The Space:

Ski access: You can ski in to the back door on the groomed Canyons Village trail - drop boots and gear in the wet room and you are inside. Heading out, it is a 3-4 minute walk out the back and across the parking lot to the Sunrise Gondola and Orange Bubble Express. Mapping apps route pedestrians the long way around on public sidewalks and will show 7-8 minutes; the back-door route is the short one. In winter, the free on-demand Canyons Village shuttle will also pick you up at the door and run you to the gondola or anywhere else in the village.



Winter here is the point. Two gas fireplaces — one on the main living floor, one in the upstairs primary suite — plus full central heat, so the house is warm before you are. The patio runs a private hot tub and a gas fire pit side by side, which is the best seat in the village once it starts snowing and the lights come on below. Every level is hardwood with no carpet anywhere: it takes ski boots, wet gear and kids far better than carpet and cleans completely between stays.



Three levels of open mountain-modern living designed for groups that actually want to spend time together. Floor-to-ceiling windows frame the views; motorized shades drop with a tap when you want privacy.



The chef's kitchen has a 6-burner range, full-size oven, dishwasher, full-size refrigerator, and a wet bar with wine fridge—built for groups who actually work together. The open-plan great room flows to a dining table and patio with seating for sundowner cocktails.



Sound follows you through the home—whole-home audio (Sonos-compatible) covers the great room, kitchen, primary suite, and outdoor patios. Two gas fireplaces—one on the main living floor, one in the upstairs primary suite—set the mood after a day on the mountain.

For added comfort, the home is equipped with portable humidifiers to help with the dry mountain climate, along with a LectroFan EVO sound machine in each bedroom featuring 22 soothing sound options for a more restful stay. Two hotel-style in-room safes are provided — one in the primary closet and one in the entry-level bedroom.



The private hot tub on the patio is the headliner after a day on the mountain under the mountain stars. The Traeger smoker is ready for slow-cooked feasts. Linens are luxury hotel-grade, refreshed every stay, and bathrooms are stocked with premium Public Goods essentials — lotion, soap, shampoo, conditioner, and body wash. Central heat and A/C keep the house comfortable in any season.



After a long day on the mountain, the last thing you want to worry about is a cold shower. We've upgraded this home with Dual Navien tankless water heaters, guaranteeing endless hot water for a full house of 14—a true luxury in this area! We've also installed a full Kinetico water softening system for a spa-like feel, alongside a Kinetico K5 Reverse Osmosis unit in the kitchen, giving you pure, premium drinking water straight from the tap so you don't have to worry about buying bottles.



Every level of the home is hardwood - there is no carpet anywhere. It stands up to ski gear, boots and kids far better than carpet, it cleans completely between stays, and it makes a real difference for anyone in your group who is sensitive to dust.



Guest Access:

Guests have private access to the entire townhome. Self check-in via keyless smart lock with a unique access code provided 24 hours before arrival. Use of all living spaces, all five bedrooms, kitchen, laundry, mudroom with ski/board storage, private hot tub, and the built-in heated two-car garage.



The heated garage includes a ski boot dryer, perfect for drying gear after a day on the mountain.



Locked owner/storage closets are not available for guest use. Street parking is prohibited by HOA — please park only in the garage. Garage fits 2 standard vehicles; oversized SUVs and full-size trucks may not fit, so please confirm your vehicle dimensions in advance if larger.



The Neighborhood:

You're at The Ridge, a quiet residential pocket within Canyons Village at Park City Mountain — the largest ski resort in the United States. The home sits in a luxury community with easy walking access to ski lifts, dining, shops, après-ski, and year-round events.



In winter: Park City Mountain is the largest ski resort in the United States and you are inside Canyons Village — gondolas, ski school, rentals, dining and après are all walkable. Woodward Park City, down the canyon at Kimball Junction, runs the longest tubing lanes in Utah plus lift-served terrain parks and a year-round indoor action-sports facility. Utah Olympic Park adds bobsled rides, ski jumping and its own tubing hill. Local outfitters also run dog sledding, snowmobiling, snowshoeing, winter horseback riding and winter fly fishing — all bookable nearby, and we are happy to help you arrange any of it.



In summer: world-class mountain biking, hiking trails out your door, Canyons Golf Course, Deer Valley Music Festival, and three free public pools through the Park City municipal system.



Salt Lake City International Airport is 35 minutes away. Park City Main Street is 25 minutes.



Getting Around:

Free village shuttle (winter): Canyons Village Connect is a complimentary, on-demand ride service running 7:00 AM to midnight daily through the winter season. You request it from an app and it picks up at the door — to the gondola, to dinner, anywhere in Canyons Village. It will also drop you at the free Park City bus stop, where the bus runs to Main Street and Deer Valley. Between the village shuttle and Park City's free public bus, you can genuinely do this trip without moving your car once you arrive.



Beyond the village: A vehicle is helpful for exploring the wider Park City area, but you can easily live car-free here. Park City's free public bus system and High Valley Transit's on-demand shuttle connect you to Main Street, Kimball Junction, and Deer Valley without worrying about parking. Uber and Lyft are readily available.



Other Things to Note:

Security & Privacy:

- Two exterior security cameras for guest safety: a video doorbell at the front door, and a camera mounted on the soffit above the front porch. Together they cover the front porch, front door and garage door. Both are always on and record video and audio 24 hours a day. They cover the front entry only — nothing at the back patio or hot tub is in view, and there are no cameras of any kind inside the home — period.

- Two Minut smart sensors — one on the great room ceiling, one on the soffit above the back patio — monitor noise decibel levels and also sense smoke/cannabis and estimate occupancy. They are not cameras: they cannot record or transmit audio or video, and they do not.



House Rules:

- No parties or events of any kind

- No pets (we love them but allergens are a real guest concern)

- No smoking anywhere on the property, including outdoor areas

- Quiet hours 10:00 PM – 8:00 AM per Canyons Village HOA

- Maximum 14 guests; no unregistered guests overnight



Parking:

- Garage fits 2 standard vehicles. Oversized SUVs and full-size trucks may not fit. Please confirm vehicle dimensions in advance if booking with larger vehicles.

- Street parking is prohibited by the HOA — garage only.



Hot tub:

- No glassware in or near the tub

- Children must be adult-supervised

- Please replace cover after each use to keep water clean



Damages:

- Please report damage promptly. Excessive damage or egregious mess may be subject to additional cleaning or repair charges per the booking agreement.
