There is so much to do - a tennis court on the property, a wonderful community pool, miles of walking/jogging/biking paths just out front and the beach - oh yes the beach - located right there just walk down the few stairs and you will be standing on the warm, beautiful white sands of the gorgeous beach! Pop up your umbrella and spend the day laughing and lounging - run back up for a quick bite of lunch and then get back at it! Families have come here for generations - it is something special! Beautiful Condo and Location

Beautiful remodeled condo. Love the large table that everyone can sit together for a meal. Door separating living area from bedrooms which is nice with small children or privacy for those sleeping. Plenty of room. Very comfortable. Perfect location - next to the pool - close to the stairs to the beach and a great grass area for the kids to run and play in. Convenient to parking also. Highly recommend!

Location is wonderful too, i.e. away from the crowds at Rosemary, but close enough to get to the HUB, Seaside, or anywhere you need to go. Beach is clean and just steps away from our back door. Hopefully we can book again next year!

Wonderful location and nice property….needs some upgrades.

We rented this location for two weeks. Excellent location and couldn’t be any closer to the beach. Very nice and convenient pool, and great for kiddies. Comfortable condo and ideal for families; however, I’ve stayed in other condos in this dry same development, and this one needs a facelift and many upgrades for sure. It’s decorated like the Roper’s apartment in “Three’s Company,” - 70s. Just needs an overhaul. Needs pot holders, kitchen just isn’t well stocked, and we found bugs and a few roaches in the bedrooms. Bedding/covers looked 10 years old….not very inviting. Back door sticks…hard for kids and wife to slide the door open, old plastic-faded patio furniture….I’m more happy to pay the price (or more) and loved the location….BUT owners need to step it up a bit.

No TV or Internet

Advertised with high speed internet and cable. Neither functioning upon arrival. Spent a half day waiting for the Benchmark Property Mgmt tech to try to fix something he knew the cable company would have to fix, only to be unable to resolve. Inflexible, unaccommodating management company couldn't have cared less we both had to work remotely and spent 2/4 days at Starbucks working as a result. Refused to offer even a breadcrumb of a discount for our troubles. Horrible.

We tried our best to resolve all the issues brought to our attention, but we needed to get a third-party vendor involved to swap out the modem. We do apologize that the earliest appointment we could schedule was for Monday which was unfortunately after your departure. We do apologize that we were unable to have this fixed as hoped in a timely manner. Per the signed rental agreement, states that we do not compensate for any third-party-provided cable/internet as we cannot guarantee its connectivity or service. Best deal on 30A

I hesitate to write this review, because honestly, we love this place so much we want to keep it all to ourselves. But in fairness to everyone else, I'll be honest. You will not find a better deal, a better place on all of 30A. The property is nice and well kept, family oriented, and not crowded. Only a small fraction of the owners of Sand Cliffs rent theirs out. What that means to you is: fewer people on your beach and at the pool, and you're surrounded by people who care about the property and are more like "locals" since they've been coming here for decades. Sand Cliffs is RIGHT NEXT to Alys Beach, perhaps the most exclusive neighborhood on 30A.You get to be there without the high price, plus Sand Cliffs is ON THE BEACH. You can't get beachfront property, in a nice gated unit, close to everything, with a huge yard, with a pool, and without a crowded beach, on 30A, unless you pay a fortune. We've looked. And this condo is the perfect location in the unit. It's the closest to the beach. Walk out your sliding door in the morning and you're looking at the waves. Watch the sun go down in big Adirondack chairs right outside your door. It's awesome. I want to go back now. Ok, I hope this place doesn't get so popular from my review that I can't get a booking next year. :)

Pretty on outside- problems within

Rating Details: The property manager was somewhat unhelpful. The vacation rental was spotless. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Location and property beautiful on outside and initial inspection . Problems within, no response to issues found within unit until days later. Unfortunately staff onsite unable to rectify problems locally without authorization from Benchmark. Many phone calls made to Benchmark- agents located offshore- English is second language ( not sure if problems and severity were properly handled by offshore staff)not efficient way to handle onsite property issues. Refrigerator didn’t cool below 43degrees, tv in master bedroom didn’t work for a few days, sliding barn doors in master bath kept falling off hinges. Much time spent on phone with Benchmark trying to explain deficiencies with the unit, advised a ticket was submitted and was routed to manager for approval. Technicians did come assess the problems, no follow up if working or not. Very dissatisfied with Benchmark response or lack of to customer issues . We’ve stayed at Sand Cliffs many times previously and never had issues like this. Of course there was an onsite office able and authorized to address customer concerns. One last thing, snakes spotted on patio and black water bugs spotted inside unit by washer/ dryer. The dorm room refrigerator was not a good substitute for a full size refrigerator for a family of 6- resulting in many restaurant meals purchased due to food safety concerns.

The views here are stunning. One of the prettiest places we’ve ever stayed. Only issue we had was the refrigerator didn’t work so we lost our first grocery order due to them going bad. Took management two days to bring us a mini fridge and then maintenance finally showed up our last day to work on the fridge. At that point I would have rather them waited until we checked out to fix it. Other than that one hiccup, we can’t complain though.

Enjoyed our stay!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We have stayed at Sand Cliffs several years in a row but this was a new unit to us. Our family grew through marriage so we needed a 3rd bedroom. We knew what to expect in our previous 2 BR unit at Sand Cliffs but I was nervous about this rental because of the reviews. I knew the property itself was awesome and we have had good experiences with Benchmark. The online reviews, however, were not as strong as I would have liked - commenting on the cleanliness of the unit, comfort of the beds and upgrades were needed, etc. We found the unit to be very satisfactory. We had a great week!

Relaxing time

Overall, I recommend this vacation rental. Reviewer Comments: We are return guests. We enjoy the location and setting here. The unit, however, is in major need of refurbishment. The setting has made up for lack of updated decor etc. but, it really is time for some improvement. This does not reflect Benchmark. They are and have always been very prompt in resolving any problems.
