IMPORTANT PROPERTY POLICIES:

⚠ This home is located in a quiet residential neighborhood within the Town of Fountain Hills. Guests must comply with all local short-term rental regulations, including quiet hours from 10pm–8am. Parties, events, amplified outdoor music, and unregistered guests are strictly prohibited. Violation of these rules may result in immediate termination of the reservation without refund.

★ Pool heating is an optional amenity available upon request for $75/night between Oct-May and must be purchased for all nights of your stay. Please contact us at least 24 hours beforehand to arrange for pool heating & payment. Heating is dependent on outside temperatures and may not be possible with temps below 50 degrees. Please understand, a heated pool is NOT a hot tub. The pool heater is set to 85 degrees (resort standard). While we've had no problems thus far, unforeseen weather or equipment issues may render this option unavailable during some or all of your stay (in which case fee would be refunded).

⚠ There is a steep driveway and the curb from the street has a sharp angle. I've provided curb bumpers to try to prevent a car from scraping but if your can is low to the ground it may still scrape as you're entering from the street to the driveway. Use caution please.

★ This home is on 2 levels. The entry level has the main living space, kitchen, and the primary bedroom. The lower level has 3 bedrooms and the game room.

★ I work very closely with our cleaning team to ensure that the home is prepared to perfection for each new guest. Because of this, early check in is very rarely an option. If available, it is offered at $25/hour. Arrangements for this cannot be made any sooner than 24 hours prior to your scheduled arrival.

⚠ For the security of our guests and the safety of our home, we have external security cameras located at the external entrances of the home. Noise monitoring devices may be present during your stay. These devices are non-recording and used solely for volume control as this is strictly enforced in our area.

⚠ Town of Fountain Hills Notice:
The owner of this property will provide you with pertinent safety information, explain your responsibilities under the Fountain Hills Town Code, and expect you to certify your compliance therewith. You must not use this property for any nonresidential or other prohibited activity or use, as defined in Fountain Hills Town Code Section 8-6-5. Any renter who causes, permits, facilitates, aides, or abets such prohibited use of this property shall be subject to a civil infraction carrying a mandatory penalty of a minimum of $500.00, in addition to any other penalties which the Town may impose. The use of this Short-Term Rental to house sex offenders is prohibited by State Law and by the Fountain Town Code. The Owner of this Short-Term Rental is required to perform a background check on you and your guests prior to your stay.
