Welcome to Windsor Island Resort and this stunning 7 bedroom, 5.5 bathroom home. This property sleeps up to 15 comfortably. The bed configurations consist of 1 king bedroom suite, 2 bedrooms with a queen beds and en-suite bathrooms, 2 bedrooms with queen sized beds, 1 bedroom featuring a set of twins and one room with a bunk twin over full bed. The twin bedrooms are ideal, themed with fun in mind. One is Disney themed with a Princess Theme and the other is Minion themed! All can choose their favorite room at your home-away-from-home. Each room is tastefully decorated to a high standard. The upstairs den features an air hockey table and foosball table while the garage has a wonderful lounge decor with pool table, skee-ball game and shuffle board table.
The living spaces are just as relaxing as the bedrooms. The living room, with calming grey tones, is professionally decorated around comfy sofas and features a 75” Smart TV. Curl up with your favorite book, stream a popular show, or take a nap - whatever you choose. The living room overlooks the chef’s kitchen which has beautiful dark cabinetry, upgraded appliances, a stunning backsplash and granite counters. With all of this luxury, you’ll look forward to cooking meals. A huge island and dining table allow space to create memories that will last a lifetime. The upstairs loft area has a 65-inch Smart TV and is themed with classic Disney characters featuring LED backlight. Everyone will definitely have their own space in this home.

Head out to the back patio and dine outside overlooking the heatable pool and spa! Whether you just dip your feet in or cool off after a long day out, this is the perfect place to enjoy the Florida weather. There is a 55" Tv with comfortable seating, 4 sun loungers and dining table on the pool deck. Best of all, this home has a south facing pool with no rear neighbors !

We kindly remind you that this is a self catering vacation rental. You'll be provided with some starter dishwasher tabs, hand soaps, toilet paper and trash bags. Any additional consumable items such as the items just mentioned, shampoos, laundry detergent, paper towels, trash bags, etc. are the guests responsibility. Feel free to contact us if you have additional questions about these items.
The minimum booking age of the lead party must be at least 25 years old.

If you did not request pool heat when placing your booking and would like to add this service, please contact us at least a week prior to your arrival, as most pools take up to 24-48 hours to heat from the time it is turned on. If you arrive and wish to add this service, there is a USD $50.00 call out fee in addition to the pool/spa heat fees. Electric pool heat is $30.00 per day plus tax. Pool heat has a 4 consecutive day minimum and must be booked for the duration of the stay.

Pool heat is set between 83°F and 86°F. We are unable to adjust this setting. If the temperature is in this range and it is not comfortable for you, the only option would be to turn the pool heat off. There are no refunds provided when this situation occurs.

Pool Heat and Extreme Low Outdoor Temperatures
All pool heaters have electrical/mechanical components, which automatically shut off if the outside temperature drops below 50°F. This is a protective mechanism to prevent the pool pump from breaking by over exhausting to compensate for the cooler weather. In this case, the water temperature will indeed fall. Heat will automatically restart once the outside temperature
reaches 50°F. Please note there are no refunds provided when this situation occurs.

No Smoking: Smoking of any kind is not allowed on the property (including Vape). A cleaning fee of USD $650.00 plus tax will be assessed to any guest violating the smoking policy to cover extra costs for sanitizing the home.

No Pets: Pets are not allowed in the home. If a pet is in the home, the guests will be asked to vacate the property without a refund.
A cleaning fee of USD $450.00 plus tax will be assessed to any guest violating the pet policy to cover extra costs for sanitizing the home.

Please note that our pools are serviced on a weekly basis.

RESORT PARKING RULES:

THE RESORT ONLY ALLOWS 5 CARS

Vehicle maximums are evaluated by the Board of Directors from time to time and may change to accommodate the community as it continues to grow. Any changes will be communicated to the membership and property managers.

Please be reminded that parking on the sidewalk is strictly prohibited at all times. Sidewalks must remain clear for pedestrian safety and accessibility. The community has painted the no-parking zones blue. Please be advised that no parking is allowed on painted blue curbs. Parking on a blue curb will result in towing at the owner's expense. These rules are outlined in the governing documents. Automobiles shall be parked in the garage or driveway and shall not block the sidewalk.

There shall be no parking on top of landscaping and irrigation areas.

No repair or maintenance, except emergency repair, of vehicles shall be made within the community.

No commercial vehicles, limousines, recreational vehicles, all-terrain vehicles, boats (or other watercraft), trailers (including without limitation, boat trailers, house trailers, mobile homes, and trailers of every other type, kind, or description), or campers may be kept on property.

Any vehicle in violation will be towed within 24 hours.

"Additional vehicles must be submitted no later than fourteen (14) days prior to the reservation start date. Requests received after this deadline may be denied at the Association’s sole discretion.

Fees:

Approved additional vehicle: $25.00 per day, per vehicle
Late request (submitted less than 14 days in advance, if approved based on availability): $35.00 per day, per vehicle

Guests may not request additional vehicles in person at the clubhouse. Such requests will not be considered.
The Association cannot guarantee approval of late or last-minute requests.

Non-Compliance:

Failure to comply with this policy may result in denial of access for unauthorized vehicles and/or additional enforcement actions as determined by the Association."


RESORT TRASH RULES:
All trash must be bagged in 13gal bags and placed in the trash bin by the garage for collection.
