THE HOME

Main Level:

The heart of the home is a two-story living room with a herringbone wood accent wall, big-screen TV, and a linear gas fireplace. A "Go Jump in the Lake" sign sets the tone. The open layout connects to a granite-countered kitchen with stainless steel appliances, breakfast bar seating, a dedicated coffee station, and a butcher-block dining table that seats the whole group. A screened porch with ceiling fans and a hanging egg chair sits just through the sliding doors. The primary suite is on this level with a king bed, a day bed, sage green accents, private balcony, writing desk, and en-suite bathroom with walk-in glass shower and soaking tub.



Upper Level:

The loft overlooks the living room through a wood-and-brick railing and connects to two bedrooms. A king bedroom with navy bedding, TV, and balcony access and anoter bedroom with two king beds, sunset canvas art, and its own balcony. A full bathroom with herringbone tile tub-shower combo serves the upper level.



Lower Level:

The family room has green couches, a projector with large screen, and movie poster wall for a true theater feel. A sliding door opens to the backyard. The quad bunk room features two built-in bunks with individual curtains, reading lights, and a bold chalkboard wall where guests leave their mark. The game room has a red-felt pool table, dartboard, popcorn machine, karaoke machine, and a teal-walled bar with stools and counter seating. The lower level has its own full bathroom and laundry room with full-size washer and dryer.



OUTDOOR SPACES

Multi-level decks wrap the home with Adirondack chairs, umbrella dining, lounge seating, and a ping-pong table on the covered lower deck. A hot tub is tucked under the upper deck for year-round use. The screened porch off the main level seats six for dining.



The backyard slopes through mature trees to a playground and down to the waterfront. A stone fire pit ringed with blue Adirondack chairs sits near the water for evening gatherings. The sandy beach area has lounge chairs and umbrellas for afternoons by the lake. A covered dock provides direct lake access, and kayaks, paddleboards, and a canoe are staged at the shore. The dock is equipped with cleats and a bumper rails for your boat, along with one jetski dock for your use.

Bedroom 1 (Main Level): King bed, day bed, en-suite bathroom, private balcony

Bedroom 2 (Upper Level): King bed, TV, balcony access

Bedroom 3 (Upper Level): Two king beds, TV, balcony access

Bunk Room (Lower Level): Two sets of bunks (queen-over-queen - sleeps 8)



Total: 8 beds across 3 bedrooms + bunk room. Sleeps up to 20 guests.

Families and multigenerational groups looking for a true lakefront experience. The layout keeps the whole group connected while giving everyone space to spread out. Kids claim the bunk room, game room, and playground. Adults settle into the decks, dock, and fire pit. Everyone meets back at the dining table.



Guest Access:

Free parking on premises (up to 10 vehicles). Park on either driveway. Do not park in the grass up front (septic drain field). 75 ft of bulkheaded waterfront with sandy beach, covered boathouse with cleats and bumper rails, one jet ski dock, and private dock. Kayaks, paddle boards, and canoe available for guest use. Stone fire pit with seating near the waterfront. Playground in the backyard.

The Neighborhood:

Lake Anna is Virginia's largest inland lake, roughly 90 minutes from Richmond and two hours from Washington, D.C. The area offers marinas, wineries, state parks, and local restaurants. The property is on a quiet cove with calm water, ideal for swimming, kayaking, and paddleboarding.



Getting Around:

The home is approximately 90 minutes from Richmond International Airport and 2 hours from Washington Dulles. A car is recommended. The driveway accommodates multiple vehicles.

- All guests shall abide by the good neighbor policy and shall not engage in illegal activity.

- Quiet Hours: 10 PM to 8 AM.

- Free Parking for 10 Vehicles. (No Parking or Driving on Grass)

- No Parties, Events, or Outside Guests

- No Smoking anywhere on property

- Up to 2 dogs allowed

- Boat lift not available for guest use



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

- $25 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

- $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
