Parties and events are not permitted under any circumstances. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges.
Cancellations
The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable.
Minimum Booking Age
The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements.
Registered Guests Only
Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines.
No Smoking Indoors
Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue.
Quiet Hours
Quiet hours are observed from 10:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night`s stay.
Check-Out Time
Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property.
ATV Usage
ATVs must be operated responsibly at all times. The maximum speed allowed on the property is 10 mph. Knobby tires are not permitted under any circumstances. Violations may result in fines or loss of privileges.
Pet Policy
Pets are allowed provided they are disclosed ahead of time and a pet fee is paid. Please use the pet blankets provided over the beds in order to protect the bedding. Keep dogs leashed in public spaces and clean up after them. Property Conditions
This is a rustic, nature-forward property and is not a manicured or landscaped environment. Guests should expect tall grass, the presence of bugs, and uneven or muddy terrain throughout the property.
Safety Notice
This is a wilderness area where it is easy to get lost, so please dress appropriately and bring a map and compass at all times. Children and pets must be supervised at all times, especially around the wood-burning stove, which becomes hot to the touch—do not use water or snow to extinguish fires. Electric baseboard heating is available as a safer alternative. The expansive grounds and presence of wildlife, including bears, bobcats, coyotes, and birds of prey, can pose a risk, particularly to small pets.
Connectivity
Cell phone service may be spotty due to the rural location, and while WiFi is available, it may be limited or of poor quality.

This home does not have A/C.
Owner Presence & Nearby Activity
Property owners may be on-site during your stay to perform maintenance. Please also note that daytime noise may occur due to nearby roadwork and construction in the surrounding area.
The property owners do not live on-site (their residence is approximately 30 minutes away). However, they are frequently present on the property to complete ongoing maintenance, landscaping, and improvement projects across the large lot. You may occasionally see the owners working outdoors during your stay. All work takes place outside guest accommodations, and your booked space remains fully private. This helps us continuously improve and maintain the property for future guests

Additional rentals are available on-site, so other travelers may be present.
Trail Use
Please avoid aggressive ATV tread as it can damage the private trails.
Grill
Charcoal and lighter fluid are not provided.
Firearms & Hunting
Firearm users must follow all safety rules, including not discharging firearms near the cabin or neighboring homes, not shooting trees or engaging in unsafe practices, and only using firearms at a designated range or while hunting. All firearms must be properly locked and secured when not in use in accordance with the law. Hunting is permitted on the property with the appropriate permits, and guests must comply with all Michigan state laws, including antler restrictions in Kalkaska County. For the most up-to-date information on current hunting seasons for deer, bear, grouse, turkey, and waterfowl, please visit the official Michigan government website.
