture.
Extensions: Request at least 48 hrs before checkout. 24–48 hrs = +50% cleaning fee. Under 24 hrs = full cleaning fee. Fees must be paid before confirming extension.
